About this property

Mannequin House

Welcome to Mannequin House – your new chapter in student accommodation London that doesn't just tick boxes but throws them out the window. Located at 5 Blackhorse Lane, Walthamstow, London E17 6DS, this place is where style meets study meets social life. The building offers both en-suite rooms and private studios, all fully furnished: think comfy beds, large desks, plenty of storage, décor that doesn’t feel like you’re living in someone’s leftovers.

Mannequin House sits in Zone 3 of London, super close to Blackhorse Road Station — just about a minute’s walk. That means you reach central London fast via the Victoria Line and Overground. So if you’re studying at UCL, London Metropolitan, Westminster, or any of the other big names, you won’t be stuck on endless trains.

All-inclusive bills? Yes. Free high-speed wifi? Also yes. Communal and outdoor spaces? Absolutely. All the bits that make life easy for a student, without nasty surprises at the end of the month. You want your accommodation to feel like a base, not just a place you crash — Mannequin House gives you both comfort and dream-room vibes.

Beyond the rooms, the property is designed for balance: study times, chill times, social times. There are study rooms, lounges, games rooms, and an outdoor courtyard to get fresh air (because yes, you will need it after eight hours of lectures).

If you’re worried about safety, you’ll find 24/7 reception, on-site staff, CCTV, and secure entry. You can sleep — or nap between lectures — knowing the building has got your back.

Rent starts from around £255-£280 per week for some en-suite room types, including bills and wifi. Studios cost more. For many students, especially international ones chasing budget and convenience, this property hits a sweet spot.

Life at Mannequin House (Facilities, Social Experience, Safety)

Facilities

Living at Mannequin House means having almost everything under one roof. Your en-suite or studio is fully furnished: bed, desk, wardrobe, good sized workspace, and often a small kitchenette in studios.

Communal facilities are on point:

  • Communal lounges and social areas — perfect to Netflix and chill, or hang out over drinks with friends.

  • Study rooms and quiet zones — so when deadlines loom, you’ve got a space that’s more brain-focused than party-focused.

  • Games room and vending machines — for distraction when needed.

  • On-site laundry facilities — no lugging loads down the street.

  • Outdoor courtyard and seating spaces — because fresh air is underrated.

Bills, utilities, and wifi? Included. Makes budgeting less scary.

Social Experience

If you hate being bored, you’ll be pleased. The accommodation runs regular social events year-round — movie nights, group dinners, casual meetups in lounges. Common kitchens and lounges are built not just for cooking and lounging, but for meeting people. Making friends is easier here than in some tiny flat-share where you barely see your roommates. Balancing your study life and social life is baked in. The outdoor courtyard is great for BBQs or just sunbathing when the weather behaves.

Safety

Big tick on safety. Here’s what they do:

  • 24/7 reception and security staff, so someone’s always around.

  • CCTV throughout communal areas and secure door entry.

  • Maintenance and support on site — if something breaks, there’s usually someone to handle it.

  • Clear rules in communal spaces to preserve calm and reduce risk.

Overall, you’re signing up for a place that respects your safety, peace, and general sanity.

Neighbourhood and Lifestyle near Mannequin House

Okay, so you’ve got the perfect room — what’s around? Walthamstow is quietly one of the gems when it comes to student living in London.

Connectivity & Commute

Blackhorse Road tube and overground station is basically your golden ticket. One-minute walk from Mannequin House. From there, Victoria Line and Overground take you to central hubs fast. Want UCL, Westminster, or City? Totally doable in 30-40 minutes. Some big unis are even closer.

Because you’re in Zone 3, your travel bills are moderate compared to being in Zone 1 or 2, but your access is still solid. For students, that’s a win.

Food, Shops, Hangouts

Walthamstow has cafés, markets, and street food — all the small joys. Walthamstow Market is not far — lots of food vendors, fresh produce, quirky shops. Local cafés and restaurants range from budget eats to slightly up-market, depending on your vibe. If you want late-night snacks or a chill place to work on an essay, there are plenty of options.

There are also pubs and social venues nearby — good for winding down after a week of lectures.

Green Spaces & Relaxation

Need breathing room? There are parks and outdoor spaces close-by. Perfect for early morning runs, reading in the sun, or weekend strolls. The courtyard in the property helps too.

Lifestyle Vibes

Walthamstow has a mix of students, families, creatives, and small businesses. It’s quirky, not super posh but lively. Expect diversity, street character, and hidden gems.

