Overall, other than getting robbed and my apartment filling with smoke due to a heater issue, I have not had a negative experience living at Boardwalk, and I appreciate that maintenance is generally responsive and keeps the property in good condition. However, I would like to formally raise an ongoing concern regarding the sprinkler system. The sprinklers are activated daily and use irrigation water, which creates a strong odor and often makes common walkways unusable. I live near the front of the complex by the pool, and when the sprinklers are on, I am unable to use the main path. This forces me to take a significantly longer route around the front of the property, which has caused me to miss the UCF shuttle on at least one occasion. Additionally, this evening around 6:00 PM, I was walking through the path when the sprinklers unexpectedly turned on and soaked me with irrigation water. This was both inconvenient and unpleasant, especially during a time when many residents are commuting. I respectfully ask that management consider adjusting the sprinkler schedule to avoid peak walking hours or some kind of sprinkler adjustment. I also believe that adding proper sidewalks in these high-traffic areas could help prevent these issues and reduce the need to frequently replace sod and mulch.

2025: I'm going to give a full in depth review as a Junior at UCF. Firstly, I pay $924/mo in rent and I enjoy living here and renewed for a second year, so overall it's a positive experience. The location is incredible. I ride an electric scooter that cost me $400, so instead of paying for insurance, gas, parking, etc, I can ride to class for free in under 7 minutes. It's literally right at campus, it's a perfect location and that alone is worth a lot. The size and quality of the apartment is pretty nice. I wouldn't expect much more from this price point this close to campus. Some other apartments are nicer but are further from campus. However, compared to Aves, Plaza, and Knights Circle, this is cheaper, relatively as close to campus, and far better. I've been to all of those apartments, this one is bigger, more home-y, and less expensive. That being said, it's an older apartment so some things aren't perfect. For example, my windows don't really stay up and there's a few holes in the screens. I'll probably ask to get them fixed but that's how it came. Amenities are pretty good. The hot tub is reason alone to go here. If there's no hot tub at your apartment you're wasting your money. This one is elite, it's HOT, you can't stay in longer than 10 minutes without overheating. Compare that to Plaza which has a bigger hot tub but is like 20 degrees colder.. I would always pick Boardwalk over it. However, they do close it for "maintenance" every winter for a few months, but realistically they're closing it because fewer people are here and it's more expensive when it's cold out. The gym is decent, it has cables, treadmill, cycling, elliptical, and a bench with dumbbells up to 35. It doesn't really suit my preferences and I would rather go to the RWC any day, but it's good if you just want a quick treadmill run. Lastly, the price includes I believe $40 off of electricity and water for each roommate, so $160 in total for a 4x4. We keep the AC at 72/70 at night, and open the windows when it's colder. Only two months did we actually have to pay an extra bill (and it was $11 and $3 each roommate) because it was super hot and we were keeping it at 70 all the time. If you like it around 70 during the hot months expect to go over your amount a little. Overall, I think it's very nice for my needs and a perfect location. My room is big, the common room is huge, it's not that expensive and we never pay utilities, and the very hot hot tub is a huge perk. I think it's a hidden gem that people overlook, but it usually leases up to Feb/Mar so if you're looking for something nice near campus, I would definitely add this as an option. I included some pictures of my room as a reference for size. 2026 update: been living here two years now. I've read some of the bad reviews and they're mostly one-sided. Like for example one of the reviews claims boardwalk didn't pay their electricity so we lost power for a day - I talked to the electricians when they were fixing it - it was a server issue at the energy complex where they misrouted the money (how does that even happen? Idk). And breakins are horrible, they can happen anywhere, especially in Orlando. Ask them to update your security system and they will or install your own. They just gave us a brand new TV because we asked. I still highly recommend this place!

Staff is unhelpful. While processing my sublease application I had to routinely call them to make sure it was going through. After sending over signed forms they called me asking for forms they should’ve already had. Didn’t give me email updates even when they called the wrong number so I had to call for updates. that Misplaced a key from my sublease and told me they didn’t have it so the old tenant had to call and tell them to find. I asked for some info about move in and they said just come grab the key. Were extremely unhelpful full for move in just because I’m a subleases, didn’t give any welcome info, I had to ask for my parking pass. Didn’t give me the welcome packet. Gave me the wrong info for the wifi. Also the dishwasher is not working and loosely installed.

I have been living here for a year now and have only positive things to say. The previous year I had stayed at Plaza on University and had more issues than I could account with management and cleanliness. THIS IS NOT THE CASE WITH BOARDWALK. There is always plenty of parking in the lots and normally spots directly in front of your unit. My unit's dryer broke and within 24 hours maintenance had fixed the dryer and that has been the case for the repairs we have needed. The management at the office is very friendly and understanding of anything you may need from them. Any reviews mentioning bugs are due to their lack of cleanliness. The only negative thing I can say is there is a mold problem in my unit but when I moved in I called maintenance and they tore apart the bathroom bleaching and cleaning everything to ensure the mold was gone. Some mold has grown back since but if you stay on top of cleaning then this problem is moot. The AC unit is amazing and sometimes I find my unit to be too cold, a problem I never had at my last apartment. I've never paid more than $10 extra for utilities and normally we don't have overages for the month. If you're looking for a place to stay near UCF I highly recommend this complex.

RESIDENTS DON’T FEEL SAFE HERE! AWFUL EXPERIENCE AND SERVICE! DON’T COME HERE! The gate is broken, doesn’t work and Boardwalk’s property manager Kimberly says they don’t have enough money to replace it. There was also 2 break-ins just recently where individuals’ room doors inside the apartments were broken into and a girl got injured, and Boardwalk has done absolutely nothing about it and in fact the said the “security system” is 25 years old and doesn’t worked unless asked resident asked for it to be replaced, even then all it does is make a small beep every time a door outside is opened. Many residents’ bikes are getting stolen, Girls are getting followed to their apartments within the complex. The only reason that the residents are even informed of all of these events is because of an group chat with us all in it Boardwalk has been neglecting to tell us anything about our safety and keeping everything from us and in addition not even taking any action to keep us safe. Also about 2 months ago all boardwalk’s power went out except the clubhouse Becuase they failed to pay their electricity company bill, and the power was out for all residents for the entire day even though they kept saying it would only be a couple hours, and they only updated Becuase so many residents kept asking about the situation, they then proceeded to atone for their mistakes by giving out some pizza at the clubhouse that night and didn’t compensate anyone for lost/spoiled food cost. They also will not give you furniture you are supposed to have or will take months to do so. Also shower heads are awful becuase of the water pressure the streams hurt your body and can leave bruises. And if you have food in the back of your fridge is will be frozen, and even water in the fridge will freeze over as well.
