the worst move in experience I have ever gone through. Got my keys earlier last week and was told my unit was ready until I walked in to having the previous tenants rotting food in boxes in the living room. The stove/oven was not installed and still in the living room alongside the dishwasher which also was not installed sitting in its box. They didn’t even bother putting the kitchen sink in as well which just sat there. Both toilets in the unit did not flush or work properly alongside with the fact that all the lights were left on in the unit which I had to pay for. I inspected the fridge which had dead bugs inside of it alongside the same case with the microwave. I was told by the front office that the unit was still “livable” tell me how am I supposed to live in a unit without working toilets no kitchen sink, dishwasher, stove. The leasing office has the most useless employees of all time from manager all the way down to the front desk employees all of which would promise me that the unit would be ready every day I asked. The unit obviously was NOT ready on the time they said and I repeatedly came into the leasing office everyday leading up to the first day of school and of course they didn’t fix anything. Now I am moving into my unit on the first day of classes with the stress of trying to go to school and moving into this cursed place at the same time. Along with all these issues the employees either had a bitchy attitude or didn’t seem to really understand what they were even communicating about. The entire week was so stressful and filled with so many lies from the manager and assistant manager but what can you expect from an office full of students. A great first impression was walking into a half constructed apartment and being told it was livable…also the maintenance workers themselves were either annoyed or just half-assed everything they could. For example the sink was installed but didn’t function properly and it wasn’t even installed all the way it just shook the entire time. If you are considering on moving here please save yourself and STAY AWAY, the leasing office was full of parents complaining of black mold, unfinished units, or stuff left over from previous units. I really don’t know what the point of the leasing office is if they can’t offer proper communications and help.

Where to begin with university village? There was honestly so much bad that I will probably forget some things. For starters there were 2 okay things a living here. 1. The maintenance team is fantastic but I believe Josh is no longer working there. He was the best. 2. The building itself is not horrible for what you are paying. It’s dated but it’s certainly livable. I lived at U Vil (the oaks) for 2 years. It was a nightmare from the beginning, and I wish I would have listened to these reviews before I moved in. All of the good reviews are from friends of staff here so that the staff get more hours/money. The first thing that happened was that upon my roommates move in date, the apartment was INFESTED with roaches. It was so bad that we had to get new appliances. Our roommate had to stay in a hotel with no compensation for a couple of days. This move in date was confirmed with management before hand. The next thing I remember happening was that the ceiling was leaking really badly. It wasn’t just a trickle, but a waterfall every time it rained. It took them upwards of a month to fix this leak, despite emphasizing that water damage was a huge deal. They took ages to secure the permits to fix this massive leak. Because the addresses of both oaks buildings are so similar, someone “stole” our electricity. They signed up for it and then dropped it the next day, and then no one was paying for it as it defaulted to the leasing office. Instead of the office letting us know what happened, they let the fees rack up until we noticed. We ended up paying EIGHT HUNDRED dollars per person, even though the office was not charged nearly as much. When we asked to speak with a manager HANNAH, who was never helpful and always rude, said the manager was busy. We called every day for a few days and got the same answer each time. The manager clearly was avoiding talking to people, which is incredibly shady. We never ended up settling this matter. Our second year living at U Vil they announced assigned parking spots. My friend signed up for one of these spots, then decided she wanted to switch back to regular first come first serve parking. The office stated this was fine and issued her a new lease. Upon move in, they told her she had NO parking at all. She brought the receipts which showed they said she had regular parking, and refused to issue her a parking permit. This issue was never resolved. Further with the parking, they did not have the reserved spots ready upon move in, despite the fact that we had paid for them. Then, when the day of painting the spots came, my spot was skipped. Again, HANNAH was unhelpful and rude. I asked when this would be ready, and she basically said she didn’t know, and that if people keep parking there that it would keep getting pushed back. People were parking there because it wasn’t marked as reserved, and they weren’t telling people not to park there. Mind you, I was still paying for the spot, even though it wasn’t available! I ended up having to email corporate to finally get them to send an email asking people not to park there and reimburse me for the spot for the month it wasn’t available. I moved out over a year ago, and I’m just writing this review now, why? Because I had a charge on my account for not turning in a mail key for several months after move out. The kicker is, I was NEVER given a mail key. I was never given a key to get mail for my own apartment, despite asking several times. The charge just got removed, which is mostly the fault of corporate, but just know American Campus sucks just as hard as U Vil. Again, I know there are several things I am forgetting. Once we had no water for over 24 hours, with no set time for the water to come back on. The laundry room is only 1/2 functional. Etc. The bad things about this place are infinite. Especially if Hannah is still working here. TLDR: DON’T LIVE IN ANY OF THESE BUILDINGS unless you want to be constantly dealing with management issues, and anger.

