At first I was hesitant to move in because of the reviews, but the Canopy staff has been very helpful for the past month, answering my 257,625 questions lol. I moved into a BEAUTIFUL unit with a great roommate and got everything I wanted and more out of the apartment. I wanted to live on the 3rd floor, a very clean roommate, have a fabric couch, updated appliances, and that is exactly what I received. The staff took the time to clarify any concerns I had, and treated me with kindness and understanding. Very excited to live at Canopy!

The worst apartment complex I have ever lived in. Steer very clear from this place especially with the new changes they are making. My apartment was nice to be in only after I had to clean everything in the common areas myself upon moving in. It was a disaster walking into my new unit but after that everything was good for about a year… UNTIL the new management. They started allowing random people NOT students to move here, ranging from people in their 40s, drug dealers, etc. I literally witnessed many drug deals as well as seeing guns near my apartment; voiced my concerns and they did absolutely nothing. I also have gotten countless important packages stolen from in front of my door, and this has happened to others as well. There is a homeless encampment behind the trash chutes which people walk in our community to get to. They do not clean the surroundings areas anymore they used to pressure wash every few months. Now there is trash everywhere up and down the stairs and so dirty. People have random dogs and they don’t even check if they are supposed to be there and they do not enforce anything about dog poop, there is literally dog poop everywhere! My air conditioning was so outdated and it would leak every day and turn off, as well as mold everywhere. I had a mold problem in my laundry room that was on and off and they totally discarded that issue. Beware of the hidden fees as well, they will charge you $15 to be on the top floor, $15 for community events that conflict with everyone schedules and very cheap events. They added water to our bill halfway through the year when they never charged in previous years. When I first moved in it was advertised as student living and this is now far from it. They focus more on minuscule things rather than addressing issues the property actually has. The road to get to the complex is filled with passed sex offenders and it’s shown on the registry so I recommend not walking alone at night. People I know have been chased and their cars have also gotten broken into, there are no cameras on the property except the front office. They know about all of these issues and still continue to do absolutely nothing about it.. Don't even get me started on how rude the office staff is as well as how they don’t do their jobs correctly. I had to do the sublease process myself and they seemed to not even know how it worked. Make sure to read your lease throughly because they will try to sneak some sketchy words in there. I am so grateful I have moved out of there and I hope they knock this building down and rebuild something better.

As someone who rarely writes Google reviews, please take this review seriously. Do NOT move here. The five-star reviews are incentivized with gifts. I remember during my freshman year, they asked me to put a five star review despite me never living at Canopy. Some of the staff are RUDE, UNPROFESSIONAL, and will LIE to you about even basic things. Some will not respond to emails or follow up when issues are reported. I moved in August and am still dealing with problems that should have been fixed before move-in. There is an ongoing termite and roach infestation, and pest control does nothing. Maintenance requests take far too long or are ignored, and when they do show up, the issues are not fixed unless it’s a specific person doing the work. Management does not take concerns seriously. You will be charged random extra fees with no clear explanation, and getting answers about billing is impossible. I signed with my rent being in the low $600s and now I am paying almost $700 dollars not including utilities. The newer staff do not know what they are doing but are the main faces you see everyday. This place is frustrating to deal with and not worth the cost. Save yourself the stress and live somewhere else. There are some staff members that are helpful during stressful times.Bri, the manager that usually has glasses and a top bun (forgive me for not remembering your name), and Kai. The main maintenance man is pretty helpful too. Watch out for anyone else.

Brianna, who gave us a tour and was great. She was very informative however not being able to see an actual unit was displeasing and we are not going to rent somewhere where we cannot see an actual unit. The property and amenities look nice, but without seeing a unit, we are not committing.

If I could give this place 0 stars, I would. I would not recommend living at this apartment complex to anyone. As a full-time college student working hard to afford my overly expensive rent and bills, this experience has been beyond disappointing. My roommate and I have been dealing with a severe roach infestation that has completely taken over our kitchen. Roaches aren’t just hiding — they are inside our refrigerator, microwave, oven, toaster, kitchen drawers, cabinets, and even crawling on our food. It’s disgusting, unsafe, and completely unlivable. Despite this, we were told it wasn’t a valid reason to break our lease and were asked to “be patient” while management handled it. Let me be clear: we keep our apartment clean. We sweep, vacuum, mop, and disinfect regularly. We don’t leave food out. Our dogs are clean, well-groomed, and properly cared for. This is not an issue caused by our lifestyle — it is a direct result of management negligence and lack of proper pest control. When pest control finally came, all they did was place bait in the kitchen. No spraying. No treatment in the bedrooms or laundry room. When they came again, they did absolutely nothing — and we were then told we had “refused service,” which is completely untrue. We’ve been cooperative and clear every step of the way — we’re just desperate for real action. We reported this issue to previous management, and it was ignored. When the new management company took over about two months ago, we allowed them the time they asked for to resolve it. Since then, there’s been no urgency, no solution, and now even canceled pest control work orders with no explanation. Meanwhile, this new management team is more focused on cutting down trees, painting doors, and updating pavilion areas than fixing actual health and safety issues inside the units. Their priorities are completely off — they’re putting effort into surface-level aesthetics while tenants are stuck in hazardous living conditions. We’ve had to hire and pay for private pest control out of pocket just to get by during the final months of our lease. As broke college students, that’s added a huge financial burden. On top of that, we’re each spending over $500 a month just to eat because our kitchen is completely unusable. We can’t store or prepare food, and we’ve been eating meals in our cars just to avoid contamination. We’ve also dealt with mold and severe dust accumulation. We’ve gone through countless black air filters, and although we keep our A/C between 72 and 74 degrees, we’ve been told to adjust it further to prevent mold — as if that’s our responsibility. Mold prevention should come from proper insulation and building maintenance, not tenant lifestyle adjustments. To add to everything, management also questioned the legitimacy of my emotional support animals, saying they had no paperwork on file — even though it had been submitted to the previous office. I had to resend everything, which only added to the frustration caused by disorganization and poor communication. The only team that has shown any real care has been the maintenance staff. They have tried their best to help us whenever possible and have been the only people who’ve shown genuine concern for what we’re dealing with. We truly appreciate them — but unfortunately, their efforts have been limited by the decisions and delays from higher up. We deeply regret renewing our lease. We’ve lived here under multiple management teams, and while none were perfect, this new company is by far the worst. There’s been no urgency, no accountability, no compassion, and we’ve been left to manage serious health risks on our own. This has been the worst rental experience of our lives. We wouldn’t wish this apartment on our worst enemy. This complex should be shut down until management learns how to prioritize safety, take responsibility, and provide livable conditions. Tenants deserve better — and we’ve had enough.
