DO NOT LIVE HERE! So, I moved into the ave early, meaning I was taking the room as is, which I was fine with. I was going to clean and paint the room myself. When I asked for the paint color, the people working there were unable to provide it and did not know what it was. They also never cleaned the common areas of the apartment, even after other roommates moved in. It was disgusting and gave a bad look from the start. When I moved in, I noticed how dirty the patio was. When brought up to the front office, they said, "Maintenance switches buildings to clean every week.” My patio has never been cleaned. It is covered in bird poop, insects, and cobwebs. It seems very unsanitary (you can see in the photo attached. Another instance I had was a random maintenance man in my room when I arrived home without my knowledge. After contacting the front office to ask why a man was in my room, they said, “We gave notice 30 minutes before”. I was not home and did not have my phone on me during this time. I was not able to tidy my room or put any valuables in a safe place. In the brief voicemail, the caller said, “We have someone coming to fix your shower.” I wasn't aware there was an issue with my shower, and I still don't know what was wrong. To "apologize” for having a man in a young girl's room without any knowledge, the manager said, “We will repaint the room for free.” This never happened, and I am still waiting for my room to get painted 8 months later. The dryer in my apartment also does not work very well. After multiple work orders, it still takes 3-4 cycles to fully dry a load. The complex would be very nice if it were actually kept up with and cleaned.

I've had a FANTASTIC experience living at the Ave. Living here is my first apartment living experience, and I have literally nothing bad to say. It's incredibly conveniently placed with the University nearby, as well as a Walmart and some restaurants even closer. My roommates were randomly assigned but they're absolute darlings! My room is a super big space with two closets and a bathroom, which is so much fun for someone that didn't have that kind of space before. I'm also especially impressed with the maintenance team working for the Ave!! Over winter break my shower's water pressure got severely reduced but two of the workers, Ronnie and Brady, got it fixed the same day I reported it. I've also seen them a few times just out and about, as well as repairing stuff for my roommates. The Ave has a VERY reliable maintenance team on hand!! Would HIGHLY recommend living here, it's great!!

I really love the apartment, and the maintenance has done a good job! What does disappoint me a bit though is that the pool seems generally pretty dirty, even during the warmer months, and the golf simulator has not been available since I moved in!

I typically do not spend time writing Google reviews. If I could rate this a negative 10 star that is what I would do. My daughter was excited to move into her first apartment with her friends. Upon arrival, the place was a mess. It was never cleaned, the carpet was old and disgusting (she was scared to walk on it without shoes). There were literally spiders hanging down from the ceiling. Just walking up the stairs to the apartment had tons of spiderwebs and spiders. The front door had dirt debris caked on it with webs and spiders. In addition, the ceiling of the stairwell was partly hanging down and the light was also hanging /almost failing due to a storm from SEVERAL months prior. The front door was not working properly. The entire apartment was missed for cleaning and inspection prior to move in. The barstools were broken, kitchen counter had burns on it, the edging of the island had been ripped off, when they shut kitchen cabinets, a fine debris of dust would fall on to the cook top. How are you supposed to cook when debris falls in the food. The back porch area had a gross bucket with something growing in it. None of the bathrooms were cleaned. My daughter's room had spiders hanging from the ceiling, and she had a hole in the ceiling. We had the manager and assistant manager walk it with us a few times. They both admitted that the cleaners missed this apartment. They also were confused as they said it was scheduled to have new carpet a week prior to move in. They apologized and said they would get the carpet replaced, the cleaners to do a deep clean, painter touch ups and pest control to spray the apartment. They provided the girls with keys to the model apartment to live there for a few days while everything was getting repaired, cleaned, etc. The girls tried to take a shower in the model apartment and the water smelled like literal sewage. Soooo.. for a few days, they would spend time in the model apartment, but have to take showers in the gross (being repaired/cleaned) apartment. This went on for several days. The barstools were never replaced. Spiders and webs continued to be a huge issue throughout the year. The stairs leading up to their front door had never ending webs and spiders. The girls would use the back patio door to enter the apartment due to the issue of having to walk through spiders and webs each day using the front stairs/front door. When I spoke to the managers at the beginning of the lease, I told them we better not get any charges for cleaning or anything that was already an issue. Fast forward to move out as the girls decided not to renew the lease. We received a bill for over $100 and the other girls had bills over $200. The sent black and white pictures of the "issues" which is perfect for them since you cannot really see anything in the pictures! This was all for cleaning bathrooms, kitchens, bedrooms, etc. My daughter and her roommates cleaned and had no stains on the new carpet at move out. How does a small bedroom cost $80 to clean and a small bathroom $50. I apologize for the rant. I am not paying 1 penny to a place that made my daughter's first apartment experience a living nightmare. Within a few days of move in, the girls documented all the issues on the portal as requested by management. I called Greystar and spoke with a person who was very rude and spoke over me. He said there were only 2 issues listed at move in with 2 pictures which is not accurate. There is no way for us to verify as we no longer have access to the Ave portal. So convenient for them. The rep ended up hanging up on me. If you decide to sign a lease with The Ave, make sure you document any issues in their portal. Also take screen shots of the submission and all the information as you will NOT have access to it after you move out. Also be aware that you will get charged no matter how well you clean. Make sure you take pictures of the cleaned apartment in case you decide to fight them on the bogus charges at the end of your lease. Terrible experience. Wayyyy too much time spent on this.
