Extremely disappointing living experience – would rate 0 stars if possible. I have been living in Chapter London Bridge since late September 2025, and this has been one of the worst-managed student accommodations I’ve ever experienced. The problems are endless: • The heating system and hot water fail repeatedly, sometimes for days; • The elevators break down constantly – just this week, a resident was stuck inside for over 40 minutes with no timely help; • The Wi-Fi never works properly, and maintenance requests are ignored; • The advertised bi-weekly cleaning service never happened even once; • The building was advertised with air conditioning, but rooms don’t have it; • Staff enter or knock on doors without notice, even early in the morning, which completely violates residents’ privacy. Despite multiple formal complaints, the management shows little to no accountability. This accommodation charges premium prices but provides third-world level maintenance and customer service. If you value your comfort, safety, and study environment, avoid this place at all costs. You’ll get much better service elsewhere in London for the same price—or less.

This accommodation is now closed, and after experiencing it firsthand, it is very clear why. There were constant electricity issues, water problems, and heating failures throughout the stay. Toward the end, the building was essentially left unmanaged. While residents were not present, there were reports of rooms being accessed, personal belongings going missing, and even other people using bathrooms inside private rooms. This level of security failure is completely unacceptable. What makes the situation worse is that none of these issues were ever properly resolved. Staff consistently failed to take effective action. Everything was met with vague responses like “we’re looking into it,” but no real solutions were provided. Support, crisis handling, and refunds were all handled extremely poorly. Honestly, given the severity of these problems, I genuinely question what experience those leaving positive reviews actually had, because it does not reflect the reality many of us faced. Unfortunately, Londonist is no better. The same lack of accountability, poor communication, and inability to resolve issues applies there as well. For student accommodation, this level of mismanagement is deeply disappointing. I would strongly not recommend this place to anyone.

You come to London hoping to spend a fun year, and you decide to move into Chapter’s brand-new building—the one they beautifully advertise on their website. You plan your trip according to the move-in date stated in the contract, September 13th. Eight days before your move-in, you learn that the move has been delayed by a week and they’ll put you in the most basic hotel in London for that week. Then you finally move in one week late, and on your third day in your room, water starts dripping from the ceiling in multiple areas. Not a single person comes to clean up the leaking water in your room—you ruin your own towels and spend the whole night trying to sleep with the sound of dripping water. Then they shut the water off in the entire building and want to move you back to a hotel :) Meanwhile, you end up cleaning all the dust and dirt left behind by the maintenance team who came into your room. You think, “Okay, that’s all behind me now, I can finally live in my flat.” Then you get an email saying they will do inspections in your room and move you to another room. You say you don’t want that, yet they insist and come into your room anyway. Then you find out all the walls are soaked with water, and you definitely have to move out of the room—after struggling so much just to move in—and clean it every day. And this management team genuinely believes they can solve all these problems simply by refunding part of your rent—without any understanding or empathy. By the way, there were many complaints in Google reviews, and they emailed everyone one by one, asking them to remove their reviews. So this building is definitely not as amazing as it looks. Funny how they can manage to deal with everyone individually when they want to, right? :)
