Shelby at Bay Terrace is absolutely wonderful! She makes the whole community feel warm and welcoming from the moment you walk in. Bay Terrace already has such a cozy, comfortable vibe, and Shelby truly adds to that feeling. She’s kind, responsive, and always willing to help with anything you need. It’s clear she genuinely cares about the residents and takes pride in keeping the property a great place to live.

I had a pretty mixed experience living here. There were a lot of positives for sure! Shelby at the office was really great, and Manny the maintenance guy was fantastic. He did a lot of good work for us. We even hit a weird snag at the beginning when I moved in (and I had to move to a different one of their apartments because of it) and because they felt bad they refunded me my first month of rent! Totally amazing. Overall communication with them has been really solid and they've been very nice. However, there have been some issues. One pretty big downside was that I moved out in August and I had to ask several times for my deposit back, and I didn't get it until the end of December after a lot of phone calls and reminders. Not cool. I really don't think I should be held to a standard of paying on the first day of the month or I get charged, but the apartment won't refund me at the agreed time. That feels like a strong double standard. Our apartment also wasn't in very good shape for the price. I paid around 600$ a month with utilities, but the odd thing was it seems like I was the only person paying that much. I talked to a lot of other people living there and everyone was paying something different, even people who moved in at the same time as me. It was really inconsistent and there didn't seem to be any apparent reason for why I was paying so much more, especially because our apartment wasn't in very good shape compared to some of the others. There also was some slightly frustrating things with their online system. At one point, my card got declined (which was my fault), but instead of the Bay Terrace system telling me that, it just sent back a "We got your payment!" email when they really hadn't, and so three days later I got charged 50$ because I didn't realize my card had declined because the system told me they got the money. Sort of my fault, but a definite flaw in the system. The other issues I had were the same with most of these apartment places - they try to automatically enroll you in renter's insurance and credit lift programs and you have to manually ask them to unenroll you real quick before you get charged, and things like that. You have to be pretty diligent to make sure you don't get charged for stuff. Besides those things, my experience wasn't bad. Would I live there again? Probably not for the price, but the office folks were helpful and friendly.

I’ve lived here for a while, and overall, it’s an okay place to live. The apartments themselves are decent—nothing fancy, but they get the job done. Maintenance responds, but sometimes it takes longer than I’d like. That said, the new leasing team has been great! Mindi and the new management seem to be getting things done, which is a big improvement. The office staff is much more responsive now, and I’ve noticed some positive changes around the property. The biggest pros: The location is convenient, the rent is fair for what you get, and things are starting to improve. The biggest cons: Noise can still be an issue, parking isn’t always great, and some parts of the property could still use better upkeep. If you’re looking for luxury, this isn’t it, but if you need a reasonably priced place that’s improving under new management, it’s worth considering.

I cannot believe that there are good reviews for this place. My brother paid up the nose for an apartment here and it was terrible. He never had a full set of working appliances like they said there would be. The dishwasher, oven, and fridge were always broken. The apartment had black mold and there were never clean checks. His roommates were disgusting and when he would tell management they would do nothing. He finally switched to a different apartment in bay terrace about halfway through his lease and it was the same story. Management is terrible. When he moved out he tried to contact them about a final move out list and how to return his key and they never called him back or replied to his multiple emails. NOW they are charging him renters insurance for September even though his lease ended in August and of course their phone number is disconnected and no one is ever at the office. Do not move here! I am surprised they haven’t been hit with a lawsuit. The quality of living there is atrocious.

I lived here for several semesters after it came under new management, and it was a wonderful experience. As in all of provo, there are parking rules and cleaning checks. Bay Terrace is no exception. Management, however, makes the experience incredibly enjoyable. The apartment was clean, roomy, and the heating worked great. Kimberly and her husband are awesome to work with if you are reasonable to them. I loved the ward and maintenance was quick. I would recommend this place to anyone.
