I have lived at The Elm for almost two years and have had nothing but positive experiences with the building, management, and maintenance team. Brooke and Rich the property managers are always friendly and extremely helpful. Ed from maintenance is fantastic as well. Anytime something needed attention, he was quick to respond and get it fixed. Overall, this is a great place to live with a wonderful staff, and there is plenty to do in the surrounding area. I would highly recommend it to anyone looking for an apartment in the area.

Rent is reasonable for a 2B2B. The location is convenient for reverse commuters, with easy access to the regional rail and the suburbs. The building has a mostly undergrad student population (SJU is nearby). Choose your unit wisely, though, if you’re sound sensitive. And be respectful to your leasing manager — it pays!

Discriminatory Treatment and Unprofessional Conduct in Rental Process I had a very concerning experience with Rich during my son’s housing application process. My son had a strong credit score of 733, yet Rich required him to have two co-signers. Even after my son was approved, Rich requested access to my husband’s bank account, which felt unnecessary and inappropriate. Additionally, we were told my son needed to provide $2,500 to move in, along with a photo. After submitting the photo, I checked the listing two days later and noticed that Rooms C and A—previously listed as unavailable—were now suddenly vacant. When I asked Rich about this, he confirmed that the other two tenants had moved out. This raised serious concerns, as it appeared they may have chosen not to stay after seeing that my son is Black. Due to these concerns and the overall experience, we decided to cancel the lease. My son instead moved into Drexel Arms across the street, where he is very happy. For comparison, a coworker of mine—whose husband is a physician and white applied for their son, also a Saint Joseph’s student, and was approved without any issues and only required to pay one month’s rent. Overall, this experience felt discriminatory and unprofessional, and I would not recommend working with Rich.

I had a really positive experience living at Elm. The building was always clean and well-kept, and any maintenance issues were addressed quickly. The management team was friendly, professional, and easy to communicate with. My apartment was cozy, quiet, and had great natural light. I also appreciated how convenient the location was—close to campus, grocery stores, and other essentials. Overall, Elm provided a safe and comfortable living environment, and I’d definitely recommend it to anyone looking for a reliable place to live.

I had a great experience living here. The apartment has a luxury interior with modern finishes, and the AC and heat always worked perfectly year-round. Maintenance was reliable and quick to respond to any issues. The location is ideal—right next to the Overbrook Regional Rail station and just two stops from Center City, which made commuting a breeze. The gym is fully equipped and never too crowded, which was a huge plus. Highly recommend!
