I have been living here for almost two years now and have not had any major problems except it comes to maintenance. The maintenance team is absolutely atrocious. On March 7th, while I was away, a PVC pipe broke on the third floor and flooded my bathroom and room on the second floor. I received no phone calls to let me know what was going on. All I received was 3 emails letting me know they had installed fans in my room and would need to relocate if possible. When I came home they had moved all my things, made a complete mess of everything, and did not document or inform me any details of what happened or what they had done. At this point I had no idea what the water intrusion issue stemmed from, if it was dirty or clean water, or how much of my things got water on them. I ended up relocating to a unit downstairs for 2-3 days while the fans were still in my room. After they removed the fans they told me my room was habitable again. My room was left a complete mess. Part of the baseboards were removed, drywall was removed, my bathroom was DISGUSTING, everything smelled like dirty water, my bed sheets were stained, my carpet was stained, and my area rug was stained and they did not clean/replace anything and expected me to move back into that. When I called, they told me they were going to come back to finish the drywall and baseboards (but not clean my carpet), and could not tell me when they would finish with everything just that “they would be in contact”. When I demanded they send someone out to look at the conditions of the carpet is when they decided they would steam clean it. Mind you, they already knew the conditions of the carpet. I figured I would not move back into my room since maintenance would still be in and out of my room and I did not want them dirtying more of my things. It took them almost TWO WEEKS to send someone to fix the baseboards and drywall. When they left, there was drywall all over my bed and all over the carpet. Today I get a call that on Monday they are doing “cosmetic work” on my bathroom and don’t tell me what it’s for. By this time I have already taken the time to deep clean my entire bathroom and replace everything damaged since I had assumed they did not need to go in there anymore because they never mentioned any further work needing to be done and it has been almost three weeks since the incident. When I call back to ask what it’s for she tells me they are going to do work in my shower and bathroom and check to make sure there are no issues after the water damage. I asked if I can decline it and explain I had already spent hours cleaning and did not want them bringing their tools and shoes all over bathroom and she said that was not possible. She also informed me that they were still reviewing my request for the carpet and that they were “probably going to clean it but it’s not 100% guaranteed”. And once again did not tell me when that would be. It has been almost three weeks and they are still not done with everything. They do not inform me when things still need to be completed and what more they have to do until they schedule it. I have been forced to either stay out of my room and sleep on the couch or continuously deep clean my room after every time they come in and leave a mess. Nothing has been done in a timely manner and there is absolutely zero transparency with everything they are doing. I have no idea what they touch in my room/bathroom if I am not there when they come in. Unless I call and ask them to ask the maintenance manager they do not tell me anything. Do not move here.

Are you disabled? Do you use a vehicle? Do you want multiple golf carts in your disabled parking spot, when they literally have their own parking? Do you want construction equipment, port-a-potties, and dumpsters taking up your spots for a month or so and be forced to park further away and take longer to walk to your apartment as a disabled person? Do you like it when people litter in your spots? If so, you'll LOVE Knight's Circle! EDIT: Forgot to include photos, so added those just now. The last 6 that I included are just for documenting the names of the companies of the vehicles/equipment used in case that information is useful.

My daughter lived at Knight's Circle this past year and had mixed feelings about her time there. It was certainly an upgrade over living in a dorm, but it still wasn't great. When compared to more expensive apartment complexes in the area, you definitely get what you pay for. I asked her to make a list of what she liked and disliked. Pros: - Location, location, location - Price - Size of apartments - Updated kitchen appliances - Balcony - Ample parking and lighting - Security and automatic gates - Mailroom - Maintenance office responsiveness to issues Cons: - Outdated furniture, bathrooms, rugs, and lighting/ceiling fans - Cleanliness of apartment at time of move-in - Lack of trash pick up in outside hallways - Multiple water leaks from adjacent (above) apartment - Maintenance entering apartment and bedrooms unannounced - Leasing office not answering their phone

This is my complete and honest review of my past year with Knights Circle. I chose the as-Is move in in August of 2022. This means that Knights Circle did no prior cleaning after the previous tenants moved out. I live on the third floor in phase 3, which is the phase closest to UCF. When I arrived, the previous tenants must have done a good job cleaning because it wasn’t as bad as I was expecting. Yes there was some dust and a few small things left (wall hooks, hair bands), but for the most part it was empty and relatively clean. Being the first to move in, I got to witness the cleaning process for my roommates’ rooms, who opted to pay the $200 cleaning fee and move in a couple days later. The cleaning process is incredibly thorough, I can assure you. They completely remove the old carpet and install a new one, repaint as needed, and clean the bathroom. Anything left over from the previous tenants is removed. They will make sure that the room you get matches the advertised pictures. There are no elevators, so bringing up your large items can be a hassle. After move in, Knights circle remained a pleasant place to live for the entire year. I was so happy with my time here that I signed for the next year as well. The rooms are very spacious and so is the common area. I also like how we each have a private bathroom. My roommates and I enjoy watching the rocket launches from our balcony. It is also a good place to store your bike if you prefer to have your bike covered. There are plenty of bike racks around Knights Circle, however. Work orders are taken very seriously, so if anything breaks they will have it fixed by the next day. We had our dryer cut out on us, and our stove. Both were repaired incredibly quickly and the process did not cause any disruptions. The walls are thicker than a lot of other places that I’ve stayed at. If the neighbors are making noise I can’t hear it and it’s not a problem. Also, Knights Circle hosts many fun events throughout each month. For example, during finals week they gave out snacks and care packages. The amenities are kept clean and up to date. I love the pool and the gym which are within walking distance no matter where your apartment is. The game room is also cool, but as an engineering major I don’t have a lot of time to use it. The best part about Knights Circle in my opinion is the location. It is right across from UCF so biking, skating, or scootering to campus is a good option. I always bike to class and it takes me at most 15 minutes for my farthest classes while biking slowly. I can get to class faster biking than I can driving, especially the first week when traffic is insane. It is well worth the price for this convenience. Speaking of price, It is about 800$ per person per month for a 4 bedroom 4 bathroom apartment. This honestly isn’t a bad deal for Orlando, and you save money on gas since you’re right next to campus which offsets the cost. Parking is never an issue at Knights Circle; there are plenty of visitor spaces and resident spaces. Now for the bad: The bike racks aren’t covered, which means that I have to keep my bike in my room or on my balcony to protect it from the weather. Also, depending on the roommates you get you could have a blast, or have to deal with heck every day. This is not a Knights Circle issue, however; you will deal with this as long as you live with roommates. There is always someone on the phone or at the desk if you have a problem. I wish they had elevators sometimes but it’s not that big of a deal. Some people have pets, so if you don’t like pets you’d just have to deal with it I guess. Some of the vending machines are broken :(. Also you only get $30 for utilities every month! I always go over by like 5-10 dollars. I don’t even do anything crazy, I have a small mini fridge, a computer, and my laptop and phone and somehow I always go over. I’m even crazy about turning things off when they aren’t in use, I don’t get it. They shouldn’t advertise utilities included when I still have to pay monthly for them, even if it’s really cheap.

I lived here for a year and the experience has been extremely overwhelmingly negative. Complete ineptitude across the board, from the people that run knights circle to the people that run the front desk. From fines that make no sense, to getting conflicting information that caused me countless issues, they drop the ball at every step. The WiFi works maybe 15% of the time and that’s a generous estimate, I had to turn off my WiFi to get this review to upload. The geokey system either just doesn’t work, or is always having troubleshooting issues. Trying to communicate with the people that run this place is a complete waste of time and filled with nothing but anger and unsatisfying answers. Do not live here if you have the ability to live literally anywhere else.
