Me and my roommate moved in two weeks ago. When we first moved in the apartment we were placed in was a dump. the carpet and walls were BLACK. there was mold growing everywhere. It looked as though they tried to fix it and then just painted over it so new tenants couldn’t tell. They didn’t even bother to clean the unit. The entire unit smelled of cat and dog pee. The furniture was completely scratched up. My room had a hole in the carpet, dust everywhere, toothpaste in the sink, the bathtub was brown. My roommates walls looked like someone rubbed dirt all over them and the carpet looked moldy. Her drawer was missing? Her bathtub was also covered in dirt. The vents had mold growing all over them and when we told someone about they proceeded to tell us that it was “just condensation” last time i checked that would be water and water creates mold? We ended up getting moved to a new unit but one that also came with more problems. Most recently my roommates ceiling started growing mold. We have called them 7 times and no one has come to fix the mold. It is out of hand how the managers act like they care then proceed to do nothing about the situation at hand. They take full advantage of college kids “not knowing anything” and let you live in unlivable situations. The only reason we got moved from our originally unit was because we found someone wandering the hallway and made them come look at the unit. Otherwise we would still be living there because the only answer the office could give us was “maintenance will come at some point”. We’ve placed multiple work orders for the issues we have now and nothing has been fixed. I understand people have lives but those people get to go home to a mold free bedroom and sleep peacefully. I read the reviews the night before we moved in and honestly wish i would’ve known before i signed my lease. It was very heartbreaking to know that i’m paying as much as i am for a unit to look like this and to be treated like this from the staff.

Proceed with caution! HARD NO!👎🏽🚫 College move in this past weekend. Absolutely horrible! 😨 Blatant disregard for parents 💶. Safety & sanitation issues galore! Nothing was prepared for them: smoke detectors chirping all iver the unit. We changed a few batteries and still couldn't find some other chirping sources.🤷🏾‍♀️, apartment common space and suites were filthy, unsanitary, facilities broken, AC registers spewing heavy black dust, along w/the intake in the hall, missing drawers & bottom shelves missing in the fridge. Broken blinds on the balcony door, All Ceiling fan blades nasty, thick layers of fust, 3rd floor outer main hall deplorable. Landfill Stinky trash smell, unable to take deep breaths. Previous inhabitants left a large unauthorized table in the common area. Mounted toilet paper holder broken, inner floors so filthy, the mop water kept returning black after 5 passes - used clorox & lysol! Finally gave up. Out light bulbs w/exotic fitting, unable to locate replacement at hardware store. Missing shower bar. Husband & son scrubbed & mopped the entire 3rd floor hallways because Tennants were tracking filth & stench into units. Some expressed gratitude for the service. See before & after. So disappointing. Very sad about this experience, and stuck in a lease. The model was nothing like this months ago. The pictures they have to view are fake, staged, AI or from many years ago. The fire extinguisher was sitting on the floor of the hall outside of the apartment. Bracket was broken off the wall! Husband mounted it back with his own tools & hardware. I don't know how BR allows them to stay in business. Parents are getting hustled and children are unsafe! Our child has serious allergies and her health and wellbeing are at risk in these conditions. 😢

This is the least accommodating place I have ever lived. Upon signing my lease, I was told that I could move in a week earlier than the move-in date to begin work at LSU. When the time came, I was told that it was no longer possible. It was almost as if they seemed to have forgotten about our agreement altogether. I now have similar problems trying to move out. Also, politely ask to see more of the living quarters and hallways than what you are shown during the tour. They might try and explain that their policy only allows you to see the units that are not actually representative of the complex at large. If this happens, you can easily take your own tour by entering at any one of the various broken entrance points. Simply walk up to the door, and violà! No key required. The complex is constantly covered in animal piss, trash, and empty alcohol containers, and at least once a week you will be stuck in an elevator with a pile of animal feces (as if awkward elevator rides weren't bad enough). Loud music, running in the hallways, barking dogs left outside on the balcony, and the smell of marijuana are also attributes of The Lark past 9 pm. If it’s a really wild night you might even find vomit outside your door, AND it might even stay there for two weeks! There is also not a single fire extinguisher in any of the buildings. All of the cases hanging on the walls where they should be are empty. Seriously, do yourself a favor and live anywhere else. The Armstrong is two blocks away and ¼ of the price, while The District Apartments are similar in price, 75% cleaner, and equally close to campus. The management team here really needs to focus on improving the actual standard of living its tenants endure rather than touting the free cereal and lazy river. Look at the pictures below if you'd like to see what an average day living here looks like. This is just on my way home from the grocery store.

My daughter lived here last year as a sophomore, and it was a horrible experience. Roaches in hallways, unsafe parking (my daughter witnessed her roommate get physically hit by someone and when she went to the front desk, they said they did not have cameras working), and foul smells. The lack of safety around the perimeter was the biggest concern, but the place is also incredibly shady. When she moved out, she and her roommates (who are very clean girls) were charged for miscellaneous fees such as a dirty microwave (when asked my daughter provided pictures of everything post move out and she was ghosted by the front desk rather than responding to the arbitrary and unsubstantiated fees). Please choose better for your children.

Went without AC for nearly three months, just got fixed right before the new lease starts for the next renter, conveniently. Had to get hotels for a majority of that time so that my dog didn’t overheat and die in the average 85 degree temps inside my house, and they surely won’t reimburse that or take it off the rent. Friendly office staff, but I had to call their corporate office to get anything done and still it took that long. Constant random alarms going off at 2-3am, super dirty, maintenance, however friendly the workers are, is incredibly slow and usually incompetent. Expensive for the value, amenities are very much over exaggerated on quality, gym really sucks. Rooms are small, rat and roach problem, in the walls not due to how I live in my unit at least. They’re quick to replace the locks for the doors to the pool for maintenance, but take months for everything else, weird. I honestly don’t know anyone who hasn’t gotten stuck at least twice in the elevators, which break constantly and are out for months at a time. Parking garage has no cameras, constant car break ins, many hit and runs. Seems really like they just don’t have their priorities in order. Don’t know who has a good experience here, it’s honestly probably all bots. Only positive is that it’s close to campus, kinda, but the traffic can be nuts even if you aren’t heading to campus, as the intersection right out front is a major turn for students coming from further down Burbank where there are far more student apartments, so you can expect to be stuck in, especially since they’ve blocked the roadway on the other side, so you’re forced out through the front. Riverside towing is constant and has towed my vehicles parked in my reserved spots, with stickers in them, and I was never reimbursed. Overall really bad, would recommend avoiding
