Want to live in a place with a broken AC that gets so hot you can’t even sleep at night? Then come to Academy Arms! Last summer I asked several times for our swamp cooler to be fixed but it never was, and the temperature regularly got up to the mid 80’s. To this day it is STILL broken!! Unlivable conditions like that constitute a violation of the contract, and by law management should reimburse all rent for those months. Which they have not done. They still owe me $590. Maybe I should still take them to court for that. I have the evidence I need. Also, the washing and drying machines have been broken for about 6 years now. So, so many other problems I could list. Don’t live here!!!

This is probably one of the cheapest places to live and they are good apartments. In the Summer times, couples can live here, at all other times these apartments are only for boys. Since I am a girl, I lived here with my husband in the summer. They are good sized apartments and I have nothing to complain about! Each apartment has two bedrooms that are usually shared and two bathrooms which each have a shower and toilet in. Then there is a kitchen and living area. The entire place is furnished and there is a washer and dryer in the building next to this one. It is close to BYU and close to grocery stores, the rec center and other great places!

My family and I have lived here for over two years and have always paid our rent on time. However the owners decided to hire a new apartment manager who happens to be the brother of the previous apartment manager, who already lives in our building but for some reason needs to kick us out of our place 3 months before we were planning to move anyways, so that the new apartment manager (a 40 year old single dude) can live in our two bedroom apartment while me, my wife and one year old son can go try to find a three month lease in august... To take it further the previous manager promised us if we get kicked out when they hire a new apartment manager that we would be able to relocate to the apartment upstairs. Turns out they already promised that apartment to someone else and when we tried to email the property manager and the owner, they were extremely rude to us and basically said "not our problem". So if you don't want to deal with scumbags like this then don't move here . It's a damn shame..

I liked it. My son has a good place to sleep. The guy that gave him the key was respectful and of good cheer. This place is in the middle of everything and that is a plus! I wonder about the rules only. Are they allowed to invite girls in the apartment? When I helped my son to move, there was one watching a movie with her boyfriend.

Decent apartments in a good location, but the manager communicates sporadically and poorly and it can lead to headaches. I would recommend Academy Arms with some reservations to people looking for a place near BYU. Response to manager below: I cleaned my part and left a day early, then cleaned everything out according to schedule. The confusion you are referring to was with some of my flat mates, not me. I was out of the apartment before that. I removed every item I brought in except a microwave which I assumed my roommates would be able to use before learning that everyone was being asked to leave. I have bumped the review up to three stars because some communication has been established, but throughout my stay communication from management was sporadic and terse, and the end provided a good example of that.
