I lived here for two years from 2021-2023 in a two bedroom two bath unit that was not yet updated at the time (I knew this prior to moving in and agreed). I had friendly neighbors who looked out for one another and enjoyed that the unit did not have carpet, had high ceilings, washer and dryer included, and a walk in closet. In my particular unit I did have reoccurring issues with water coming in through the baseboards and my AC unit going out and leaking— walls had to be torn out and this took a while due to materials being delayed but when all was done I was compensated back for this. There was never enough parking so I paid for a covered parking spot, and unfortunately had to have a few people towed for parking in my spot. During my time there new management took over and I adjusted to some of the changes- having to sign two leases was odd but understandable, I was accustomed to this lease by the bedroom model for student housing. Ultimately, I ended up moving out at the end of my lease, when my lease renewal had a significant increase in price. (Photos here are after I had cleaning service at move out.) Despite the headaches (last two photos capture some of those), I’ll say this wasn’t the worst place I have lived in in San Marcos and the office staff were pretty responsive, and maintenance guys were nice.

I lived here from summer of 2021 to december of 2024. When I moved in, this was a complex aimed at low income housing (section 8). There were definitely signs, too, considering the whole building was built with no weather protection. Then they sold out to student housing management company #1. Under company #1: My rent increased over 25%, with no improvements to the units. I kind of feel for them, because they definitely did not have the 411 on the state of the building and ended up being responsible for redoing all the balconies. They had a terrible time, and I guess didn't have enough money to pay all our essential services, so we also had many many months without trash pickup. The worst being about 5 months in a row. They then passed it to another company after about a year. Under company #2 (CURRENT): I feel less bad for company #1 realizing they certainly did not warn this next group about the structural / code concerns. They did a walk through and immediately noticed the large amount of water damage on the windows/missing drywall from them boarding off my balcony. When I told them about the renovations, and why, the blood drained from every one of their faces. They seemed concerned in person, but also didn't send anyone. Rent went up by 10%. The worst thing and something that others have detailed is this: They make every resident go through a third party for utilities, called Simple Bills. Simple bills is notorious for taking advantage and overcharging students, there are SO many websites talking about this, and they still exist. The first month I had to use them, my water bill for a 1 bedroom apartment went from 30-35 dollars, to over 250. I was desperately calling the city, simple bills, management, for months trying to get this resolved. They ended up sending some money back, but this continued and worsened each successive month and I had to start the battle each month from square 1. They still kept 100's of dollars, and ended up claiming over a 100% increase for every remaining month I lived there. When you talk to them, ask them if you can opt out of Simple bills. If they say no, you WILL be looking at a screen similar to the one I posted. I also included other photos of the major issues I claimed. I now live in a one bedroom middle of riverside (austin). My rent is 25% less than it was here, and I don't have to race home to line my windows with bath towels when it rains. Nor am I being over charged by 200$ for water I'm not using. I will give Jerry (the current property manager) the ONE credit he deserves. He had the decency to send my deposit back after all that. So take that for what it's worth. Still didn't put me in the positive for those last few months.

This is my second year living at Green Spring and things have taken a turn since management has changed. The primary issue I am facing is lack of support from management and the cost of utilities. For the past 5 years I have lived in San Marcos I have paid roughly $80 dollars for my utilities. This year Green Spring opted to change to Simple Bills. Since then my utility bills have jumped up to over $320. I have made multiple attempts to get in contact with management via email, and maintenance requests, phone calls, and in person meeting. I have also gotten in contact with Simple bills. No one seems to want to offer me any solution or reasonable explanation for my increase in utility rate. Simple Bills tells me my water usage has gone up drastically, however my daily habits have not changed at all. Management simply tells me they can’t help and I just need to send more emails. After writing about 4 emails with no help, it’s safe to say I’m not satisfied. I can’t find any reasonable explanation for why the cost of my utilities has quadrupled and is now more than that of my parents who live in a 4 bedroom house. Everyone I’ve talked to is polite enough, and smiles in my face but they still continue to drain my bank account with no solution in sight. I refuse to accept that this is normal. Not to mention that my utilities are split with my roommate so we’re actually paying about $650 for my unit in utilities. If that’s not insane, I don’t know what is. I could find rent for cheaper than that. At this rate, I don’t intend to resign next year and I would not recommend living here. They tell me it’s not simple bills and it’s the city that is at fault… yet I never had this problem when I was paying the city directly. However, now I don’t have that option. I could complain about more issues but this review is already a novel.

Great place to live I love my apartment. maintenance has worked hard and gotten back to me relatively pretty fast and been friendly same with people that work in the office always friendly and helpful. The building its self is nice and tucked away the train running by at random times can be a little loud but is always a vibe.the neighbors and everyone that lives here is pretty friendly or at least keeps to themselves and doesn’t make problems for others. As far as the actual unit there are small little things I wish were improved but overall the place is clean nicely built well furnished and everything works and there is a lot of space for what you pay for also rent and utilities are very reasonable. Biggest complaint though would be parking not enough spots for visitors or the people that live here they could definitely fix it up at the end of the parking lot maybe put a dog park and add more parking also there needs to be more lights in the parking lot very dark at night and can be a lil spooky when walking home. But overall great place to live and run by good people not without its flaws but no place is.

Currently living here for 22-23 year. They could be so much better than they are : they do not answer emails in a timely manner. Only the property manager seems to know what’s going on and they do not tell their employees under them anything , so wrong information due to billing has been given out . The apartments themselves are okay but they barely cleaned them before we moved in so there was this horrid cat smell before we moved in. Also when it is pouring raining our balcony leaks.
