Do NOT Live Here – Health & Safety Nightmare!!! If I could give The Quarter Apartments negative stars, I would. My daughter lives at The Quarter in Denton, operated under Denton Student Apartments and managed by B.HOM Student Living, and this has been one of the most frustrating and disappointing living experiences I have ever dealt with. As a mother, all I do is worry about my daughter’s health and safety—and this place has given me every reason to. They claim someone is always available in the office, but that has not been our experience. The office is often unavailable when you actually need help, and getting a response feels like chasing people who don’t want to be found. Ironically, the college students working in the office have been more helpful and responsive than the actual supervisors. Management has been extremely difficult to deal with. Based on our experience, do not expect meaningful help or follow-through when issues are raised. Concerns are acknowledged but rarely resolved. The conditions at this property are unacceptable. There have been ongoing pest issues, including roaches coming from inside the walls, which have been reported multiple times. Maintenance requests are marked “completed” without the work actually being done. My daughter’s toilet has backed up, and other residents in the same unit have experienced similar plumbing issues, pointing to a larger problem with the property itself. Safety is also a concern. There have been repeated instances of individuals going through dumpsters just a few doors down from her unit. This is not something that should be ignored at a student housing complex. Billing has been inconsistent and confusing, with charges changing and little to no clear explanation. For a company that expects timely rent payments, the lack of transparency is unacceptable. It is also concerning that the University of North Texas lists Denton Student Apartments on its website, given the ongoing issues with safety, maintenance, and management. At this point, it feels like this property is being run in a way that takes advantage of college students who are simply trying to focus on school. Basic standards of cleanliness, safety, maintenance, and communication are not being met. Do yourself a favor and think twice before signing a lease here—or at any property under Denton Student Apartments. Students deserve a safe place to live while they’re trying to build their future—this is not it. This place is absolutely disgusting. Pest everywhere, mold, the laundry room is FILTHY as well as even the outside. The water is always cold, can’t even take a hot shower. I would think twice about moving here, it’s a reason why they have 2.9 stars! The manager Amber doesn’t care, they think posting multiple giveaways is going to help. They never answer any emails/phones it’s stupid and ridiculous. Yeah the price may be on the lower side but it’s truly not worth the headache folks.

Do not rent from BHOM management! Do not rent from Denton Student Apartments! Just look at the reviews for the past few months or years. Denton Student Apartments have had 5 different management since 2021! How is that even possible! It's like they only come to get some cash and go! In the first 2 months, they try to do things, and they become horrible (Asset Living was good, and out of the sudden, they disappeared! They were here for only a few months). The only thing you can count on is that they will get your rent, even if you are on fire! But you will have tons of maintenance orders without fixes, emails without answers, system errors on their side, and you need to be responsible for their mistakes...! We didn't have AC in the summer, and they promised us daily concessions. We have the email and message, and the new management (BHOM) is simply saying we are not paying whatever previous management was promised. The funny part is that we have new management every few months. BHOM is one of the worst because at least some of them tried to be good in the beginning, but BHOM is unprofessional and puts some kids in the running here. All of them said we are here to stay, but kicked for whatever reason. Respect yourself and trust the reviews.

The Quarter has really improved on communication as it used to be very difficult contact the team outside of visiting in person. Email has improved. Phones are still impossible to reach. The new policy for eviction notices if rent is paid on the 4th a bit harsh in comparison to a late fee. Honestly that would be my biggest complaint. Wish the Quarter had visitors parking available. Price vs value is fair. Cabinet doors are missing at my residence since I moved in, two years later and still do not have them. Staff in the office are friendly. Management definitely works very hard. Appreciate all they do. Curious to see how they improve over the apartments over time. Email is the best way to reach the team outside of in person visits.

You could not pay me to live here. I have lived in numerous apartments and have never had such a horrible time. These are slums, all of their properties are the same. pros: You have 4 walls. cons: Just moving in was a mess, and it was delayed and I still had to pay for the week I could not access my unit. laundry room never works, or cleaned and covered in mold. unit was not cleaned despite being promissed a professional cleaner, guarenteed prior to moving in it was clean and move in ready. for months I was still told someone would clean it after moving in. Carpet had dozens of broken shars of glass and nails, fresh wet dog crap and urine saturating it. Place smells like something died. It seems like every week your maintenance orders disappear. paint everywhere. mold Shower did not work for a month, sink plumbing did not for a month i hope you like roaches no mailbox key for 8 months. Water preasure in shower is not usable, baths only. no guest parking. I was towed 3x with my car registered, and told they cannot help. you cant choose to have heat or ac on due to boiler system. No A/C for majority of time I've lived here (10 months) I paid my last months rent up front, I was told last month I do not pay base rent and have now been told I have to pay it. denied a window unit and told to "just open a window for fresh air". out of dozens of maintance request, tmk they came one twice in a year.
