I've lived at Arden Villas for the last two years, and after experiencing two other properties I can confidently say this is the right choice. My room is huge, they've updated something from the property every year i've been here and its super close to campus. I'm surprised about a lot of the negative reviews, ultimately i don't think people are being realistic. This is basically off campus student housing and a lot of college kids don't know how to behave and take better care of their home. I feel like we have lost that sense of community which is not something they can directly control. Like the gate literally broke because people kept speeding past it after they fixed it multipole times. They jsut fixed it again let's hope it lasts this time. Its true hallways are often dirty I agree they need to figure out a better solution, but I have personally never had a roach in my apartment because if you know about roaches you know as long as you're not dirty they wont pop out at your place. Plus i think people forget that you can request preventative pest control sprays every week you just have to call in. Don't let the other reviews scare you, people rarely come here to give honest feedback they usually just come here because they were upset about something but i can tell you right now every single time i've had an issue and I brought it up to the front desk they always helped me and were super sweet about it. My roomates and both my neighbors are staying for another year. My advice is to come and see it for yourself and not let the biased opinions of whiny daddy's money kids sway your opinion. Arden Villas is not perfect but it is not any worse than any other property in the area.

I absolutely LOVE Arden. From spacious floorplans, affordable rates, and a staff that is as helpful as they can be, you can't ask for much better. The amenities are great (24/7 gym access, 24/7 grocery area, quiet and spacious computer labs/office areas, and multiple on site washers and dryers if necessary!) The staff is very helpful namely Undrea, Lauren Shania and Victoria. They are always quick to help in the best way they can. The maintenance here is great too. Within 48-72 hours most issues will be handled with no problem whatsoever. Would certainly recommend this as somewhere to call home.

Please save yourself the trouble by maybe spending a little more to live somewhere nicer. Living at Arden has been frustrating for multiple reasons. Neighbors leave trash, litter, and at times have even thrown up on our stairwell/hallway and it has taken us complaining multiple times for something to be done about it. Noise levels are absurd as every other day someone blasts music that shakes the walls. Roaches are disgusting, and we got lucky that we only see them once a month compared to how bad of a problem it is here. The issues that this complex has had with wifi and water have been extremely frustrating, going so far as to still charge us for wifi when it was out for basically a whole month. We are students who need wifi for school and they worked at a snail pace to fix issues. They close the water every other week without proper time for residents to prepare. The added fees on top of rent have been exorbitant, especially as they made it seem that a lot of services were included with rent when they clearly were not. The gate has not worked for the full year we’ve lived here, and after the terrifying security issues they’ve had in the past that is just unacceptable. The security that is stationed there sometimes doesn’t do anything and never has, doesn’t check cars or who’s coming in. People will take up parking spaces from residents all the time, and it’s IMPOSSIBLE to have guests over during the semester due to the very limited guest parking. I suspect they’ve had bad mold issues since for a whole semester I’d get sick every week until I had the maintenance put mold product in my vents, then suddenly i got better. Entering our units every other week to do “inspections”. This has just been an overall disappointing experience. The only pro has been the apartment and room sizes, but it’s not worth it. Scamming college students who need a good place to live. Maybe invest on things that actually matter to make this a good place to live rather than events or food trucks.

Do not move to Arden, since I live there I’ve had weeks without ac even during summer, this happened 3 times because the first two they didn’t fix it correctly and every time it was broken for at least 2 weeks. ( the third time they fixed it because I had a constructor professional who helped me and we were about to take legal action) There is power outage quite often, water pipes break often too leaving you without water a whole day. Also there was a problem with the wifi, I let them know and they said they would contact the provider, they never fixed it so I had to do it myself. I feel like when you are paying for your amenities you have the right to have them or at least when it’s a constant issue to have some type of refund or discount. Administration is poor, they don’t listen or try to help you. It is also true what everyone says about roaches and ants, I haven’t had a serious problem with it but I’ve definitely had some.

Last night my vehicle was towed from this property under claims that my parking pass was not renewed. After reviewing my lease agreement, there is no clause stating that a free parking pass must be periodically renewed. The only requirements mentioned are to notify management if changing the registered vehicle, keep the vehicle registered, and pay any applicable fees. None of these conditions were violated. I was then told I was parked in a handicap space without a sticker. While I was parked in a handicap space, my license plate is properly registered with my handicap permit, which legally authorizes me to park there. The leasing agent claimed that I had been notified via text message or email about the parking pass issue. I was not notified through either method. He later stated that I was opted out of marketing messages, yet the last message I received from the leasing office was just last week. In addition, I have visited the leasing office multiple times in the past two months and have received emails and marketing messages without any issue. At no point was this matter brought to my attention. To make matters worse, I was told the manager would not return until Friday and that nothing could be done. However, when my girlfriend called shortly after, she was informed that the manager was actually there and would be back in 10 minutes. This inconsistency was extremely unprofessional and embarrassing. I did not violate my lease agreement, yet I was treated as though I had. I urgently need the property manager to contact me directly to clarify this situation and address the wrongful towing.
