Hamilton Court, philadelphia-pa

Terrible property management and highly unprofessional experience. My daughter and I flew to Philadelphia because she will be moving there this fall for school, and we scheduled an apartment tour in advance. When we arrived at the appointed time, no one was available to show us the property. After calling the office, we were told to come back in an hour. When we returned, the office was still unattended, and no one answered our calls. They eventually stopped picking up the phone altogether. We traveled a long distance and planned our trip around this appointment, so this level of disregard for prospective tenants was extremely disappointing. I would not recommend this property management company based on our experience.

Do not rent here. Just read the other reviews, it should be alarming that a apartment for students has so many 1 star reviews. I rented for a semester and they took a year to get my deposit back after nearly 60 emails. They are super prompt to issue you random unexplained charges but when it comes to giving you back your money, its suddenly not their problem anymore. In the apartment itself, there are so many issues, heating is always spoiled, we had a rat issue 2 months into moving in. Managment doesn't seem to care at all. If you are a student at Penn, just take it from me, even if it's your last option, don't rent here. Just don't do it. Even a cardboard box might be better because it doesn't try to cheat you of your deposit

10/10 experience I toured the building with Amie and she was so respectful and helpful. I had alot of questions and she was very knowledgeable and patient. She answered every question i had. Even following up she was very responsive. I ultimately chose another building but i would recommend still checking out the property. Tour with Amie if you can!!!

My experience at Hamilton Court has been nothing but positive! Amie and Teisha are responsive, helpful, and have been great to interact with. I have loved living in Hamilton Court. The appliances are great as well as the amenities, and it is a very comfortable, homey place.

Really good apartment complex, the management are great people and care about the residents. The gym and other amenities are really nice too, would recommend