I had previously left a review for how friendly the office people are, but besides that, this place is really NOT good. The move-in was terrible, as everyone says, the place was VERY dirty, and the model they showed feels much bigger, cleaner, and better than the actual apartment. I have had many issues and we have had to call for maintenance MULTIPLE times because of stuff that wasn't working/broken. At some point, maintenance told us they were coming on a Wednesday, and they never showed up. Instead, they showed up the next day without letting us know and went into my room without any permission, when I wasn't there. (I only found out because my roommates told me so). Besides all that, I have had problems with roaches. Finally, if that wasn't enough, our electricity bills started being super expensive; our December bill was like $670, and January was around $340, which is still very high considering we always have our lights off and most of us left for winter break. The office could not really do anything and did not know how to help us. We had to ask the city of Tallahassee for an audit, and we found out our AC was broken, and it was making our bills A LOT more expensive than normal. Mind you, even after we had the audit and everything we needed, University Village still took SO MUCH time to help us, and we had to pay for those bills because they could not do anything. We were all promised gift cards/credit since we paid a crazy amount for something that was not even our fault (the AC broke by itself, probably because it's old, and we had never even touched it ) its been months, and we are still waiting on the credit they promised us. Every time we ask them about the credit, they say that they are waiting for a response and we will "soon" have our credit, but I still see no credit in my account... I am moving next semester because of how much I dislike this place. Office people are friendly, but besides that, there's nothing good about it.

University Village made finding safe, quality, affordable, and close housing possible right away. I am so grateful to the wonderful staff they have (Marissa, Justin, and manager Craig have always been so professional, responsive, receptive, friendly, and helpful - the day I signed my lease, Marissa stayed late to make sure that everything was in order, which I appreciated so much as I had had an incredibly long day looking for housing). Honestly, if you need a place close to campus where you can feel safe, sign with University Village. They helped me make sure I was in an apartment that did not have pets (though they are a pet friendly location) and provide roommate matching (this does not guarantee you a perfect match, but, in my case, I got two very clean, respectful and responsible roommates, which works out great - I don't have to worry about my stuff being touched or taken or living with unorganized people). I appreciate the concern to detail that Savannah, Leasing Coordinator, provided to accommodate me in a pet-free apartment (perfect for me, because of my allergies). I also really, REALLY love that all of the units come with their own full-sized washer and dryer and fully furnished- I won't be in Tallahassee long and the provided furniture helped me make an easy transition into the City. I like also that University Village offers pest control; you just sign up on the list if you need it and they come on Thursdays. They leave a pink slip on your counter to let you know they have come by. This was helpful because, living on a first floor, I have seen 2 cockroaches during my Fall semester. Because we requested it, the complex helped us ward off any more pests by re-caulking our front door to make sure it was airtight and no bugs could get through. I have since not seen any roaches - our apartment stays clean and bug free (perfect for me, because I am most scared of cockroaches than anything else). Utilities in the City can be expensive, but I appreciate that, though it took our insistence, the front office updated, for free, our thermostat for a new digital one. This was fantastic to help us save on money because we are aware exactly of the temperature. Staff are very and quickly responsive to other, more common requests, including turning off our water heater to save us money while we were away for holidays and providing complimentary carpet deep cleaning given an early move-in during the fall. I have never been charged out of the blue for anything and the front office always receives and deposits my checks the first time they get them. They also are always responsive whenever I call; someone is always on staff with a friendly, professional, and respectful tone. Lastly, what I pay for rent, which includes water, sewer, cable, and internet, is exactly what I was told I would have to pay. The building is right in front of the FSU bus stop and parking is available for you as a resident, after you purchase the decal. They also have a pool and 24/7 complimentary gym and computer room, with free printing (bring your own paper). The reason I did not give University Village a full 5 stars is because of some issues with Maintenance. Maintenance does a great job of responding quickly (within 1 day) to emergency issues; however, as a resident, you need to insist to front of office staff for Maintenance to contact you before coming into your apartment. If not, I have had maintenance stopping by unannounced and attempting to open my front door. This has improved alot since I have arrived (they have notified me and have also asked when is the best time for them to come by), but as a resident, you still have assert this with front office staff to ensure you are notified before they go to your unit. The other concern related to maintenance is that our dishwasher works, but, has twice gotten clogged and backed up with water (I do all my dishes by hand anyway, so this has not been a huge concern for me); the good thing is that University Village sent maintenance right away to fix the clog and clean up spills, which I appreciate.

Let me start this with saying I lived at UV for 2 years and it was a total nightmare. Should have moved out sooner. The amount of hidden fees you are charged outside of rent and utilities is insane. They market these low prices, expecting a 650 rent but you end up paying closer to 800 after all the fees. Keep in mind I have a “renovated” apartment and it was still absolutely disgusting. We had mold and they tried to gaslight us by saying it was dust. Kitchen cabinets would build up mold. Dishwasher and washing machine/dryer would break constantly. AC broke in the middle of summer and we were stuck with these massive window AC units in already tiny rooms that barely cooled the room let alone the apartment down. Did not help with mold. Took until september for them to even get around to fixing it. We had bugs. Please if you can spend the money to live somewhere better. I should have listened to the reviews I read before I signed the lease. Another thing. When I was trying to re-let my apartment management took 3 months to sign one single form. I was constantly attempting to communicate but there was always some issue.