You’ll be close to essentials — supermarkets, Co-op, Tesco, and corner shops. For huge weekly grocery trips you might travel a bit, but for day-to-day life, you’re sorted. Evenings out aren’t bleak either: cafés, bars, and restaurants are within walking distance or a short ride away. Want culture? London is on your doorstep.

Unique Highlights of Mannequin House

Here are the standout features of Mannequin House — the things that set it apart from typical student halls or flats:

  • Ultra-convenient location — literally one minute from Blackhorse Road Station. Zone 3 access with Victoria Line and Overground means short, reliable commutes.

  • All-inclusive living — rent includes bills, wifi, and contents insurance; no nasty surprises.

  • Fully furnished en-suite rooms and studios — whether you want a private studio or a shared vibe with your own bathroom, Mannequin delivers.

  • Strong student community and social life — shared kitchens, game rooms, lounges, outdoor courtyards, and regular social events help you meet people.

  • Modern amenities and good study spaces — quiet zones and study rooms help you focus; communal spaces help when you want a break.

  • Safe and secure — 24/7 reception and security, CCTV, secure entry, and maintenance team on-site.

  • Flexible room types — from basic en-suites to studios; options for both budget students and those wanting something premium.

  • Outdoor courtyard and fresh air spaces — you get communal open air areas to decompress.

  • Transparent pricing and offers — semester lets, dual occupancy in some studios, and occasional cashback deals.

House of Student Take on Mannequin House

At House of Student, we reckon Mannequin House is more than just student accommodation — it's a lifestyle hub with perks built in. If you’re after convenience, safety, and a space that respects both your study grind and your chill moments, this is a top pick.

You’re getting walk-everywhere access (well, almost), solid transport links, rooms that feel modern rather than “just functional,” and communal spaces that don’t feel like afterthoughts. The fact that bills and wifi are included means less mental load at the end of each month — no surprise shocks from utilities.

Sure, it isn’t perfect — some reviews flag small issues like kitchen fridges getting crowded, but that’s standard in high-density student buildings. Overall, Mannequin House earns its stripes by offering quality, community, and location without charging Zone-1 rent.

Who Will Love This Property?

Mannequin House won’t be for everyone — but if any of the bullets below feel like you, you’ll probably love it:

  • You want close transport links — being near a tube and overground station matters to you.

  • You prefer peace of mind — having 24/7 security and staff on-site makes you feel safe.

  • You’re all about a social environment — communal spaces, events, and lounge vibes are your thing.

  • You dislike surprise bills — all-inclusive rent means easier budgeting.

  • You want personal space — your own bathroom, comfy furniture, and good storage.

  • You care about study and downtime — you need both quiet zones and social areas.

  • You don’t mind Zone 3 — you’d rather pay less and still be well-connected.

  • You want flexibility — different room types, dual occupancy options, and a mix of price points.

  • You’re an international or first-year student — you’ll appreciate the built-in community and support.

Living at Mannequin House / London Nest was a nightmare and one of the most stressful experiences of my life, especially as someone moving out on my own for the first time. From the beginning, nothing worked and nothing was handled properly. In my first room, my bathroom flooded repeatedly due to a leaking toilet and drainage issues. Water covered the bathroom floor for weeks. Management did almost nothing. I waited weeks for proper help, was given a mop and bucket, and was essentially expected to deal with flooding myself while still paying full rent. Maintenance requests went missing, and every visit was just a temporary patch, never a real fix. Everyone was all talk. I was constantly told things would be handled, that someone would come, that it was being “looked into” — and then nothing happened. Over and over again. When I was finally moved, the problems didn’t stop. New room, new issues, including unusable shared spaces and serious safety concerns involving a hate symbol directed at me from one of my flatmates that was handled with shocking carelessness. Instead of protecting residents, management tried to push responsibility back onto tenants and suggested inappropriate “conversations” rather than taking action. Rather than handling it I was told to either move rooms again (for the third time) or have a conversation with my flatmates. In the end I needed my host university to get involved and help ensure my safety concerns. This entire experience made moving out on my own for the first time incredibly stressful, overwhelming, and upsetting. What should have been an exciting step turned into weeks of anxiety because the building simply refused to take accountability. If you’re considering living here, know this: once something goes wrong, you are largely left to deal with it yourself. Promises are made, emails are sent, but very little is actually done. If I could give 0 stars I would

