Worst place in gainsville to live. There liars and bullies. Tried to charge a extra 100 dollars a month for a junk uprgraded unit they claim. Run from this place. Its not even cheap anymore for this run down dump. Old outdate roach filled junk place. Roaches live in the walls of every apt. This place is trash. Mangment to maintaince dont care and takes thim multiple days to fix emergency leaks. Save your peace of mind and skip this place.

I have had an exceptional experience living in this apartment building and wholeheartedly give it a 5-star rating. Here is why: (1) Competitive Rates: Among the various options I explored, this apartment offers the best rates. It's incredibly affordable, especially for students.They also frequently run promotions that are hard to resist. From waiving security deposits and application fees to offering bonuses for referrals. (2) Responsive Management: Any concerns or queries are promptly addressed. The management team is approachable and maintenance requests are handled in a timely manner, typically resolved within 1 to 3 days. Once, my oven was broken and they dispatched the maintenance to repair it. However, when the issue persisted, they promptly replaced the entire stove. (3) Convenient Transportation: With five bus options available, commuting is a breeze. Even if you happen to miss a bus, the wait time is minimal. (4) Prime Location: The strategic location is a significant plus. It is just a 20-minute walk to the campus and is conveniently situated near essential amenities, including the Butler Plaza grocery area. In conclusion, if you are on the hunt for an affordable apartment with top-notch facilities, I highly recommend this building. It is especially ideal for students looking for proximity to campus and great value for money.

As of today, I have officially moved out of my four bedroom, two bathroom apartment at University Commons. I lived here for two years with three other friends of mine, and our experience here was… rough, to say the least. Let me start off by saying some good things about the place. The location was wonderful, community events were lovely and entertaining, giveaways and other events were fun, and the property manager and her team were kind and helpful people whenever we had issues. However, we had a lot of issues. Our unit was not in good shape. We did our best to take care of it, but problems arose again and again. Both bathrooms had ceilings leak due to our unfortunate upstairs neighbors misusing their own bathroom (it was a privately owned unit, because apparently that happens here, so the property manager couldn’t really make them stop). This caused mold growth and even holes to break open multiple times which resulted in very long repairs and rough living conditions. We even had a ceiling leak in our kitchen. Another thing we noticed about our unit in particular is the fact that we did not have as nice of a unit as some of our other friends who lived in another building. Our counters were old, chipped, burnt, and stained in different spots. Furthermore, there were so many things that were simply painted over! For example, a sticker on my bedroom door with the letter A on it insinuating that I was bedroom A that was painted over! One of our bathroom sinks were completely painted over! Towel racks, and other bars in the bathroom… painted over! It was so bad that the floors had paint spots on them that never came out. Our windows were leaky in bad storms, my bedroom door kept catching my bedroom rug and pulling it up, the laundry list goes on. Some shady people living there too, like my unfortunate upstairs neighbors, and some other older crowds of people who are definitely not students. I can’t speak for the entire complex, but our unit was definitely an unfortunate one… but like I said, the property manager and her team did help us get repairs whenever issues arose and were quick with it, even compensating us for our troubles. I greatly appreciate them and do feel bad to write about the negativity I felt for the apartment, because if it were service alone, 5 stars! The team is great! Sadly, though, the repairs and great responses and help weren’t enough because most of the issues persisted despite the repairs. We eventually just gave up on trying to get them taken care of… I guess at the end of the day you get what you pay for. But again, the people were great and so was the location. All I hope is that they handle renovations better going forward, and that hopefully it was just a case of an unlucky unit and not everyone had similar issues. Oh also don’t expect much of the amenities. Super small gym with gear stolen from it, and the pool gets dirty often.

If you like to cook, this won't be the place for you. Ended up moving out specifically because the kitchen was MISERABLY small. Even the fridge felt smaller than usual. Barely any counter space, we had to use the living room table for storage... The fridge door blocks off half the kitchen when open, for reference. You better hope you're the only one that likes cooking, because everyone will be in each other's way even if you just want toast. Cooking was genuinely stressful because of lack of space. Also, don't bother with the roommate matching form. They don't read it. There are rewards for posting 5 star reviews, so be wary. Outside of that, it was fine for the price. The community events are fun and management is friendly. Repairs were usually pretty quick. It's a roof over your head.

I enjoy living at UC. It’s super convenient with lots of bus stops nearby and in a quiet, peaceful neighborhood. The pool and clubhouse are awesome amenities, perfect for relaxing or just hanging out. Definitely recommend it!
