I've lived in Bloomington for over 10 years now and wondered why I had never lived at The Quarry. Now I realize why. Yes, apartment complex comes with a lot of amenities and for a student, it's nice to have. Though those amenities are not located at the Quarry location, you do have to travel just a bit to the leasing office. However, my apartment upon move in did have some issues from a leaking kitchen sink and dishwasher, towel rack in one bathroom completely removed (previous maintenance personnel could not fix it properly after 2 attempts), and mold/water stains in numerous areas. Our apartment had mold on the ceiling in numerous areas of unit, both top bedrooms and in the basement where the washer and dryer unit was. This was due to the roof on building 966 having damaged that was never taken care of. Leasing office sent maintenance to fix the mold. To remediate the mold issue, the maintenance team cut the mold straight out from the ceiling which required replastering the area. The repair looked very unfinished and discolored, and later needed to be corrected. The other impacted bedroom was never properly addressed at all and just painted over. Over the summer of 2025, the parking lot was resurfaced and only put up 5 visitor parking spots for the whole apartment complex, and continued to enforce towing for numerous months before adequate visitor parking was made available. The regional Manager that ran the location was extremely rude and unprofessional. When I called for pest control issues, it was never disclosed nor was it in the lease that pest control would be a fee of 80$ which I was forced to pay because they deactivated all my amenities which included my Wifi. When I called to ask about the charge and express my concerns, the Regional manager, Zach Robinson, hung up on me. When I attempted to let him know that no one ever came here, he said well, I mean are you home everyday all day? I said, well no, Im home Monday -Thursday and here Friday-Sat all day until 6pm, and I never seen anyone come here. He said yeah I can only take the word of the pest control personnel as residents have lied in the past. The team in the leasing office seem to have absolutely no idea where their maintenance team is at with work order requests. Nothing against them but I don't understand what is going on. I found it very unprofessional, non communicative and just utterly unhelpful when it came to getting anything fixed around our apartment. From 01APR-now, still on going actually. We had no working furnace, so no heat or AC. The maintenance manager offered nothing until I spoke up in person.

Update: two months in, no movement on AC. First electric bill over $600!!!!! And, we now have a problem with mice. Maintenance for that requested 3 weeks ago and still no reply. Called office and was told manager would reply "when he gets around to it"...that was a week ago. Based on various reviews, beginning to think we will need to call the city for violations. Only positive....they finally brought in a working washer/dryer and fixed the toilet. Kids have been here for a month and it is a mess. Upon getting keys and entering property, it was clear that NO ONE verified condition. There was trash on the floors, sticky mess on the kitchen counters and floors, an old vape pen left on the counter... Waited 4 days past move in date to ensure apartment is cleaned. We go through entire apartment and complete the itemized list of damages...immediately let office know of needed repair of washing machine. Kids follow up with formal maintenance request (along with two other issues). Three weeks later and no response. Call front office and advised "Maintance is dealing with numerous requests due to move ins". No guarantee or even estimated time of possible repairs.

The Quarry is probably one of the lease professionally managed places from which we’ve rented. They’ve charged us multiple times for late rent, called and then, “Woops, it looks like everyone got the charge. Our bad.” My ceiling caved in our bedroom after notifying them of leaking (they sprayed the ceiling with KILZ to kill black mold before the crash), and we had to sleep downstairs on the floor until the city of Bloomington deemed it safe. Maintenance had no idea how bad it was until they came in for repairs. This is AFTER the emergency maintenance call when it first fell in, and he took pictures, picked up most of the dry wall and insulation, and said my own vacuum cleaner should clean up the rest. “The picture showed a hole; this is going to (rubs his forehead) take a week at least.”

They will tow your car after you buy a parking pass. They will take your car with a parking pass in it.!! These guys dont care. Their maintenance sucks. Dont fix half the stuff on the work order. The place was a wreck when we moved in. Gross. Im getting ready to sue for thousands for stealing my car.

they got rid of visitor parking, only made 3 visitor spots and brought back towing, told people that if they want to have friends over they will have to park at a different complex. They actively made the parking situation a whole lot worse and are quite snarky when asked about it, are not being clear about when it will be fixed. When asked what we should do if the visitor parking at a different complex is filled because they got rid of parking the people on the phone said "I guess you won't be having people over if all the visitor parking is taken"
