Located in a rather unsafe alleyway. Small rooms, unreliable reception, unreliable maintenance (the buildings have no air extraction, including bathrooms!), barely any common spaces, and no kitchen/room cleaning service (unless they charge it to tenants). No kitchen equipment except for electrical appliances. Not enough drawers and closets for clothes (notice: it's a man writing this). Half of all ground floor rooms have no privacy. Room heating turns off automatically after a while, which makes it inconvenient in winter. Big kitchens, not fully occupied flats during 2023-2024, sufficient washing machines and dryers, and kind communication from staff (but they don't respond or commit to anything via email). Events with food are free, but sporadic, very small, and extremely badly organised (short notice and unreliable scheduling). All non-routine requests have to go through an app that doesn't work properly. They didn't inform applicants about a long, bothersome, and unnecessary scheduled construction work before they signed their tenancy agreements for 2023-2024. They only accept early package reception (before tenant's check-in) from their very expensive partners: UniKitOut. UCL's student residence advisers have no presence here at all. 20-30 minutes away from UCL's main campus. If I go missing after posting this, tell my parents it was them (hahan't).

Here are some stats: Unite Students provides homes to 68,000 students across 153 properties in 23 UK cities. 2024 revenue: £299 million; net income: £441 million. It’s honestly disgraceful how a company can generate that kind of revenue and show so little care for their occupants. They charge £21,600 per student per year and give you a stifling, window-sealed room with no AC in the middle of summer. It’s like living in a sauna — impossible to sleep, impossible to study. The kitchen? Same story. No ventilation, no air. They are literally failing to meet basic human needs. There is constant construciton all around so you wake up every day to loud banging, they do absolutely nothing to provide basic cleaning to shared spaces, nor do they provide basic amenities that you would need for a space to be functional and livable. As another reviewer said the kitchen and bathrooms are incredibly old and out of date. Absolutely insane they can charge such a fortune while providing so little. They prey on young students who often don’t have many other options — overcharging and underdelivering in every possible way. We’ve complained multiple times to reception and staff, and every single time we’re met with complete indifference. No action. No resolution. No care. Just “we’ll pass it along” and then... silence. Maybe a vague email months later saying “oh well, nothing we can do.” And if you think this is just a one-off, read the other reviews. The pattern is the same: cookie-cutter responses, zero accountability, and problems that never get fixed. This place is run by people who couldn’t care less about the wellbeing or comfort of the residents they exploit. It doesn't take much to look up how they've had recent lawsuits for lack of care and maintence. Check out the Guardian article.

A frustrating experience. While they were quick to respond to emails, it felt like none of my complaints ever reached the right people. I was constantly bounced from one department to another without any real help. With a construction site right outside the window, there was constant noise, blocked sunlight, and dust and debris would often end up in the room. Disgusting. And at £300 per week, it’s definitely not worth it. You can find much better options for the same price. I wouldn’t recommend this place unless these issues are addressed.

I seriously suggest reconsidering living here, it should be your last, last resort. The appliances (fridge, stove-tops), furniture (mattresses, curtains, etc) are outdated, there is water damage in the kitchen, mold in both the kitchen and rooms. Furthermore, construction is ongoing in the area and on the exterior of the building itself--including loud drilling noises constantly. There is scaffolding everywhere—the whole area is essentially a construction site. I am constantly wary of construction items falling on me when walking nearby. The parcel factory that is right outside part of the building causes noise late into the night, sometimes around 4am. You are offered absolutely no peace and quiet living here. Furthermore the building is poorly made, because it is possible to hear the upstairs neighbours walking around. One of the main pathways to access the building is dangerous, wherein numerous robberies have occurred. In spite of this all, Unite Students as a company, offers no discounts on price (even though the whole exterior of the building is being renovated the whole term), choosing to prey off students by charging them abhorrent prices. The staff in the building are kind and helpful in most situations considering that they cannot do much about the external circumstances of the building. My review would be zero stars if this were an option.
