Update. They have come out and fixed my AC and it’s working wonderfully. They still don’t answer their phone when you call and they also delete comments on their instagram account when you try to bring the problem to their attention that way. I’ve had nothing but issues with my AC since I moved in back in April. There is a huge leak every time I use it and when I put in a maintenance request the guy comes out and just vacuums the tray out and tells me it is condensation and it’s normal that every apartment does this. Then when I use my AC again it starts leaking again. 1.) It most definitely is not normal at all 2.) It is becoming a fire hazard because it’s starting to leak from a light fixture. 3.) The office never answers the phone and when you go into the office that is 5 blocks away they tell you to email so nothing ever gets resolved. 4.) They charge $1000+ for an efficiency apartment and half the amenities are not useful. The driers have been broke for going on 2 months now and still no word on when it will be fixed.

It was a good value at the beginning. But my last few months here have been problematic. First, their online payment application didn't work for the month of May and I gave them a money order for my rent on the 1st of May and now 31 days later they are still saying they don't have it so they've lost it and that really ticks me off. Secondly, the laundry room has been flooded for 3 weeks straight now. Thirdly, I am fighting a mouse problem. Have already killed two already seen many outside in the common areas. Bottom line, they are fairly comfortable and roomy apartments at a pretty good price in a nice location. But the apartment staff tends to have a hard time keeping things together and organized and they are hard to get a hold of. Maintenance is very slow and there is a rodent problem. They also don't keep the grounds up very well. Update: One lady in the office spent an afternoon personally looking for my payment and found it. I appreciated that.

Rats, mice, mold, no AC, roaches, fire hazards, package thieves, leaks and more. You won't be able to get maintenance for your apartment because nobody answers the phone for management. While living here my dog had killed 2 rats and a mouse died in my toilet. Every night you can hear the rats screeching and scurrying around, going to the bathroom, you can get jumpscared by a rat brushing past your leg while it runs somehwere to hide. Not only will you get rat noises, but also the sounds of traffic and people zooming around with their loud cars. We had no AC in the summer and had to buy own window unit. Had to live with a dirty puddle of water in the middle of the hallway because of the constant leak. The shower never worked unless we did a temporary fix ourselves, so we had a screwdriver in the bathroom to fix it every single time. If you care about your well being, Do NOT move here. This should not even be legal. They even had the audacity to raise the rent. As soon as we moved out, our mental health got better. As first time renters, we had no idea the amount of hell we endured until we got into a regular apartment for reference. This is not normal. They do not care about you. If the afterlife is real, then I hope the owners experience their own personal hell. They need to get what they deserve. Again, do NOT move here, please heed this warning.

Never sign with this apartment or an apartment that is managed by DSA (Denton Student Apartments) you will be making the worst mistake of your life. First of all this management oversees 12 different apartment complexes but they only have 1 office that has a total of 3 people. What exactly they do l'm not sure because they don't pick up any of your calls, instead you have to leave a message which they never get back to. If you want something done you have to go in person to their office and you might even have to hound them. If they struggle with overseeing this many places with this many tenants then they need either more offices and workers or to shut down some of these complexes. Now let me speak on my move in day. Absolutely dreadful, my door didn't even lock with the key they gave me so had to wait in the office for them to fix the lock. On top of that, there was mold in the bathtub and ceiling in the bathroom, the AC vent was dirty, the rooms smelled gross. And we didn't even have a fridge until we asked them for it. Only after some cleaning up the next day did it look at least a bit better. But my god, the vent was absolutely gross, I opened it up with my roommate and rat droppings fell onto the floor. That filter needs to be replaced as well because it's been there probably forever. I can't use the AC until that's clean because l don't want to ingest rat feces air into my lungs. And also for an apartment as horrible as this the price is way too much. Rent is 575$ a month for a place that isn't even well maintained. These people have no respect for the tenants that have to live here. There are students living here, that have no other choice because of a lack of transportation and this place is right by campus. They deserve a space that is well maintained and takes into consideration their health and well-being. But this is the condition of it. If you can, avoid this place, and for that matter any other property managed by DSA, they are incompetent!

New Update (Late April 2024): We have a serious mouse problem inside the central AC/Heating system, and it’s getting worse. We’ve sent a bunch of maintenance requests, but they either ignore them or mark them as “fixed” without actually doing anything. They just close the requests like magic while the real problems stay. Look at the photos, there’s mouse poop inside the AC vent! a lot of them!! This is after we already cleaned it and changed the filter about 3 weeks ago. It’s getting worse. Just so you know, we now have active cases open against them with HUD and the Texas Workforce Commission because of how bad things have gotten. ---- I wish I could rate it negatively. Interestingly, there was abysmal management, and somehow, an even worse one replaced it. I could pen a book about the issues. My renter's insurance has been charged for the third time, and I've been diligently sending emails and making calls. The document is on the website, yet they don't seem to bother checking it. I submitted a maintenance request, and while I'm at home, I received a message claiming that my issues had miraculously been fixed! Quite the miracle, isn't it? But in reality, nothing gets fixed; they simply delete the requests instead of resolving them. I'm just counting the days until I can escape this place. Please take a look at the comments for yourself, including those positive comments from the staff themselves (quite amusing, actually). It's not just poor management (if you can even call it that; it would run more smoothly without any management). It's about the stress you'll inevitably endure, so take the comments seriously. Edit: We have a new management that is even worse than the previous one!!! We are happy that our lease is about to end. We have mice in our central AC/Heating system!!!!!! And they are just ignoring maintenance requests to fix the issues (they don’t fix them and remove them! They hit a new low!). The funny thing is they send emails, put promotions and offers for lease, and post on Facebook for renewal promotions, but no one actually cares, and we have many empty units that no one applies for. Any neighbor I see is leaving. This will be my number one priority in the future, to check the comments and trust the comments.
