I had signed a lease agreement with full expectancy to attend FSU. When I found out that I had been declined by FSU and accepted into UCF I immediately reached out to the office to see how I could get out of the lease to begin my new apartment hunt in Orlando. The office was very helpful in explaining the documentation and was very communicative when I called to learn about mutual termination and what to do next. As being, I had signed a housing agreement already and paid a deposit despite not moving in yet, but the only option was mutual termination and finding a new tenant to takeover my lease. Once I found someone the takeover was so easy! They went to tour the complex, filled out their half of the application and then all I had to do was sign a lease termination document and pay a $200 fee. Which was not bad at all! Very thankful for how friendly the office staff were despite not having many comments about the complex itself since I did not actually move in. But the office staff can be make or break for a lease and at Redpoint Tallahassee they were great!! :D

Terrible experience. Look at the ac grills full of mold. I understand why my son was always sick. AC broke down and a window unit was left for month. He had to do a lot of the maintenance over text or phone. Dryer was constantly broken. Look at the dumpster! You think they will have more dumpsters during moving out weekend. Utilities are outrageous. My son lived by himself for the summer but somehow utilizes almost tripled. I tried to call the office and something or someone kept saying “ you are charged based on usage “ which it was not right as the usage of one person can’t be more than 4 living there during the school year. You can’t talk to anyone in the office as there is an AI answering service. It is affordable but not worth the price. Run away.

If I could rate this apartment complex negative, I would. My daughter’s apartment lost hvac during the coldest week of winter and it took them a week to replace their hvac. They didn’t offer space heater until my husband demanded them. Then since Jan 2026, they have been filing work orders for their hot water heater and we are in March and now it is completely out. Last person came Friday Feb 27th and left without fixing anything so March 2 still no hot water. And water leak in the mix and it also took a week to fix.

I wish that I could review with no stars, this complex is a maintenance nightmare!!! First, hvac heater went out the coldest week in Tallahassee and it took over a week before it was replaced. Complex didn’t offer space heater until parents called. Second, water heater has been going out since January with multiple requests for repair but no one knows how to fix a hot water heater on property so personal from another property came over to fix but could not due to so much sentiment so needs a new hot water heater. 6 days of absolutely no hot water and property manager excuse is they didn’t renew lease. So 24 hours after maintenance from other property said they need a new water heater and property manager hasn’t found the time to put in a work order. Third, water leak from second floor bathroom that took multiple visits from maintenance to figure it out and fix. This has all happened since January and our move in was a mess too!!!!
