I do not recommend anyone live at Cinnamon tree. They will charge you for any little thing that they can. There was a broken window in my room and they came and replaced it and then added a fee to my account claiming that the crack was on the inside so it must have been mine or my roommate's fault (?!?). They were super uncooperative when I tried to appeal but they insisted it was our fault because of a blanket draped over the window, but they had never said anything about the blanket being there before. Regardless, they are money hungry managers who do not care about their tenants and only look to get as much money out of them as they can. Please consider looking elsewhere

Cinnamon Tree is a scam. Utilities and random charges to your account. Office is never open and when it is not very helpful at all. When it’s your move out date don’t bother cleaning because they’re going to charge your account anyways. Don’t know what it’s going to take for this place to get better but until it does it’s not worth the price. I cleaned my apartment for cleaning checks and they had to send in more cleaners to clean what?! Poor design of an apartment as well there are no fans so your walls grease up and then they blame you for it being poorly lit and ran down.

I’ve only been here for a little while but I love it so far! The lounge is great, there’s billiards and a big tv with Netflix, and there is also a swimming pool and a basketball/pickleball court. The apartment itself is good, nothing fancy other than how big the tv is. It’s not a luxurious place to live but it does the job great and hey, we’re in college. The ward is full of some amazing people and there’s lots of social activity. If you’re looking for a good apartment complex with some good people and within walking distance of every conceivable fast food joint, this is the place for you! EDIT: I’ve lived here for over a year now and I can’t think of anything I’m dissatisfied with. The management is very responsive and kind. Only thing I might mention is the laundry costs $2.25 a wash and $2.00 a dry (I don’t think the management had a say in that since the machines are run by an app). I’ve really enjoyed living here and will miss it when I’m gone. You’re probably never going to find a perfect apartment in Provo, but if you can settle for simplicity (and a huge tv) then this just might be the place to move into. (Also pricing is so high everywhere in Provo, it’s no fun but it’s just the way it goes. If you have a job you can sustain yourself here because it’s really not too bad :)

Cinnamon tree is not the place. The only reason people live here is because it is cheap, but management will find ways to make up for that. First of all, their contracts are a year long, which is so inconvenient for students, and they know it. Can't blame them, it's smart. When I moved out, I went to the office to make sure I had done everything to check out, and they told me I was good to go. Then they have the audacity to charge me for not checking out. I was also charged for damage that had been there since I moved in. If they keep record, they would know that. I'm sure they are charging every tenant for the same damage with no intention to fix anything. Easy money for them. Their cleaning checks are a joke. You can clean everything but they will find a way to fine you for something. While I was here, they basically doubled the price of laundry. The parking is also atrocious, when I first moved there, they sold more parking passes than they had spots. Total scam. To their credit, I think they've fixed that, but they might do it every year when new people move in, I honestly wouldn't be surprised. The people here are great, it's a lot of fun, but that is not to the credit of cinnamon tree. The location is also great, it's a five minute walk to the BYU west campus building, about 20 to main campus. All in all, if you can't find anywhere else to live, and need somewhere cheap, go ahead. However, I believe they also just raised rent. Management is so disorganized, it's really not worth the hassle. Do yourself a favor and pay a little more for somewhere much better.

The atmosphere is incredible! And the staff are very nice. Is very social, especially if you live by the pool or the quad, the wards are really good, very active. The apartments are nice, you get a little bit more of what you pay. I love love love living here!
