Posting again since they deleted my review because they don’t want the truth to get out! Terrible place to live, I wouldn't recommend this place to my worst enemy. I didn't understand how they had such a big budget exclusively for the clubhouse while residents are trapped into leases for run down, disgusting, dingy, ghetto apartments on a poorly maintained property. However, after living here for 9 months I've noticed they are extremely predatory with the way they recruit new residents. The clubhouse and model unit are so far off from what you actually get when you sign here. I arrived on move in day (3 DAYS BEFORE CLASSES START BTW) to the most filthy, roach infested unit I've quite literally ever stepped foot in. Tubs all needed resurfacing, the place smelled like dead carcasses, appliances were almost all broken and all caked in dust and dirt, A/C didn't work for months, and socks, underwear, and rotten food left from the last tenant. The paint job genuinely looks like it was done by a toddler with no thumb. They just painted right over dirt, hair, pimple patches, bugs, everything! I spent the next couple of weeks on my hands and knees deep cleaning and waiting for maintenance, and I started my first week of classes extremely stressed and exhausted. Eventually I made the place somewhat liveable, but what still irks me about this place is the way they pressure everyone to resign and will treat you like a second class resident if you don't renew your lease. When I moved in, I couldn't understand how I was fooled into paying rent for the entire month + move in fees they said would be waived since I signed my lease within 24 hrs of touring just for it to sit in filth the entire month, and no one checked to make sure it was ready for move in. I realize now that's just how this place works!! They pocket as much money as possible from the leaseholders trapped here to put lipstick on a pig and do the only thing they truly care about... pressuring inexperienced, first time renters and students to sign a lease at this dump so they can use them as cash cows to keep the cycle going and recruit more residents to take their place. The property is genuinely so neglected, the grass is so patchy and never mowed so it is impossible to walk my dog without him getting covered in burrs and stickers due to the grass being literally as tall as him. When it iced this winter, every other complex salted the stairs and walkways for residents, but of course not here!! I slipped and fell on the ice on my stairs TWICE... You can count on the outside of your apartment to be covered in filth and expect to come home every day to wasp nests on the lights outside your apartment because nothing is ever cleaned here! Also we don't have valet trash here yet residents will leave trash outside their door for animals to come and scatter all around the building, and of course, no one will pick it up until it is blown away by the wind or something. I am genuinely embarrassed to be living here every time I bring guests to visit, but I don't anymore because on top of everything, they will lie to you and say they don't tow guests without a parking sticker because the property manager Ross has a side gig collecting kickbacks from RGC towing company, and he will call to get your car towed at 3am while you are asleep. Even if they are parked in the designated surface parking, not in anyone's covered spot, not parked improperly. And of course, they are "student housing" but only offer 12 month leases so they can still collect money from you when you decide to go back home to live in a clean and safe environment after suffering here. I can attest that neighbors have had similar/ worse experiences here including mold and cars being broken into. There are nicer and cleaner apartment in the same price range all around San Marcos DO NOT SIGN HERE. (EDIT: Regarding the towing, the leasing office told me the same thing, yet when we got the receipt after paying for the tow it listed Ross Crosskey as the person requesting the tow and the reason was “unauthorized parking”)

When I first moved in 3 years ago, my base rent was $475. Under the previous management, I would pay around $550 for utilities and all other expenses which seemed reasonable. Under new management (and base rent the same) my utility bills skyrocketed and my total rent would be close to $650-700 every month in a 4x2 unit, which is supposed to be on the cheaper side. Many of my friends who lived in 2x2 at other complexes said they paid around the same price which seemed ridiculous to me (so make sure you look at all your options before signing here) I had so many issues, from flooding to broken AC, broken washer and dryer, no hot water, and I could go on. When my apartment flooded, they put loud fans all over the unit, in my room, the kitchen, living room, and they were there for weeks. Pretty sure they forgot about them. I couldn’t sleep, couldn’t study, and the most recent time this happened (because it happened 3 times) they told me I should find somewhere else to stay. They also don’t enforce people picking up dog poop and the trash bins that are supposed to be for dog poop are filled up with so much other trash and NEVER taken out. They REEK. One of the biggest issues was the dust that covered my room, even with an air purifier and changing the air filter in the unit, my room was still covered in dust. I called and they said there was nothing they could do, but guess who’s being charged $70 so they can clean dust off my walls and baseboards, that’s right, me! I’m also being charged $67 for a chair that wasn’t in my room (it’s in the living room I just forgot to move it) and meanwhile I haven’t even turned my keys in yet. This place will find anyway they can to get as much money as they can from you when you live there AND when you move out. They want to pride themselves on their new amenities, but it took MONTHS past the date they said they’d be done for them to get finished. If you move in here, get a camera. I had stuff stolen from my balcony and when I told the office I just got the cold shoulder from them. Mold is another huge issue here. It’s EVERYWHERE. Between the dust and the mold, I constantly had issues with my allergies. Move here if you’re willing to pay an insane amount on your utility bills and when you move out and you like maintenance constantly in your apartment (when they show up) I have called so many times in the past few days to address the issues with my move out fees and they haven’t been answering or say they couldn’t hear me and hung up on me. Wasn’t going to leave a review at all since I had nothing positive to say but after the way they’ve handled everything the past few days, I felt it was necessary.

Should be -50 This place is Horrible!! Old management and new management is just as bad! Co-Signed on my Sons apartment and during my visit we found mold, part of the ceiling missing and a leaking A/C. During the move in they said the place was cleaned and it was not just disgusting. And do not contact them for concerns cause you will be waiting for a response. And pay attention to your bill cause they will double bill you and overcharge you and will avoid explaining it to you, I have left messages and sent emails for an explanation of charges and have yet to receive a response! Please think twice they don’t deserve any tenants..

I wouldn't not allow my child to live in these apartments. No student should have to live in these conditions. Texas State University should have housing available for their students. However, because they have inadequate housing students have to find a place to live. The Edge apartments are the worst apartments I have ever seen. Do not allow your child to live in these apartments. It's worst than the ghetto.

Living at these apartments was an absolute nightmare. First off, they kept charging me insanely high fees even though I didn’t have any roommates since everyone else had moved out. I was basically paying for space I wasn’t even using, and the management didn’t care to adjust anything. Then, out of nowhere, they moved me from my original room to a new one with roommates I didn’t even know. No notice. Just here you go, pack your things, you’re moving, and you’ve got three days to do it. This was in the middle of spring break, so I was already stressed, and suddenly, I’m scrambling to find a way to move my stuff with barely any time. The new roommates they stuck me with were a complete disaster. I’m talking about a total mess. Dirty dishes piled up, trash all over the place, and they weren’t exactly the friendliest or most considerate people either. It was like living in a house with strangers who had no respect for common decency. And that’s not even the worst part. The entire apartment complex was falling apart. Mold everywhere, on the walls, in the bathrooms, behind the doors. It was disgusting and unhealthy, and they couldn’t have cared less. It felt like they were just trying to squeeze money out of us and not put a cent back into actually maintaining the place. Do yourself a favor and stay away from this place. It might seem like a decent deal at first because of the rent price, but trust me, you'll end up paying way more in stress, frustration, and literal health problems. There’s no regard for tenants here, and you’ll always end up paying more than you bargained for. Save yourself the trouble. Just avoid it.
