NEVER RENT OR STAY AT THIS PLACE. NEVER, EVER, EVER. The only good thing about Campus Edge is the location. Beyond that, this was by far the worst housing experience I’ve had. The staff treated students terribly and seemed to have no concern for the people actually living there. Every year they continue raising rent while offering nothing in return. It feels like they are simply price gouging students because they know the location is convenient. My apartment had just been renovated before I moved in, but it was missing a couch. From day one, I was repeatedly told that a new couch would arrive “within a few weeks.” I continued following up with the office for months, and every time I was given another excuse. It wasn’t until one month before my lease ended that a couch finally showed up. To make matters worse, it was old, torn up, falling apart, and completely unusable. It ended up breaking shortly after. The staff told both my roommate and me that we would be compensated for the inconvenience of going nearly our entire lease without a living room couch. That refund never happened. The management is unprofessional, the communication is poor, and the owners clearly do not prioritize the people paying to live there. If they can’t even follow through on something as basic as furnishing an apartment they promised, it says a lot about how they run the property. Do yourself a favor and rent somewhere else. There are far better options in Provo that actually value their residents. I would never recommend Campus Edge to anyone.

When I first signed at Campus Edge, just two years ago, they advertised an amazing rent of around $390. Come to find out, they tack on ridiculous charges every month. Now, at the point that I'm writing this review my actual monthly rent is around $540. Here's why: - $35 A MONTH for a parking pass that has been oversold. If you get home late, there's a chance you won't find anywhere to park. I get that parking in Provo is tight but this is terrible. - $25 communication fee. Yet communication is still piss poor. The only texts I get from the property are when they are begging us to renew. They are rarely transparent about anything and I almost never get an actual response when I reach out to the property on their portal. - $50 flat utilities fee. Keep in mind, we have no AC, no dishwasher, no in-unit laundry, and our apartment-wide water heater is spotty at best. My first year here, the hot water would go out completely and wouldn't get fixed for literal days. Ridiculous. - Lastly, to top it all off, they sneakily will sign you up for a credit reporting app that charges you $10 more a month. Thankfully, you can opt out. But opting out should be the default. I know they do it so they can take advantage of people who aren't aware that they've been signed up for it. I used to tell people that I was okay living here because the rent was cheap enough to justify it. Now I can't say that without laughing. The amount that I'm being charged doesn't reflect the services being given (or more accurately, not being given). The fact that their hidden fees jack your rent up over a hundred dollars than what it would be otherwise is absolutely deplorable. To sum up: Campus Edge's property management is incompetent and indifferent at best, and sleazy and exploitative at worst. 1 Star isn't low enough

I have lived at Campus Edge for almost 2 years. I mainly stay for the community and proximity. My experience with property management, however, has been terrible, to stay the least. Most recently on a long list of running grievances, they seem to have oversold parking passes, meaning I had to spend at least a half-hour circling the block tonight, praying something would open up. I got lucky when some poor sap ACROSS THE STREET ON THE CURB left his spot and I could parallel park. I felt bad taking his spot, especially considering I shouldn't have been in that position to begin with. After all, I have a parking pass for Campus Edge, where I have lived, again, for almost 2 years. I've been a loyal tenant and have recommended numerous people move here, in spite of the apathetic and slow management. This should not have happened. I'm frustrated and puzzled by their utter carelessness. Seems like they have no problem taking in the extra cash from the surplus of parking passes yet don't mind us spending way more time suffering the consequences of their utter lack of attention to detail. This same evening, I counted at least 3 cars who also were looking for a spot, presumably owning parking passes themselves. If I recall correctly, many of my friends cited the exact same issue last year, which makes this just another drop in the Olympic swimming pool-sized bucket of disrespect and inconsideration extended toward their tenants. I lived here for 16 months. I'm gonna try to be as fair as I possibly can about this place: PRO'S: • Amenities: 4/5. They have a decent gym, study room, on-site laundry, bball court, but no hot tub or pool. • Location: 4/5. Right next to campus, the stadium, and the BYU gym. • Neighbors: 5/5. Great ward, super nice people live here. But that has nothing to do with the company itself, so it doesnt impact my rating. That's it. 3 pros. Now the bad stuff. CON'S: • Parking: 1/5. Parking lot is tiny and hard to maneuver. They either oversell parking passes or dont police it enough. I paid for parking passes but had to park on the street or at the stadium overnight at least 7 times. • Safety: 2/5. 2 other people and I had our cars broken into overnight and stuff got stolen. Management dont have cameras in the parking lots and couldn't do anything. • Apartment quality: 1/5. The trashiest apartments imaginable. Stuff is always broken, they're tiny spaces, and quality is low. • Price: 1/5. My brother asked me how much I was paying for rent and laughed when I told him. My price came up to about 500$ (because management hides stupid fees left and right), but they've raised rent since then. Price is flat out outrageous. • Management: 1/5. The local maintenance guy is super helpful and timely with minor maintenance stuff and they are not super obnoxious about cleaning checks. But the general management are AWFUL. They take forever to do major repairs and maintenance, they have hidden fees and unavoidable "what-are-you-gonna-do-about-it" fees all over the place. I have friends who had their security deposits cut into for garbage reasons. This company is REDSTONE MANAGEMENT. Do NOT live anywhere that they own. I know dozens of people who felt that they were treated poorly or shadily by Redstone. They are simply a bad company that wants to squeeze every last penny out of you. Long story short, Campus Edge is a terrible place to live

Don't come live here. Redstone keeps jacking up rent. I can hardly afford to live in a compact apartment with no dishwashers, washers and dryers that are so old, sometimes your clothes come back with stains. There's no central AC. The network is always slow, the TV buffers and the water pressure is almost non-existent. That is, when you have water. They frequently turn off the water after giving you about 5 minutes warning. The customer support is horrible. My friend Austin is still waiting for them to give him back his security deposit. He's been moved out for over a year, so don't plan on getting that back. On top of that, the hot water goes out in the winter, so I hope you like cold showers when it's 28° outside. When our couch broke, they took 6 months to replace it and when they did, they gave us a cheap, cardboard dentist couch that sucks. How are my roommates gonna get girlfriends if they're sitting on rocks every time they're watching a movie. All that for $560 a month? 1 star is generous. *EDIT* I called their number so they could "look into the issue and make it up to you." Straight to voicemail. Disappointed, but not surprised. This place is a joke.