Heartwarming ❤️ From my very first day at Mannequin House, I felt welcomed, supported, and surrounded by an incredibly kind and caring team. Moving to a new country and settling into a new place was stressful and emotionally challenging, but thanks to the warmth and humanity of the staff here, my arrival was filled with comfort and reassurance. From the moment I arrived, Candy welcomed me with such kindness and positivity. She didn’t hesitate for a second to help me carry my luggage all the way to my room and took the time to show me around the residence with patience and a smile. That first human connection meant so much to me. It truly made a difference and helped turn what could have been an overwhelming moment into a comforting and reassuring experience. In just a few days, I already felt at home, safe, and settled. I would like to express my heartfelt gratitude to Candy and Aïcha for their unconditional support, their constant availability, and their efficiency in resolving any issue, no matter how small. They are always there to help, to listen, and to reassure. The entire staff is approachable, caring, and genuinely invested in the wellbeing of the residents. When I checked in, I was honestly impressed by the level of cleanliness of my room and by how well thought-out and pleasant the layout is. Everything is practical, functional, and designed to make daily life comfortable. The bathroom is very convenient, the wardrobe is incredibly spacious (I can fit all my belongings and still have room left!), and the shelves are perfectly placed so that everything I need is within easy reach. The drawers are also extremely useful and make it easy to stay organised. These little details really matter when you’re building a new daily routine in a new environment, and they make the space feel truly like home. What touches me the most is the human side of Mannequin House. I truly feel at home here, and I don’t feel alone. The kindness, attentiveness, and emotional support from the staff create a safe and comforting atmosphere. Recently, I had a small issue, and the team helped me solve it very quickly, with professionalism, empathy, and clear communication. I really appreciate how responsive they are and how clearly they explain things. They are present, they care, and they genuinely listen. Even though I am far from my family, I feel supported and emotionally safe here. Thanks to the warmth and presence of the staff, I can focus on my university life with peace of mind and serenity. Thank you from the bottom of my heart to the whole Mannequin House team for creating such a welcoming, caring, and human place ❤️

I’ve lived in this student housing facility for about a year, and overall it’s been a solid experience. The place is comfortable and reliable enough for day-to-day living. What truly makes it stand out is the staff, especially Candy and Rita. When I was very sick, they were incredibly supportive and kept checking in on me, making sure I was okay. Their kindness made a real difference and is a big part of why my stay here has felt reassuring.

I got bad impression at first but my agents help me rearranging all of the issue pretty quickly (toilet cannot flush, heater is not working, shower had only heat water). They seem to not checking the room before next arrival came ☠️. Moreover, the kitchen had no equipment like they told me before, so I couldn't do any. At first they told me to use staff toilets for 2 days which I needed to walk to another flat in order to use toilet and shower 😔 **pic can be seen from attachment** When I had a problem with laundry and dryer, the person at the reception said I need to pay extra charge for re-wash without any assistance, so I decided to message in the app and they refunded me. Btw, I stayed for 6 weeks with good location (next to blackhorse road station, Victoria line). There are lots of supermarkets around there like Walthamstow central. Except from these I didn't see any more benefits.

A close friend of mine lived at Mannequin House and it was honestly awful to witness. Every week there was a new disaster for her to deal with. Maintenance would enter her room without her knowing, leave the door open, and then when she went downstairs to report it, reception would say, “Maintenance would never do that, they’re supposed to lock all doors.” Spoiler: it kept happening. Again. And again. She dealt with flooding in her bathroom and was genuinely at a loss about what to do, because no one would actually help. Maintenance workers would sometimes argue with her and insist “nothing is wrong” while her bathroom was literally flooding. Truly gaslighting levels of customer service. On top of all of this, she had a hate symbol directed at her, which was handled with an alarming lack of seriousness. No real action, no protection, just more stress. The solution to everything seemed to be: “Let’s move you to another room.” New room, same problems or worse! Any time she went downstairs to ask for help, nothing was done. Promises were made, nothing followed. Watching her try to deal with this as her first time living on her own was genuinely so upsetting. Also the fact that no one reached out to her to even apologize for all these things is acc insane. Telling her that nothing was wrong, or that she was not right was so insane. I see on here Student Roost saying that if you ask for help that they will do their best to help but this really wasn't done for her, and it was so disheartening. If you complete enjoy chaos, denial, and being told “that didn’t happen” while it very clearly did. this might be the place for you. Otherwise, AVOID AT ALL COSTS.
