Aspen Ridge Management has proven to be an outstanding choice for our property management needs. My sister, who works as an insurance agent, highly recommended them to us after we purchased our rental property in Provo. From the very beginning, their team has demonstrated remarkable thoroughness and professionalism. They promptly address all of my questions and concerns, ensuring that I am always updated on any issues regarding both the property and the surrounding complex. One of the significant advantages of working with Aspen Ridge is their assistance in remodeling the unit. They provided valuable guidance and resources to enhance the property's appeal, making it more attractive to potential renters. Since partnering with them, I have not experienced vacancies exceeding 15 to 30 days, which speaks volumes about their effective management strategy. I feel very confident in the management team’s abilities, knowing that they are attentive and proactive. IF YOURE A COLLEGE KID DONT LIVE HERE My experience here was incredibly frustrating and disappointing from start to finish. Management was disorganized, unresponsive, and seemed more focused on charging residents than actually maintaining a livable environment. There were constant issues with maintenance that either took forever to be addressed or were never properly fixed. Basic requests felt like a hassle to get resolved, and communication was poor across the board. It often felt like residents were completely ignored once the lease was signed. On top of that, the overcharging was ridiculous. There were fees for everything—many of which were unclear or felt completely unjustified. We were charged for things that were never properly explained, and trying to get clarification or dispute anything was nearly impossible. It honestly felt like they were taking advantage of tenants. For the price you pay, you expect a certain level of quality and professionalism, and Aspen Ridge falls far short of that. Between the poor management, maintenance issues, and excessive charges, living here was not worth it at all. I wish I could give them 0 stars.

Horrible, horrible company. If you choose to live here you can expect: old, dirty, run-down buildings, about $200/month in hidden fees (including random charges that don't mean anything), bogus charges to your account that take several phone calls to remove, getting charged twice for utilities (access + what you use), months-long delays with maintanance requests, lack of basic house-hold items, microscopic parking lots not capable of serving the whole complex, no storage space whatsoever, terrible customer service designed to be as least responsive as possible (until it comes to charging you money, of course), mold, and an overall crushing sense of doom and woe that radiates from the premises. Must be the tortured souls of all the previous tenants who longed for release. Overall, I cannot say that I recommend this place to anyone. Its not the size or the quality. It is hard to find either of those things in BYU approved housing. It is the company who has established a comfortable monopoly over much of the freshman housing market and allows their properties and customers to wither and crumble. Find somewhere else. Even if it looks more expensive, chances are that it won't be. This place tries to appear cheap until you sign the contract and they can charge all of their fees. Other places with higher rent will often be the same or even cheaper than this dump. You'll also typically get more square footage, better comodidies, and as an additional bonus, you won't have to deal with Apen Ridge Management.

WARNING: If you are a student, Aspen Ridge will screw you over. OUR APARTMENT FLOODED & THEY WEREN’T HELPFUL. We requested maintenance for pipes that weren’t draining properly for about a month, and though we kept getting charged for the maintenance requests, the problem was never solved, and it was questionable if they were even trying. This went on for two months until the issue went unaddressed and a pipe broke, causing flooding that destroyed all our carpet and some personal items that were under our bed. The workers who came said it looked like the problem had been going on for years, that there were plants in our walls (from a long-term slow water leak), and that the electrical for our dishwasher was wrapped around pipes, creating a serious fire hazard. This was a dangerous situation that was never addressed by Aspen Ridge. We received no reimbursement, and Aspen Ridge has shown no interest in taking the time to make the necessary repairs to the electrical and plumbing in the apartment. I got an Aspen Ridge apartment because it was $350 a month (although it ended up being about $475 considering all of the hidden costs and charges for maintenance requests that were never addressed). Truth be told, Aspen Ridge has completely ripped off me and my three roommates. We were completely taken advantage of and disregarded. My advice to any student would be to never rent with Aspen Ridge, no matter the cost of the apartment.
