Avoid at All Costs – Overpriced and Awful Experience! My experience at this accommodation was extremely disappointing. Maintenance was painfully slow and at times non-existent - I had to chase them multiple times (sometimes up to 6 requests for a single repair) just to be ignored or receive a repair months after I had requested it. The shower drain in my bathroom was blocked posing a serious safety hazard, and even after the repair person flagged it to management, they refused to update the faulty drainage system. The tap water was far too hot and remained that way because the manager said "it's not that hot" so it had to be kept on the lowest setting the whole year with abysmal water pressure. The common room was in obvious disrepair: the pool table cloth was ripped, cue sticks and balls missing, and the TV remote had no batteries - despite informing reception nothing was done to resolve the issue. The reception presence was minimal, often unmanned for most of the day with very limited hours, closed even during normal working hours. For the price they are charging you could at least expect there would be someone to report issues to. The kitchen setup was unacceptable - three microwaves for ten people were reduced to just one, and all of the lounge sockets didn’t work, making appliances like the iron unusable (this was reported multiple times and again ignored: a common theme with AXO New Cross) The room and lounges were unbearably hot during the summer, making it extremely uncomfortable to relax let alone even eat. AVOID AT ALL COSTS, It is badly managed, poorly maintained if at all, and absolutely not worth the cost.

This listing is a "listing of lies" and FALSE ADVERTISING. There is no 24/7 assistance (concierge) for issues or concerns. You can't get ahold of anyone through either the UK or US phone line provided, even during normal business hours. The listing itself is nothing but fabrication!! They do not provide any of the items that are listed under "what's provided." NO SOAP. NO SHAMPOO. NO CONDITIONER. NO BODYWASH. The rooms, themselves, do not even come with a lamp, much less a trash bin. The listing images are misleading! What you see is ABSOLUTELY NOT WHAT YOU GET! AND NOT THAT WE NEED TO ADD INSULT TO INJURY, BUT IT IS FILTHY! The shower does not drain, you will stand in water up to your ankles, this is not an exaggeration. You will request contact by anyone, support team, or manager....you will be told someone will contact you, but this is also a lie. ALSO, FOR SINGLE, FEMALE TRAVELERS---THIS IS A VERY "IF'Y" AREA AT NIGHT...PEOPLE WILL WAIT FOR YOU TO OPEN THE ENTRANCE AND WILL USE YOUR OPENING OF THE DOOR TO GAIN ADMITTANCE FOR "MEETING FRIENDS." NO ONE ANSWERS THE CALL BUTTON BY THE WAY---FOR ASSISTANCE OR FOR EMERGENCY IF THERE EVER WAS ONE. SAVE YOUR MONEY OR STAY AT YOUR OWN RISK. SOME WILL SAY, "YOU GET WHAT YOU PAY FOR," BUT IN THIS CASE---YOU DON'T EVEN GET "WHAT YOU PAY FOR!" NOT EVEN THE STATED BAR OF SOAP IS PROVIDED PER THE Airbnb posting!!!

I had a fantastic experience staying at Axo New Cross, and I wanted to give a special shout-out to Benedict, the receptionist. He was always so helpful, welcoming, and went above and beyond to ensure my stay was as smooth and comfortable as possible. Whether it was providing assistance with packages or offering advice on local spots, Benedict made me feel truly supported throughout my time there. The facilities at Axo New Cross were also excellent. The rooms were modern and well-maintained, and the communal spaces were perfect for socializing or studying. The gym and laundry facilities were a great bonus, and the location is ideal, being close to public transport and shops. I highly recommend Axo New Cross for anyone looking for quality student accommodation with great service!

Loving the stay as a student The receptionist is nice and everything Plus events are also there so yeah it is nice Would recommend Also really close to uni like greenwich And goldsmith and also right next to tube and central London is only 15 mins by tube

Conveniently located; extremely close to New Cross Station and New Cross Gate Station. Staff are extremely helpful and responsive spanning from reception to security. 24/7 security as well as additional safety measures including locked access into the room section as well as the room itself. Highlight is certainly the pro-activeness in responding to maintenance issues with really quick turn around times. Accomodation includes cleaning services once a week in all communal spaces (kitchen included) which is a great addition while living among students.
