Straight up, HH Eleanor at Walnut is an amazing place to live. I’ve lived here for 3 years while working full-time and going to grad school, and it’s been a great experience. My roommates have all been cool, the neighborhood is really safe (comparable to other spots in Philly), and maintenance is always quick and responsive. If I didn’t haver to move closer to my new job, I’d definitely stay longer. The location is super convenient with easy access to bus routes and the train, which made it a breeze to commute to UPenn for classes, West Philadelphia High School for work, or Center City to shop and eat. The laundry setup and gym is clutch when you need it, and management (especially Ricky Rodriguez and Samira B.) is super helpful and responsive. I HIGHLY recommend this place, especially for if you are on a budget, a UPenn or Drexel student or anyone with a busy schedule! Hope this helps.

I’ve had a great experience living at HH Eleanor at Walnut! Building is amazing, well-maintained, and in a fantastic location (close to Supremo/IFS/Penn Buildings). All the amenities are amazing and I haven’t faced any problem at all (Maintenance is really quick too). The management team is amazing, always available in our leasing office (same address) - especially ricky, who is always so kind, helpful, and responsive. He makes sure residents feel comfortable and happy. I’ve already extended my lease and I highly recommend this place!

Great place to live! As a student, what put it over the top for me was the relatively quick commute to Penn's campus (10-minute walk), the ability to have your own bathroom, and the peaceful neighborhood. Staff was also very helpful/responsive in the few times I've needed maintenance or anything else. I hadn't visited before moving in, so I was pleasantly surprised by the whole experience and would recommend it to anyone, especially students new to the Philadelphia area who need a solid place to live.

Edit (Aug 2025): After living here for three years, I ultimately decided it was time to move out because the management of the building no longer felt like a good fit. The apartments themselves are well-designed and affordable, making them a good option for students or young professionals who don’t mind sharing a space. However, the overall experience of living here declined significantly during my time. When I first moved in, there were regular resident events, and the community felt friendly and respectful. Over time, those events disappeared, and the atmosphere shifted. Hallways became increasingly dirty and damaged, and the sense of community faded. While management has always been friendly, they seem overwhelmed with the number of properties they now oversee. Unfortunately, this has created tension and lapses in professionalism. For example, maintenance and management used to notify residents before entering and would leave a note if no one was home. Toward the end of my lease, they began entering without notice, leaving lights and water running, and in some cases not securing the door afterward. Despite raising these concerns, nothing was done. The final straw for me was the roommate matching process. I was told roommates would be paired based on surveys and compatibility, but in my experience, this was not handled well. On multiple occasions I was paired with roommates whose lifestyle and culture were very different from mine, leading to difficult living situations. When I raised concerns, management insisted the survey showed a match, but this was not the reality. When I eventually moved out, I informed management that my lease would end at the end of the month. I removed nearly all my belongings early, planning to return to clean. Instead, I discovered that my room had already been reassigned, and the few items I left behind had been discarded without any notice. This was both upsetting and unprofessional. Overall, the apartment spaces themselves are nice, and the staff are personable, but the lack of organization, professionalism, and accountability ultimately pushed me to leave on bad terms. Original (June 2024): I have lived here for almost two years and would recommend it to any college student. The staff (shout out to Ricky and Samira) is super friendly and take care of requests in a timely manner. The apartment has keyed access so the building is not open to the public, making it a secure place to live. I also like that I don't have to find my own roommates, as the Eleanor has a roommate matching service. The apartment building is located close to public transportation (SEPTA) and three grocery stores within walking distance. So you don't need to worry about trying to get around or going far for food.
