I’ve been living here for two months and wanted to share an honest review so that anyone looking to stay here is well informed before booking. Unfortunately, it hasn’t been the smoothest experience. Negatives: - When I moved in, the room was very poorly cleaned. I ended up cleaning everything myself. The kitchen and shower were in rough condition - one cupboard even had black mould inside. - The WiFi simply doesn’t work. It constantly drops out and is clearly not strong enough for the number of people using it. When tenants raise concerns, we’re just told to “take it up with the provider,” which isn’t helpful. - Laundry costs £4.20 per basic cycle - far too expensive. - The “gym” is really just a small fitness suite - dumbbells only go up to 10kg. - The parcel system is frustrating. There’s no reception, and neither delivery drivers nor students have access codes, so you basically have to be home to receive anything. - The windows open just an inch, making the room unbearably hot. A simple fix would be installing grates and letting the windows open properly. - The fire alarm goes off frequently, and there’s often no staff on-site to deal with it quickly. - The bins are always full, both recycling and general waste. Rubbish often ends up on the floor. It really needs more frequent collection and proper upkeep. - There’s no recycling for glass or compost, which feels ridiculous in 2025. - The blinds don’t actually cover the windows properly, sunlight floods in from the top and sides, making it impossible to sleep after a certain hour. - The mattress is extremely firm. - While the maintenance team are friendly, there seem to be constant inspections. These could easily have been done before tenants moved in. - Poor ventilation in corridors, always a foul smell on your way to the bedroom. Positives: - The room itself is a good size, with a large bathroom and plenty of storage. - Loads of plug sockets and a decent-sized bed. - Great location, close to campus, Portswood, and bus stops. TL;DR: This place is branded as luxury accommodation, but it’s really just a very basic student setup that needs major improvement, from facilities like the “gym” to essentials like WiFi, laundry costs, and cleanliness standards. There are better value for money accommodations in my opinion.

Accompany me for nearly a year, soon left some reluctant. Everything is great, it's close to the school and there's a bus stop just outside. My room had no infrastructure issues and worked well for a year. The fire alarms in other rooms are always very sensitive and sometimes they wake you up. The wireless network can go down suddenly or slow down, but it's better these days. Very quiet apartment, not many people, there is no queue for laundry.

Currently doing a PhD at UoS and I would not recommend staying here. Over the two years I have been here the price has increased, but the accommodation has gotten worse. It's over priced compared to other places, that offer much better services, and treatment of tenants. Fire alarms went on for upwards of 40 mins by the end of my time here. With no one on site this is how long it took for someone trained to come turn it off. If you're not in you can't collect your parcels until the student ambassadors hand them out. Not ideal when the ambassadors were mainly undergraduates who go home outside of term time - so you can't even get parcels delivered to your own home. Maintenance - only semi responsive between 9-5 weekdays. Any problems no matter how serious will not be dealt with out of hours. I once phoned the emergency number and was told they 'were unable to get in touch with anyone from maintenance. Wifi - although recently 'updated' it can clearly not handle the number of tenants. With it cutting out or being too slow to use during peak hours in term time. As for events there have been 3 or 4 in the 2 years I lived there. As for the room itself - microwave oven is very small, can't even fit in a pizza :'(. Also the blinds were an issue, they sit very far away from the window, many people had taped paper and bin bags to the window for privacy. Probably also the reason why the rooms get so hot in the summer! Overall it was the way I felt the tenants were treated that made me decide to end my tenancy. When issues were risen the people on the phone seemed very apologetic, but ultimately we were ignored.

Nice rooms and location but should be expected for the price. However management is very unresponsive and not visible. Additionaly the newly installed internet cuts out frequently making it a pain to play games or stream. Also there is little atmosphere which is a problem for all of these types of accommodation but more could be done to create a community. There are better private student rooms available in Southampton. I would recommend looking elsewhere for university accomodation. Edit, reply : It's disappointing that you don't know that I am a tenant currently living here but not surprising. Just today, May the 28th, the student ambassador for the courtyard sent you a message relaying the complaints that many of the tenants had about the internet cutting out frequently. When I moved in it took months to get my laundry card despite multiple messages and conformations that it would be delivered soon. The events have started in May, after I left the review and during the exam season and at the end of the year when people are not available. They would have been far better earlier so tenants could socialize and make connections from the beginning.
