Our artists’ organisation occupies a basement space affected by Don Gratton House, which operates above us and primarily rents to students. Over the years, their unresolved plumbing failures have repeatedly flooded our art studios, causing direct damage to paintings and artwork, and has even destroyed computers and other equipment. The core issue is not just the flooding, it’s the response. Each time, Don Gratton House takes days to act, despite this being a known, recurring problem. Mold growth follows every incident, creating health risks that compound the physical damage to our work. As artists, we have no control over their infrastructure, yet we bear the consequences of their negligence. This pattern has continued for years without meaningful resolution. If you are a student considering renting here, be aware that basic maintenance issues are handled slowly and poorly. Know that the problem extends beyond your own space to affect the wider community in the building.

I stayed at the Don Gratton House (the student dorm of the London Arts College) for the second time this year and was again pleased with what I got for very little money (for London, i.e.). The rooms are very basic, as you'd expect from student accommodation (no TV e.g., no room service except new bedsheets and towels once a week), but clean and neat, and of course en suite. The bathroom was acceptable too, on both occasions. Friendliness of the staff varies quite a bit: the students who work at the reception are usually nice, but don't expect a smile or hello from the security people. The location is very good indeed considering the price: Whitechapel underground station is a five minute walk; from there you'll get to central London with the Central or Hammersmith & City lines within 15-20 minutes, with a train every few minutes. There's also an overground service from that station. Don Gratton House, thanks to the heavy grid iron gate and the chip card system, is very safe for travellers. As an area, Whitechapel is distinctly working class, and dominated by multi-ethnic people, mostly Arabs. There are many small shops and pubs close by for a final drink before checking in at night. Overall, a pleasant enough experience on both visits for this budget traveller. Will probably come back soon. Tip: If you want a sound sleep, choose a room to the courtside, not the street.

The Craft Building appears to be falling apart with low quality maintenance and endless unresolved water pipe issues affecting both students and businesses within. Very disappointing.

MOLD GROWTH!!! POOR MAINTENANCE!!! shower curtain is just a decoration as water splashes out onto the floor regardless of having it closed. the drain; clogged, slow drainage and a bad odour.. i didn’t know before fully moving in but holes in the floorboard aswell as under the door frame leaving room for molds/fungi to grow through which should’ve been sorted way before offering students to rent. the door frame is in poor condition and paint is cracked/flaking due to overtime exposure to moisture aswell as the wood crumbling inwards into the skirting board meaning this was here for a long time before I moved in left unattended. the air ventilation is very poor and doesn’t help with the windows barely being allowed to open causing a good environment for mold to grow. this is the result of poor maintenance and a serious violation of health and safety, i had to spend my own money to deal with this myself for now, as there isn’t anyone on site till monday, very unfortunate and hate sleeping the night knowing this health & safety issue. paying 330/pw for a bathroom with poor drainage and mold growing is laughable. not to mention the kitchen smelling terrible, window open or not.

Wouldn't recommend. Whilst the rooms are decent, the drainage is really poor in the bathrooms (if you take showers for more than 10 minutes then the bathroom will flood) and the night security guard is extremely rude. He intimidated another guest I was staying with, and then when I wrote this on my feedback form (which I don't think was his place to read) and checked out, he followed me down the street to ask which security guard I meant when I clearly meant him. Made the whole accommodation feel really unsafe.
