We have had such a wonderful experience with The Retreat, and so much of that is thanks to Morgan, the Leasing Manager!. From the very beginning, she has been incredibly kind, patient, and helpful, always going above and beyond to make sure my son and our family felt comfortable and supported! Morgan has taken countless calls, promptly responded to emails, and consistently reassured us whenever we had questions or concerns. She made our sons freshman-year move-in process seamless, and her support continued as he prepared for his sophomore year.! As a parent, there is nothing more comforting than knowing your child is living in a community where the staff genuinely care. Morgan’s dedication, professionalism, and kindness have made all the difference, and we are truly grateful for everything she has done!! I cannot recommend The Retreat highly enough, and I can’t thank Morgan & her staff enough for helping make our sons college housing experience such a positive one!

Already renewed my lease for next year. I have really enjoyed living here so far. The events that they do are great, giving anyone free food. The clubhouse area is very nice with a resort style pool. Lastly my apartment and individual room is very spacious.

Loved living here! Houses are super spacious and had a nice walk in closet. Maintenance is terrific and helped any time we had any issues and office staff is super helpful. Events are fun especially the free food ones.

As a parent of a UCF freshman, I want to share our experience with The Retreat in Orlando so that students and parents can make informed decisions and carefully review lease terms, fees, roommate policies, and maintenance expectations before signing. The property presents itself very well during the leasing process. The model unit was attractive, and staff provided reassuring answers regarding move-in preparation and maintenance. Unfortunately, our experience did not align with many of those expectations. Before move-in, I specifically asked whether carpets were professionally cleaned between residents and was told they were. However, upon arrival, the unit showed significant wear and cleanliness concerns. Kitchen cabinets were heavily scratched, paint appeared hastily applied with splatters on flooring, and the entryway contained dirt, spiderwebs, and wasp nests, creating the impression that it had not been thoroughly cleaned. Landscaping around our son's building also appeared neglected compared to the front areas of the community. Although staff advised that mulching and hedge maintenance were scheduled, no noticeable improvements occurred during the lease term. Inside the unit, we encountered recurring maintenance issues, including roaches, electrical problems that caused breakers to trip when using common appliances, washer and dryer malfunctions, and a leaking toilet at move-in. To management's credit, the toilet was repaired after being reported. Additional concerns included worn carpeting, deteriorated bathroom cabinetry, damaged window screens, and mismatched blinds. One blind ultimately required replacement. Kitchen cabinet doors and drawer fronts were another ongoing issue. Staff acknowledged they needed repair and indicated they would be replaced. We received multiple communications suggesting the work had been completed or scheduled, yet the repairs never occurred during our son's tenancy. We also experienced a refrigerator failure that resulted in spoiled food, with replacement costs borne by the tenants. Prospective residents should also note that refrigerator storage capacity may be limited for multiple roommates and should ask whether it will adequately meet their needs. One of the biggest surprises involved utilities. During leasing, we were told to expect approximately $45 per month per roommate in a three-bedroom unit. Actual charges were often significantly higher, sometimes approaching three times that estimate. Prospective residents should request a detailed explanation of utility billing and allocation methods before signing. Students should also carefully review roommate placement policies. While roommate preferences and matching tools are offered, placements are not guaranteed, and management retains discretion regarding assignments based on availability. My recommendation is to thoroughly review the lease agreement, request written explanations of all fees, and ask detailed questions about utility billing, roommate responsibilities, administrative charges, late fees, payment processing fees, and rent payment methods. It is also helpful to request examples of actual utility bills from comparable units. While the community offers appealing amenities and strong marketing, our experience revealed a significant gap between leasing expectations and the actual condition, maintenance, utility costs, and overall management of the unit provided.

I highly recommend that nobody live here. There was a major police bust here a few months ago and of course the retreat didn't even acknowledge it. Everyone always knew that there were drug dealers doing their business out in the open. But of course the retreat didn't tell anyone anything and did nothing about it. This tells you enough about their attitude already. Some tenants have been locked out of their own houses and rooms. They care so little about making sure that their keys actually work that multiple people here had defective keys at some point. One girl was not able to get into her own house on moving in day. She would have had nowhere else to go if she didn't stay with a friend. They have no actual after hours service, you can call but there is nobody to help even for emergencies. The houses are old and dirty. They were built cheaply and even the outsides are pretty ugly, a lot of chipped paint and trash. Inside they all have creaky stairs and floors that are covered in filth, mine were always really sticky too. They don't care and won't do anything about it even if asked. I reported these issues but they will only charge moving out residents for these problems without ever cleaning it up for the new ones. You will guaranteed be charged for the problems your house will already have. We all tried talking to the staff about it repeatedly but they don't care, the managers are especially the worst. The model house they show for tours is nothing like the actual ones you get so don't even trust that. They conveniently won't show anybody the actual room they will have before signing a contract. They're going to be adding on fees for so many things so you'll be paying much more than they make it seem.
