Overall, I had a fantastic experience living there for three years. Despite switching management twice during that time, each team was exceptional. The maintenance staff was always kind and friendly. However, I did have three minor complaints. Some of the hallways on certain floors had a distinct smell, both pleasant and unpleasant. Additionally, I never received a code to access the front door, which made it difficult to receive packages on Sundays when the office was closed. Last one would be the elevators, not only did I get stuck in one, but sometimes it felt like it took forever to show up even when there’s no foot traffic. Despite these minor issues, the apartment complex always felt safe. Even if my package was left in the mailroom, I knew it would be secure. Everything was well-maintained and clean. The pool was beautiful, and the rooftop lounge, BBQ, gym, and bathroom were in excellent condition. I would recommend living here if you want to be in the center of downtown for a decent price!

I’ve lived here for 10 months and experienced the management transition from Greystar to RPM. The current leasing office is hosted by Lauren, Tiana, and Kam who are each, great, kind, and sweet. They are quick and responsive when help is requested. They pay a role in making the apartment a pleasant place to live. They host/organize monthly events. Whether that be cookie bars, paint&sips, or plant potting events. Derby is also conveniently located. I would recommend.

We have lived here for over a year and have absolutely loved every part of it. The location is perfect and the views are so beautiful! After having toured every other apartment in the downtown area The Derby was the most perfect for us. The 2 bedroom layouts can honestly not be beat by anything else in the area. Our favorite parts are the amenities, views and office staff. There is always something to do nearby and you'll love trying all the unique restaurants. Downtown is completely different now than it was even just 5 years ago. The transformation of the city has been awesome!

The team is so fantastic! I really enjoy living here, it's like dorm-life-lite, where I can meet people in the building at socials, but also don't ahem to deal with it too because it's still low key and relaxing. Great vibes all around!

First off, the location is a total dream. Being right in the middle of Roosevelt Row downtown means everything is literally at your fingertips. Picture this: stepping out and being just a quick 5-minute walk from all the coolest bars, delicious restaurants, and awesome art spots. The energy around here is fantastic! Every friend and family member who's visited me has been absolutely blown away – they can't get enough of how chic and well-designed everything is. And the amenities? The rooftop terrace is my favorite – the city views from up there are just stunning, especially at sunset. If you're into fitness, the gym is well-equipped with everything you need for a great workout. And the pool? It's like a little resort right here. Having an on-site cafe attached to the building downstairs with great gourmet coffee and food? That's just next-level convenience. Okay, so a huge shout-out has to go to RPM, the new management company. They took over right after I moved in, and honestly, it's been a game-changer. They're doing an incredible job, especially compared to Greystar, who was here before (if you know, you know). The folks in the front office team are seriously the best – so professional, always super friendly, and they really go out of their way to help with anything you need. Every interaction is just smooth sailing and you feel really looked after. What really stands out about Derby, for me, is how safe it feels. You just have total peace of mind knowing everything is super well-kept and monitored, no homeless people hanging around our building like other areas of downtown – the community here is genuinely considerate. The soundproofing is fantastic, which means you actually get to enjoy peace and quiet in your own space, no loud neighbors, which is a big deal! And they even have a pool curfew, so evenings stay nice and calm for everyone. The only noise you hear is the music from the bars around, which is a lot of fun! They're also on top of cleanliness. The common areas inside and all around the building are maintained they keep up with if there’s any trash outside lying around the building. You can tell they take a lot of pride in keeping the place looking great. Honestly, Derby has totally surpassed all my expectations. I have to give a special shout-out to Tiana from management – she's amazing! Her leadership is so hands-on, she communicates wonderfully. If I ever have an issue, she gets it sorted out super fast and effectively. She's really a fantastic contact and shows how top-notch the whole RFM team is. So, if you're looking for a vibrant, safe, and really well-run place downtown where you can enjoy all the excitement, the music, and the amazing vibe of city life, but still come home to total comfort and style, you seriously have to check out Derby.
