Parents & Students Beware – This Is Who You’re Renting From ⸻ If you are considering renting through Denton Student Apartments or any property managed by B.HOM Student Living, think twice. My experience has been incredibly frustrating, exhausting, and honestly concerning. As a parent, all I do is worry about my daughter’s health and safety—and this management company has given me every reason to. Communication is one of the biggest failures. Calls go unanswered, emails are ignored, and when someone finally responds, there is little to no follow-through. Issues are passed around, acknowledged, and then left unresolved. There is no accountability. They claim offices are staffed and available, yet that has not been our experience. We have personally encountered locked offices in the middle of the day with no one available to help. It should not be this difficult to get basic assistance from a company managing student housing. The conditions across the property have been unacceptable. Ongoing pest issues—including roaches coming from inside walls—have been reported multiple times. My daughter has even suffered from what appeared to be roach bites, and we had to throw away personal belongings, including a microwave, after finding roaches inside of it. Maintenance issues are not properly addressed. Requests are marked “completed” without the work actually being done, forcing repeated follow-ups with no resolution. Plumbing problems, including backups, have also occurred and appear to be part of a larger ongoing issue affecting multiple residents. Safety is another serious concern. There have been repeated instances of individuals going through dumpsters near the units, which should not be happening at a student housing community. Billing has been inconsistent and confusing, with charges changing and no clear explanation provided. For a company that expects prompt payment, the lack of transparency is unacceptable. At this point, it feels like this company operates in a way that relies on students not having the time or resources to continuously push back. That is incredibly disappointing when students and families are simply trying to secure safe, reliable housing while focusing on education. It is especially concerning that student-focused communities and organizations promote or associate with these properties, given the ongoing issues with safety, maintenance, and management. Do yourself a favor—look elsewhere. There are far better, more responsibly managed options in Denton. Students deserve safe, clean housing and management that actually shows up—this is not it

WHY I WON’T BE RENEWING! I don’t usually leave reviews, but I had to share my experience. I’ve been living here for almost two years. During my first year, before the new management took over, things were actually great. Other than not having regular pest control, the old staff were friendly, and maintenance requests were handled quickly. The price was also reasonable around $865 for a spacious one-bedroom, one-bath apartment. The only downsides: NO washer or dryer, NO Wi‑Fi amenities, and the concrete floors instead of tile or carpet. Everything changed when the new management took over around December 2025. Since then, it’s been AWFUL. The management and staff are extremely rude, unprofessional, and unhelpful. The manager doesn’t even try to resolve complaints, and they rarely communicate! No emails about office closures or schedule changes. Maintenance now takes forever, and pest control still hasn’t been addressed. There is always online portal issues and a $8 fee to pay rent online. On top of that, there’s no visitor parking, the rent has increased dramatically, and it’s just not worth the price anymore. I currently pay $1,050, plus $60 for Wi‑Fi and $30 for laundry, which is outrageous given the lack of service and amenities. I’ve visited other apartments in the same price range that offer much better service, amenities, and friendly management. Unfortunately, this current team manages multiple properties, and based on my experience, I wouldn’t recommend leasing from any of them. You can definitely find BETTER for the same cost. UPDATE APRIL 2026!!!: If you thought things at my apartment got better, unfortunately they didn’t. I have about four months left on my lease, and my AC has been broken for two weeks. Maintenance came into my unit, and this is important because it shows they have access, and discovered my entire AC system is down. After I called for updates, three maintenance workers stopped by but didn’t fix it. Instead, they installed a window unit in my living room. The problem is my bedroom doesn’t have a window, so the unit only cools the living room and leaves my bedroom extremely hot. I asked for a portable AC for my room, and they said they would come check it out, but no one ever showed up. They later claimed they couldn’t access my apartment because they don’t have a copy of my key, which makes no sense since they’ve entered before without any issues. The next day, I called again for an update, and Dylan, the marketing manager, said she couldn’t provide one and told me to submit another maintenance request. I did, and I again requested a portable AC. She later left me a voicemail asking when I would be home so maintenance could enter. I called back as soon as I heard it, but no one came that day either. When I followed up again, Dylan blamed me for the delay, saying she had tried reaching out multiple times, even though she only called once. I have emails and voicemails to prove it. She also said I needed to come into the office so they could get a copy of my key, even though they have accessed my apartment before and never mentioned this. The guy I talked to told me I needed to be home for them to enter (which is weird because they have entered before with no problem of me not being there). I even left my door unlocked to make things easier for them, which was very inconvenient for me. Dylan has been unhelpful and unprofessional throughout this entire process and is now trying to shift the blame instead of resolving the issue. I am currently working on finding out who the property manager is because this situation is unacceptable. If anyone wants to see proof, I have all the records. Dylan, if you are reading this, you should stick to marketing. There is nothing professional about how this has been handled, and refusing to provide your last name or contact information for someone above you is not acceptable. Residents shouldn't be doing your job.

DO NOT RENT HERE! I understand staff are mostly college students but they can never get back to you. Nor does the manager AMBER, she came by to “inspect” the property after a leak and never came back after telling her “assistant” what to get from home depot. It was all a stunt. I have had my sink OUT OF COMMISSION for FOUR MONTHS. THERES NASTY BLACK STUFF IN THE DISH WASHER. I NEED TO WASH DISHES IN THE BATHROOM SINK. Paying more somewhere else will save you hundreds. There are a lot of roaches, a lot of fruit flies. Sometimes you won’t even get sleep because of them. Getting code enforcement will NOT MAKE a difference in their incompetence. Overall horrible experience living here.
