I feel like a Karen submitting/editing a review but I really have to urge people to NOT come to this accommodation. There are severe issues with this accommodation and it is not worth the price that you pay. When I first moved here my toilet was broken and somebody was only sent to fix it a week later. There have been rats in the kitchen, there are no staff are night or at weekends, and there are four washing machines for the entire building with only two working. Throughout my time staying here the accommodation has been under constant renovation, me and my flat mates were even moved into one of the newly renovated flats too. Despite the more "modern" look of the renovated flats the same issues are still there. Faulty toilet seats, boiling water from taps, and perhaps worst of all rats. Upon moving into our new flat we discovered that under the sink there was a massive rat rest with black mold (Something that should have definitely been fixed before we moved in). As for other flat mates, they have been blamed for issues in their rooms that were there upon arrival. There is also a massive fire safety issue with the fire alarm going off when the staff are not present (due to it being the weekend or at night) which leads to the fire brigade turning up and students not being sure what is going on. I urge you to read "Rats run riot in infested student halls – and chew holes in Renters’ Rights Act" from the Observer which details student experience of the accommodation last year. Little has changed. If I had the financial means (which I don't, which is why I chose to stay here) I would consider legal action against the accommodation. All I can try to do is to urge people not to come here so that they do not have to deal with what myself and others have. I do feel like the staff are trying their best but something is clearly wrong with Dean House and as such I cannot recommend.

Dean House is a nice place to live in, rooms are well suited for students and the maintenance team ensures regular check up and fixing of any faulty systems, the place is relatively calm and good for living. However, there's been an ongoing issue with the faulty fire alarm system that kept on giving fake alerts, but in a nutshell, services are nice and rooms are clean.

DO NOT BOOK HERE!!!! they will take all your money and not sort out the ongoing rat infestations that have been there for over 3 years, it is not "newly renovated" as stated in the fake ads, also the pictures of the rooms and bathrooms are just a show room. you can expect your actual room to be covered in mold and dirt. also no heating or hot water from november-february- no concern about any of the students safety. terrible company genuinely do not stay here

The rooms are quite spacious with a decent amount of storage, good WiFi connection and big desks.The rooms also have sufficient sunlight with good heating measures. The bathrooms are small, but it is not a big problem due to the ensuite facility. The shared kitchen and dining are of good size. It is equipped with an induction hob (4 plates), oven, microwave, kettle, toaster (the one given to us was dysfunctional), refrigerator and freezer. There is a hole/vent of some kind near the sink which leads to mice (even though the staff has told us that they have arranged for pest control). The building staff have been very unresponsive about dealing with this. The reception staff are kind and approachable, however the working hours are extremely limited (they are never available for the entire duration of the "open hours"), which makes it quite difficult to collect packages or the common hoover. From time to time, the flat smells like weed, against which no action has been taken, even though there is a clear regulation stating that no kind of drugs are allowed on the property. They also often provide us with freebies such as sweets, sodas, skincare samples and more. Additionally, the maintenance services are very poorly organised. Issues are resolved incredibly slowly, and most of the times we are not informed prior to the periodic maintenance checks. The person incharge is often extremely rude to students. The location of this accommodation is good as it is extremely close to a bus stop and a lot of grocery and departmental shops. Additionally, the Overground service is easily accessible too (New Cross Station & New Cross Gate Station). There is a pharmacy, park and a lot of student-friendly restaurants and cafes within walking distance too. Overall, while the rooms itself are good, there is a pressing need for pest control, improved maintenance services and longer opening hours of the reception (at least the duration specified in the contract).
