New parking restrictions are so lame! This has never been a problem til the new management decided to get superior towing involved. There is always plenty of spaces around and now any guests have to pay for parking? Honestly the new management at this place is unbelievable and unbearable! Do not move here!! Having to pay for guest parking and service fees on the silly website and just booting anyone within minutes is borderline criminal.

New management sucks. The place isn’t being ran as it used to be and I say bring back the old managers. There is constantly garbage everywhere, fees for things we shouldn’t be getting fined for like lights on the balcony, or furniture on our balconies. I also can’t walk my dog without being approached and spoke to by management when they could’ve wrote what they said it in an email. I also don’t receive any emails regarding fees or issues they have with my apartment. I have been living here for over a year. It used to be great but now I can’t live here anymore because of the management and the way the apartments are being kept. Like the appliances haven’t worked in ages. The toilet is outdated and runs constantly, the showers leak, black mold everywhere that we have to pay to treat or they fine us. Say the dryer broke they make you pay for it. They say that they will do inspections but then are too scared of your pets to come in and actually see the problems. Not really all that pet friendly. We have also been waiting for nearly a YEAR since July for them to replace our carpet because the people doing the carpet replacement didn’t want to come in because of our pets. The manager said that they would come back and they never did. The carpet is absolutely falling apart! So live here if you want to actually increase your rent every month by a couple hundred dollars and live with broken appliances/rotting carpet with managers who don’t care about your situations and just about money.

Don’t sign here. Despite having a massive lot with more than enough parking for everyone at all times, they no longer have free parking for guests—they jumped straight to mandatory paid hourly parking for guests. Residents still park for free (for now) but my decision to resign here was completely changed by this new rule being implemented. Utilities are RIDICULOUS. There’s got to be something wrong with their meters. Well over $100, sometimes $200 for a single person. My usage has remained the same across all the complexes I’ve lived, but Redpoint still somehow consistently charged me over twice what I’ve paid for utilities everywhere else. Entire pool area also closes randomly for “repairs” but somehow the hot tub has been broken for at least two years. Maintenance is also lacking. Bottom line, choose to live somewhere else.

As of June Redpoint Gainesville has partnered with Parkstash to charge any visitors or cars not registered with Redpoint residents a daily FEE to park (15 a day), despite the immense excess of parking spots in the apartment complex. a massive inconvenience and shameless cash grab to remove the main advantage of this apartment complex over other apartment complexes with more competitive prices, location, and amenities. Makes no sense since the parking lot never in my two years living here has been full. Also doesn’t help how far this housing is from campus so if you want your friends around, maybe don’t! There are also only a few visitor spots so don’t make plans to host any type of get together. Additionally, residents can’t park in the visitor parking so it really only means MORE limited parking for residents. So glad my lease almost over, don’t see why they couldn’t wait til August. Also, upon moving in my apartment was a complete ball of dust for some reason. None of the lights were above dim, making it impossible to see. do know this before you decide to live here — very few reasons left to choose Redpoint over other apartments in the area.

I previously left a review that said Redpoint was a great inexpensive place to live and I truly believed that up until a couple weeks ago. To start, one of the primary reasons I chose Redpoint (and living further away from campus in general) was because of the parking situation. I'm someone who HATES Gainesville parking. I work in a luxury apartment complex downtown where parking passes are through the roof, I'm always worried about a boot anywhere I go in Gainesville; and the one thing I was looking for in a complex was reliable, easy parking. Redpoint offered a fairly empty parking lot that residents can park in without trouble and I've had not a single issue with parking since. When I have friends over, they're able to park anywhere without worries of forgetting to throw a guest pass on the dash or speak to the office about registering their car. It was just easy. Today, I received an email that I'm assuming all residents received that Redpoint is now changing the parking situation to be monitored by a 3rd party app (instead of through our resident portal) and that we would now have to register our guests cars and make them pay $15/day to visit. Never in my 3 years of attending UF and living in Gainesville have I heard of an apartment complex charging GUESTS of residents to visit. Redpoint cited the change as a way to "improve parking availability" but as someone who drives to and from the complex every single day, I have never seen the parking lot next to my building more than 60% full. Moving to the app to monitor how long guests are staying, I have no issue with. Charging guests to park at a friends house and disguising it as a way to provide a solution to a problem that doesn't exist is a HORRENDOUS attempt to justify a cash grab opportunity for the apartment. I hope this review helps change this policy but considering it takes days to get in contact with the leasing office or someone other than their AI chatbot, I don't have much faith. On the topic of leasing office communication, Redpoint has a unique set of skills of avoiding resident contact by all means. 2 months ago, I received an email stating I had violated my lease because I had an unauthorized animal living in my apartment. What was interesting was that my roommate was allergic to all pets so it was impossible to house an animal. No pictures were provided in the email, all it said is that I would be charged upwards of $250. Of course, I was confused and wanted to know why all of this happened so I called the office. Like every single time before, I had to go through Redpoint's AI call assistant to get through to the leasing office and after 5-10 attempts over the course of 2 hours, no one ever picked up. After driving home from studying because I was so distraught over a lease violation and fine out of nowhere, turns out there were people in the leasing office the entire time and the email was just a mistake! Whoops! Redpoint is inexpensive and I have had a great time living there for the past year, but the inability to ever speak to management, their clear attempt to profit in a way I've never seen from an apartment complex before, and never clearing the dumpster of trash to the point where bugs and raccoons were a staple of the Redpoint dumpster for the entire week until they cleaned it on Monday's, I'm really struggling to recommend living here. I'll be reaching out to management in an attempt to resolve my grievances because I love my apartment, and I loved how easy going living at Redpoint was; but I feel as if it wouldn't be right for people looking to live here to not know these issues.
