The maintenance guys are really nice and try to get around to any requests ASAP, but sometimes things aren’t communicated and that’s not on them. My apartment had roaches and mold when we moved in, and continued to spew dust from the air vents despite cleaning multiple times. The customer service and availability to anything in the apartment was one of the only redeeming factors about living here. If the gates were down, the cops were more responsive than actual management. If the Amazon lockers were down, you’d get your packages at your door out in the open. The parking lot in some areas is graded poorly and is labeled “no parking, flood zone” which is crazy that you’d even have parking spaces there lol

Not bad apartments but 1. They keep raising rent and 2. You can rely on the fact that any of the amenities you pay for will NOT work for more than 2 days. Amazon hub is always down and it’s not really a “gated community” when the gate is broken 5/7 days of the week.

I just moved in and I am APPALLED at the state of my unit. It is completely filled with mold. On the walls, ceiling, in the air vents, and it’s clear that there’s immense water damage. It seems that because a random roommate has lived here for at least 5 years, they have not cleaned the inside of the fridge, any of the patio, and MOST of all common spaces for all that time. We tried to have them do something about the mold, they wiped the visible parts off with spray and a cloth and for the water damage and cosmetic scuffs were asking, “Do you just want me to document that it looks like that so you don’t get charged? Or fix it?” WHY WOULD I WANT TO LIVE IN AN APARTMENT WITH MANY AWFUL PATCHES AND STAINS ALL OVER IT? The next day, by the insistance of my family, they came back and deterined faulty plumbing caused the inside of the wall to develope mold. They blamed it on previous tenants and ripped open a hole in the wall for 1.5 weeks exposing the rest of the apartment to likely black mold. When you move in to an apartment, there’s an expectation that the landlord should be maintaining the property to at least close to the property you tour when you come see the place. BE WARNED! MY APARTMENT LOOKED NOTHING LIKE THE DEMO UNIT. Their policy of only doing a full maintinence/cleaning of common spaces meant that my unit was filthy and had many issues. Beyond this, the admin has ridiculous policies like: even if you come in signing to live with specific roommates, there’s no guarantee, and your won’t know for sure who you're living with until July!! It took an 11-emails-long chain with the leasing manager (Emily) to get a simple problem solved. This is one of the worst housing I’ve ever seen. I feel like I’m in a NIGHTMARE. I'd like to add that every bad review on here is something that I have personally experienced. They never fully fully fix things. They only repair them enough to rent it out to the next poor soul. Do not believe a single fake-concern reply they leave on a bad review. I thought others were being dramatic but they were not. DO NOT LIVE HERE.

The busses are inaccurate. Rent is going up. Gates don’t work. Bees are a problem. Overall apartments don’t have issues but it is frustrating to have everything else be so poorly coordinated. It’s nice overall but it’s frustrating as a student not have reliable transportation or care towards pests or other maintenance issues.

This place is a dump. I dont agree with the positive reviews on here, as all the nevative ones have held true to my experience. Things I dealt with while living here, starting on move in day: Intense mold and water damage which the maintinence puts off as much as possible and admin is unhelpful for, admin constantly refusing basic actions citing their own corporate policies as their reason why, an example of this is the dirty move in condition of my apartment because their policy is they dont clean the common areas or paint or do a proper inspection if a random roommate stays another year, clear lack of communication as you try to resolve issues because they make promises to send someone out in a couple days for damage they caused and then they never come and later blame you as its your responsibility to report damage to them even though their team cased the damage and told you they'd come back, and dont even get me started on the pest issues. Another big thing for them is reletting, where they try to get you to go on facebook marketplace or facebook groups to advertise your damaged apartment to others without letting on the real reason you want to leave if you want to live somewhere else because this place sucks. My advice is, if you're considering abbey west, dont.
