About this property
Choosing student accommodation in London usually comes down to two things: how easy it is to get to university and whether day-to-day life feels manageable once you move in. Arbour House London gets both right. Set in Clerkenwell, the property keeps you close to universities, Underground stations, supermarkets, cafés, and everything else you'll use throughout the academic year.
The room options cover different budgets and lifestyles, so you can choose between a private studio or an en-suite room in a shared flat. If you've been looking through Arbour House student accommodation options or reading Arbour House London reviews online, you'll find the location and practical facilities come up frequently. With a smaller student community than many large halls, The Arbour House offers a quieter environment while still giving you opportunities to meet other students.
Address
Arbour House
1 Sebastian Street, London EC1V 0HF, United Kingdom
One of the biggest advantages of The Arbour House is where it's located. City, University of London is just around the corner, while Shoreditch, Angel, Farringdon, and Islington are all within walking distance. That means you can head to lectures in the morning, grab dinner with friends after class, or catch the Tube across London without spending much time commuting.
Living in Zone 1 also makes getting around the city much easier. Angel, Barbican, and Farringdon Underground stations are all nearby, giving you direct connections to different parts of London whenever you need them.
There are plenty of student properties across London, but Arbour House student accommodation stands out because it focuses on the things you'll actually use every day.
Walk to Campus
City, University of London is only a few minutes away, making early lectures much easier to manage. If your timetable has long gaps between classes, it's easy to head back to your room before your next lecture.
Zone 1 Location
Living in central London means shops, cafés, restaurants, supermarkets, and transport links are already around you. Shoreditch, Clerkenwell, Angel, and Islington are all close enough to explore without planning a long journey.
Choose the Room That Fits Your Routine
Some students enjoy sharing a kitchen because it makes meeting people easier. Others prefer having their own space from day one. Halls Arbour House gives you both options through en-suite rooms and fully self-contained studios.
Bills Included
Electricity, heating, water, Wi-Fi, and contents insurance are already included in your rent. There are no separate utility bills to organise after moving in, making monthly budgeting much simpler.
Extra Facilities Nearby
Residents also have access to facilities at nearby Walmsley Studios, including a gym and courtyard. It gives you more space to exercise or spend time outside without travelling across the city.
A Smaller Student Community
Unlike larger student halls with several hundred residents, Arbour House London accommodates around 188 students. The smaller size makes the building easier to settle into, especially if you're moving to London for the first time.
Security Throughout the Day
Secure electronic entry, CCTV, and a 24-hour on-site team help keep the building secure while giving you someone to contact if you need assistance.
Arbour House student accommodation offers a wide range of room types, so you can choose the layout that works best for your budget and daily routine. If you prefer complete privacy, the studios include your own kitchen and bathroom. If you'd like lower weekly rent and don't mind sharing a kitchen, the en-suite rooms are worth considering.

For many students at The Arbour House, that makes settling in much simpler, especially during the first few weeks.
The facilities at Arbour House London focus on the things you'll use regularly instead of filling the building with extras that rarely get used.

Overall, my experience living here has been very positive. One of the most meaningful things for me has been meeting people I can truly talk with and becoming friends with. Having people around who share conversations, ideas and experiences makes life here much more enjoyable and less lonely. I also try to actively look for activities that feel meaningful to me. Sometimes that means exploring the city. These experiences help me feel that my time here is valuable and memorable.

Great student accommodation. Central, so I save on travel. The rooms are decent in size. Any issues were resolved promptly. Check-in was well planned, there were a lot of us on one day! Felt welcomed immediately. Staff are friendly, particularly the night receptionists/security. Would recommend.

My experience living in this apartment has been excellent, largely due to the high standard of service provided. I would particularly like to commend Gabriel for his exceptional professionalism and dedication. He is consistently responsive, attentive, and willing to go the extra mile to ensure that everything is managed smoothly. His support has greatly enhanced the comfort and quality of my stay here.

IF YOU LOVE YOURSELF DO NOT BOOK HERE! Subpar security (gate always left open), some receptionist are horrible especially at night, MOLD in the showers, problems with water pressure and temperature, dirt in the hallway left there for weeks, dirty kitchens (unhygienic and unsafe in some cases), MOLD in the washers, clothes always stained and smelly, dryer takes at least 2h to barely dry, £10 per load, and it’s 3 washers and dryers for 150+ students and only 2 vacuums. 1 oven has been broken all year, and there’s no window in the kitchen, MOUSE in multiple kitchens, MAGGOTS in the carpet (nothing happened when i complained), and no matter how much you vacuum the carpet will stay dirty and the room will stay dusty no matter how much you clean. I have a view of a grey wall with 0 light (very depressing), can’t open my window because the dumpsters are bellow with horrible smells and bugs come in. Security searching rooms on the whole floor because of cigarette smell obviously coming from one room, maintenance coming in my room with no prior warning (while i was sleeping once) No common area or living space or dining area. You will eat, sleep, study and cry all in ur tiny room with a smelly dirty carpet!
