Brian has been around the property for as long as I can remember, and he’s always had a great attitude. No matter what he’s working on, he’s friendly, approachable, and willing to help. You can tell he genuinely cares about the residents and takes pride in what he does. It’s not just that he gets maintenance issues taken care of he does it with a positive attitude that makes people feel comfortable and taken care of. Having someone who’s been here for a long time and consistently treats people with respect says a lot about his character. Brian is a big part of what makes this community feel welcoming.

I lived at Oxford Manor for two years. My experience started off positively, but a series of management issues over time has led me to caution others before signing a lease here. First, pricing transparency is a real problem. My friend and I were quoted different rates for the same room in the same unit, which raises serious concerns about how rent is communicated to residents. Pest control is another ongoing issue. Despite keeping our unit consistently clean, we dealt with a significant cockroach problem that was never adequately resolved. Most frustrating was a trash fee that was applied to my account incorrectly. I provided documentation proving our group was not in the area when the alleged incident occurred and specifically requested a review of security camera footage to support my case. Management refused to review the footage, provided no evidence connecting us to the situation, and upheld the charge anyway. The same thing happened when my bike was stolen from the complex — I again asked to review security footage to identify the thief, and was again denied. At that point, it became clear the cameras serve little practical purpose for residents. The pattern here is consistent: management is friendly and attentive when you're moving in, but once you're a resident, your concerns are not taken seriously. I made multiple good-faith attempts to resolve these issues and never received a fair or evidence-based response. I would advise anyone considering this complex to stay away from this complex.

I have so far been happy with moving into Oxford manor. The front office staff were super nice to me during moving in & helping me with any questions that I had. The apartment that I got was nice (I got a 2-2). The maintenance team here has been very responsive & quick to come when I had a minor issue moving In with my bedroom window not opening all the way someone came pretty promptly to fix the issue. I also appreciate that they take off the cost of pet rent if you have a therapist sign a paper for your pet being an emotional support animal. Overall so far I am pretty happy with calling this place my home for now.

The WORST place in Gainesville to stay! When I first moved there I went to wash my clothes and the washing machine was not working at all. I had to hunt maintenance down just for someone to come and check it out, it took them a week to come and check it out and once they checked it I had to wait another week for the part to come in. The part came in the following week and I went to wash my clothes again and it started to make this sound and just leave the clothes in the water that was stuck in the machine so, I called maintenance again and eventually had to go to the office and get someone because at that point it has been 3 weeks! Someone came and said that I had to wait ANOTHER week for the part they ordered that week came and the damn machine still did not work until they just replaced it with another used machine. That machine also was having the same problem so, they just gave me a new machine. That whole process took a month. I finally was able to wash my clothes but, then the dryer was not drying my clothes at all. Again I had to call maintenance and they dragged that waiting for a part for two weeks and then the part came and the machine still was not working until they eventually gave me a new one. The dishwasher none of my roommates ever used had smelly water inside and it eventually started to overflow out onto the floor and started to flood the kitchen. The picture down below is of the A/c filter that was never changed when I moved in and kept waking up with my throat hurting and I checked the filter and that’s what it looked like on the front and the back! I work for the government and two months before it got bad I told my apartment management about the shutdown and me not getting paid. I was able to pay up until November, now this was a nation wide occurrence and again I communicated with the office of the situation and also have them a letter from my organization and was still handed an eviction letter though I had no other issues with paying my rent in the past. I was told that I had 3 days to get my things before I get taken to court, luckily I got paid just before that time. During this second shutdown I had to leave because I didn’t want that same situation to happen again and be out of a roof. I turned my keys in and was told that I am still responsible to pay for the months I’m not there and also for the lease of 2026-2027 even though it has not started yet which in their contract it says I could end the lease before it starts however they said that I will be charged until they find someone to take it over. They are all nothing short of crooks when it comes to the collier company don’t move here!

Oxford manor is a very nice place to live. It is very calm, the amenities are great, and the apartments are very well taken care of. As a master’s student, it is a great place to live near campus without being close to all the party scene. The leasing office staff is really nice, specially Ciara, who is always very helpful ever since the first day I toured the place. The maintenance staff is also very fast to accommodate all of my needs. Overall, a great place!
