I have really enjoyed my experience living at University Valley! The staff is always so friendly, helpful, and responsive. The pool is definitely my favorite amenity, with a huge pool area, lots of tanning chairs, and umbrellas. The laundry room and property overall are kept very clean and well maintained, with a phenomenal maintenance team. They’re constantly keeping up with the property and making sure everything is taken care of. Overall, it’s been a great place to live.

I had a fantastic experience securing my lease at University Valley! Since I am an international student, I had a lot of questions and specific accessibility requests, but Sasha Matthews made the whole process incredibly smooth and stress-free. She was super responsive, helpful, and went above and beyond to accommodate my needs.

University Valley Apartments has been such an amazing place to live! The staff is seriously the BEST ever — everyone is so friendly, helpful, and genuinely cares about the residents. The property is always clean and well-maintained, and the atmosphere feels super welcoming. I’d definitely recommend University Valley to anyone looking for a great apartment community!

I have lived here for 3 years and can confidently say this is the worst living experience I’ve ever had. Management is rude, dismissive, and completely incompetent. They do not care about their tenants—only about collecting rent. Any concern you bring up is brushed off or minimized. The roach problem is out of control. Not “occasional bug” level—an actual infestation that never goes away. It does not matter how clean you are or how many times they send pest control. They are still everywhere. Living like this is disgusting and unacceptable, especially for what they charge. On top of that, they control when you have access to heat and AC. In ARIZONA. You will constantly be uncomfortable because they decide when it’s “time” to switch, not based on actual weather. And it will never actually be the temperature you set it to. What finally pushed me to write this review happened today. I woke up to an extremely strong chemical smell in my apartment. The office told my roommate it was “just paint.” It was NOT paint. I went into the office and spoke to the leasing manager, Sai Yamamoto, who dismissed me and told me the smell was safe and not to worry. No notice was given that chemicals would be used in a neighboring unit. Then I spoke with maintenance and was told the truth—it was a highly toxic product used to refinish a bathtub. So I went back to the office, upset, and explained that my pet and I had been breathing this in. Her response? A shrug and “I guess that helps your case.” That is the level of care they have for your health and safety. This place is overpriced, poorly managed, and honestly disgusting to live in. The only “benefit” is being close to campus—and I promise you it is NOT worth it. Do not live here. Seriously.

I love this place. Hands down one of the most stress-free apartment rentals in Tempe. Hands down, and let me tell you why. It’s simple, you pay less and you get more for the value. Wonderful people and amazing staff, from maintenance to the higher management. Wishing them all the best of success in their businesses.
