My son lived at the Local for 2 years while attending Texas State University. I would absolutely recommend the Local based on his experience and value for money. Whenever he had any kind of maintenance request or needed help from the leasing office, the team was always responsive and helpful. Their online portal makes it easy for keeping track of rent and maintenance requests. The building does get a good amount of traffic considering how many tenants are living there so I do expect to see some wear, but overall it seems well maintained. He never had any insect/pest issues while living there. The room itself was clean at move-in. The fact that it’s furnished with bed frame, mattress, drawers, desk and chair was very convenient and made moving in and out easier. I also liked that each person in the apartment had their own bathroom. The shared spaces are open and big enough to be comfortable. Also, having the in-unit washer/dryer was a big plus since some of the places we looked at had shared laundry areas that were pay to use. The utilities were also reasonable since the bill is split up per resident. I like how engaged they are with the residents too. It seems like they are always doing fun activities or bringing in food or treats for the residents. The amenities are nice too…the pool, the computer room and the gym. This was the perfect location for him. It was walking distance (2 blocks) from school. It’s also a really walkable area with grocery store, shops, restaurants and parks nearby which was great for him because he did not have a car while in school.

!!DO NOT SIGN HERE!! If you are looking to spend every day wishing you lived somewhere else, sign here. From the second i walked into my apartment for the first time i was greeted by dirty, permanently stained floors and an overall disgusting environment that nobody deserves to pay near 1000 a month for. Elevators normally do not work and are down for days to potentially weeks, with sometimes both being down at the same time. Just this last week, the trash compactors have stopped working and now trash is starting to pile up on every floor, contributing to the already ongoing cockroach issue. Stairs leading to the upper floors are covered in vomit on nearly every floor. The hallways are not regularly cleaned and are often covered in dog urine or other sticky substances as well as leaking issues in the parking garage that have been present since at least move in. Aside from the disgusting state of the units, you can also look forward to 0 effective communication from the staff here. I have dealt with an issue since move in with the downstairs neighbors playing music ridiculously loud at night and into the morning, sometimes even 3-5am. I have filed several noise complaints that have led to nothing changing. While this may not be the staffs fault that people play loud music, it is their fault for not enforcing more harsh penalties that actually lead to change. Maintenance is also a disaster, during the middle of my lease i woke up to them knocking on my door, and telling me that i had a leak in my bathroom that would need to be resolved. After coming back from class i found my sink ripped out of the wall revealing mold. Instead of properly taking care of a mold issue, they decided the best course of action was to spray paint the wood behind the sink with no open doors or ventilation for the fumes, which led to me having a respiratory infection, as well as a room that stunk for days. This issue took days to resolve with 0 communication from the staff, during this time my bathroom was unusable. Overall while the location, and amenities such as the gym, pool and study rooms are nice. They do not outshine the disgusting mess that is The Local

I live at the Local and the quality of living is really good. The staff and on-hands personnel are amazing. Richard specifically has help me along the way with problems, if any, that I had. Would highly recommend living here if you’re looking for a good living space that’s near to the Texas State campus.

They are not responsive to service requests. My son has been waiting since the day he moved in mid August to get his icemaker repaired. The people in the office tell him they’re currently working on high priority maintenance repair requests which sounds like they must have a lot of repair requests if they can’t get the icemaker fixed. My son sent this email today to The Local. “Almost a month later and still no update from anyone on when I will get my ice maker working. The semester is coming to a close and it hasn’t worked once. I need a replacement part. I almost had it repaired once when someone came into my apartment only to realize they ordered the wrong part apparently. This was over 2 months ago now. I can’t understand how this has not been fixed.”
