Smith's Landing Apartments, blacksburg-va

I have lived at Smith's Landing for almost a year. The office administrative staff and the maintenance service crew are absolutely phenomenal. They are always so kind and responsive. There can't possibly be a better managed apartment complex anywhere in Blacksburg. I really appreciate what the team here does to keep my apartment in tip-top shape, and to ensure I never have a a worry about any admin or maintenance items. The friend who referred me here also had a wonderful time living here. I've had dreadful interactions with other apartment communities in Blacksburg that were poorly maintained and badly managed. Smith's Landing is in a league of it's own - absolutely top notch. I'd recommend Smith's Landing above any other Blacksburg apartment community.

The apartment itself is a great place to live — quiet, clean, and well-maintained. Unfortunately, the leasing office experience is one of the worst I’ve ever had. Any time I requested documents or asked questions related to procedures, responses were extremely slow or nonexistent. Emails would go unanswered for weeks, if they were answered at all. Interestingly, whenever it came to payments or anything that benefited the office financially, they responded immediately. However, for any tenant-related or personal requests that did not directly impact their profit, they simply ignored them. It feels very one-sided: fast responses when it’s their money, no response when it’s your concern. I would happily recommend the apartment itself, but the office staff seriously ruin the overall experience. Be prepared to follow up repeatedly and manage things on your own.

Apartment itself is very nice - updated and spacious. Maintenance always available to help and making sure the area is kept clean (especially when it snows). Lisa, Dale, and Vicki in the leasing office were always very respectful and helpful to tenants when needed. In particular, Lisa was always there to help in any way she could. The gym and quiet study space were both very useful throughout my 3 years of living there. Overall, I would recommend this apartment as a great place to live while at Virginia Tech.

My daughter lived in Smith's Landing last year. The office staff are wonderful. Always helpful and answering any questions my daughter (and even I) had. My daughter took advantage of the quiet study rooms and gym. It's close to campus and has well lit parking lots. If it wasn't for a change of living situation, I would have loved for her to have been there again this year.

Moved from Boston to Tech for my masters and I've have stayed here for the past 2 years and its been wonderful! Its very clean and safe area, the leasing office staff are so nice. Really loved the code doors (no keys) and security system features!
