I’ve been having such a lovely experience at King Square Studios, both in terms of the space itself and the team behind it. The studios are so beautifully planned, the layout makes the place so perfect for living alone, well maintained, and has a really welcoming atmosphere. And the monthly events they host are always honestly so thoughtfully put together. From the setup to the little details like the goodie bags, you could tell a lot of care and effort goes into planning everything. It’s rare to see events done with that level of intention. The team is the highlight for me, so warm, approachable, and genuinely kind. The make the whole experience feel even more personal. Overall, such a great environment with an amazing team. I’d definitely recommend both the property and any events they host.

PLEASE PLEASE DO YOURSELF A FAVOUR AND DON’T BOOK HERE. IT’S ENTIRELY A FRUAD PLACE. This place is a scam. The glossy photos and fake promises disappear the second you sign the contract. After that, you’re on your own. Basically, most of the comments here are true and people are making genius advice not to stay here, I list some points I experienced apart from what has already listed here. The facilities in this building are extremely old and a lot of them are not working well. But the company is charging everyone with the latest price without fixing or refurbishing the building. My room’s toilet was very old and not functioned well. But when I report to the management, they just say that this is what it is. Some of my acquaintances living here also have various problems caused by the old facilities, but the management team just let them wait or tell them that this is not a big issue. Following that, their maintenance team is extremely slow, and you wait for weeks to have a ‘check-up’, meaning they come to investigate the issue. Unless it’s simple enough they can fix it with both hands, you need to keep waiting for further arrangements. When you speak to the receptionists, they just tell you to wait and care nothing about how your life is impacted by the problem. Some people smoked in their rooms during my stay, but when I report this to the management team, they said some very beautiful words about how they’re gonna take care of it, but they just did nothing. I kept complained this upwards towards their company, and they took off their mask and tell me that it’s not their job to take care of individual’s behaviour in this building, and tell me to do whatever I want, call the police, keep complaining, they just don’t care. I cannot imagine how can they just ripped their job so easily. Do you dare to put this on your website? This building is NOT 24-hour staffed. The main reception opens from 9-5 Monday to Friday, with securities here from 8pm to 8am. Rest of times, there is just nobody on hand to help you. Any packages delivered out of these time are just left at the public area. And all the management did was to put a disclaimer saying that lost delivery is not their responsibility. Once again, don’t book this please, as what you see from their website are basically not true. They care nothing but your money. Simply just look at their ridiculously high price, if you cannot afford it, definitely go somewhere else. If you can afford it, trust me, there are huge number of places in Bristol that you can rent that is much better than this place but with the same price. I don’t want to see people next year coming to this channel to write comments with angry and regret because of living here for a year. Your university life is too precious to be wasted at this kind of place.

Cons: My accommodation is on the first floor, close to the street. The windows are drafty, making it extremely cold in the winter. Additionally, the sound insulation is damaged, so it's very noisy. I often have people knocking on my window at night, and there's frequent marijuana smoking outside, leaving an unpleasant odor that seeps in. Hot water is often unavailable when I want to take a shower, and the water temperature tends to be on the lower side. The kitchen exhaust fan is practically useless. Despite having multiple buttons, they all seem to be for show as the fan’s suction is so weak it hardly removes any cooking fumes, leading to strong odors when I cook. The building is infested with silverfish. I've heard this issue has been ongoing for several years, but as of 2023, it remains unresolved. The overall condition of the dormitory is outdated, including poor-performing induction stoves and inefficient heating. The maintenance team is virtually non-existent. I've reported my window issue for a whole year without receiving any response. Pros: The receptionists are nice. The location is excellent, being close to the school, train station, and city center. The rooms are spacious. There's ample natural light.
