Pros: -About the cheapest apartment complex you can find in Provo -Fall/Winter or Spring/Summer contracts instead of year-round -Close to campus -Free utilities and parking -Laundry is 75¢ to wash and 25¢ per 15 minutes to dry -2 fridges -2 bathrooms -Cleaning checks are once a semester and easy to pass -Maintenance requests are dealt with quickly Cons: -Limited storage space -There are often no available parking spaces -$150 move-in fee -Renter's insurance is required, and there is a $15/month fee if you don't have it -Joseph Thomas (management company) can be challenging to work with

Trust the other reviews you see, and DO NOT MOVE HERE. One of my biggest issues I had living here, was how rude and unhelpful the management was. When we moved in, our apartment was disgusting. There was animal hair in the vents, pubic hair in the shower, blinds and shelves had been torn down, dirt on the floors, mold in the bathroom, etc. Upon notifying management they asked me "Well what do you want us to do about it?" Anytime we had an issue or needed maintenance they were rude and found someway to blame it on us. When it came to cleaning checks we never passed and were constantly fined because we weren't able to get the apartment clean to their "standards" even though we kept it way cleaner than it was when we moved in. Seems like a huge money grab to me. Whatever you do, you won't pass. They want years and years of filth removed in one cleaning check. Our bathroom ceiling started leaking and was covered in black mold. When we notified them, they said it was just condensation and that someone would come to PAINT OVER the black mold. Our bathroom was then unusable for one week while the paint was "drying", when in reality they just didn't want to come by to put our light fixture back in and clean up the mess. The black mold issue was never taken care of, just painted over. Out of sight out of mind philosophy I guess. When our AC went out the FIRST time, it took them four days to get someone to look at it. Someone came and looked at it, changed the air vent, and said everything was fine. The next two days we kept it on the temperature THEY asked us to keep it at and the air vents were just blowing hot air. We asked them for someone to come look at it again and they said we overworked our ac and they didn't know when someone could come look at it. Our apartment was in the high 80's at this point. Someone finally looked at it about a week later. Whenever we asked for an update on when it would be fixed, they said they didn't know when it would be fixed. Our ac was broken my whole spring contract and up until the last week of my summer contract. My roommates and I slept on the couch every night for about three months because the bedrooms were well over 90 degrees. No deduction of rent or any form of compensation was ever given. I don't really have any good things to say about this complex. The cheap rent is not worth the hassle and mistreatment you will receive. Don't be like me and think you can make it work. You can't. This is arguably one of the worst places to live in Provo.

The managers are super cool and chill (as of now) . In the short time I’ve been here they have fixed sprinklers, fridges, storm drainage systems, and have even re-done the parking lot (at least their side). They are always paying attention to maintenance requests, and put blood sweat and probably tears into this place. Recently they renovated some of the apartments, and my top secret source says they are planning to do more next year! It’s pretty nice. Although, I have a couple notes: Please do not complain about broken disposals. (They don’t exist and it would be kinda embarrassing if you thought it was broken cause the light switch didn’t make one start working. Not speaking from experience 🙄)

I love living at Belmont, the apartments feel like home and don't make a hole in my wallet. management takes care of any heating/ac/plumbing issues quickly and supplies us with the little things we need like light bulbs and batteries for the thermostat and fire alarms. A few little things I've run into that aren't the best are just that storage space is pretty low with a small pantry and small bedroom closets, but we do have 2 fridges which is great and the other space we need we make up for with bathroom cupboards and stuff like that. all in all, I really love these apartments and feel so at home.

This is seriously the worst apartment I've ever lived in. The only pro is that it's close to BYU campus. It is soooooo tiny! You will literally be living on top of 5 other people with barely space to turn around. The apartment is falling apart management is overrun with issues that they are not able to solve quickly enough. I unfortunately lived there for two semesters and during that time, I experienced for multiple days at at time no heat during winter, no water, no AC (for almost TWO YEARS because of "covid delays"!!!), a broken dishwasher, and an attempt to use space heaters that blew the electricity. Basically, if it could break, it would break and the repair would be very slow coming. The apartments are not nice at all and are incredibly old and run-down (and I was in an apartment that the management claimed to have renovated a few months before I moved in). DO NOT LIVE HERE! Trust me, there are so many other better places to live in Provo. You cannot go wrong by going somewhere else. I thought that I would be fine in the apartment because I would be so busy at school, but not having utilities made school much, much harder. I tried to contact the owner to ask for a refund since we didn't have utilities (and utilities are included in the rent), but the manager kept saying he would give me the owner's phone number but never did. Bottom line again in case you missed it: DO NOT LIVE HERE!
