I have lived here for about a year, and resigned for next year. There were some issues with maintenance at the beginning of move-in, but this seems to have improved a lot with the new manager. They usually come within a day or so, and do well around my dog. Overall, it’s pretty nice as long as you get an apartment you like. The office staff are also very nice, and plan really fun events! My favorite was the make your own bouquet. I hope that the improvements they’ve made recently also includes opening the pool back up!

🚨READ THIS BEFORE LEASING HERE🚨 (Victory at Burcham) If I could go back in time and live somewhere else in East Lansing, I would in a heartbeat. Right before our move in date in August, I got a call from Victory saying our apartment was still under renovation, pushing back our original date a week back. As I got to our apartment a week later with my roommate, we went to the office to get our keys, under the impression our unit was ready to go. As we walked into our unit we saw it was still under renovation, not even close to being done. Construction equipment everywhere, sawdust and trash spread throughout the unit, wires hanging out of the walls. No heads up from the company whatsoever telling us it still wasn’t ready, even walking into the office checking in and grabbing our keys, they had no idea until we went back in to complain. We also weren’t there only unit with this problem. Multiple people were in the office with us complaining of the same thing, including parents. While this was at Victory at Burcham, Victory at Abbot was worse. One of my friends lives there, said it was a worse situation than us, nothing was finished when people were trying to move in. Our unit was finished two days later. Keep in mind me and my roommate drove 6 hours, cars packed with everything, and we couldn’t fully move in until everything was finished. No transparency whatsoever, just walking into a dirty unfinished apartment. They ended up giving us our next month’s rent free, which was appreciated, but this shouldn’t have happened. On top of that whole situation, there have been multiple problems throughout the year (so far). We still had to put in a few maintenance requests throughout the first few weeks because they didn’t actually finish everything in our unit. The WiFi is terrible. I’ve had to call stellar broadband THREE different times to have them come out to fix our wifi. Our electricity kept shorting out, the maintenance people had to come in multiple times to fix the breakers, our electricity would just shut off randomly. Even though these units are “new” and don’t get me wrong they are pretty decent, the company is god awful. For how much you pay here as well, it’s not worth it at all. Their “apology” email about our unit not being ready meant nothing to me. If this many units weren’t ready when move in time came along, it shows how poorly this company is run, and how much they actually care about their residents. Don’t let the “Were under new management, were better now” sentence fool you. Don’t live here.

We’ve had ant problems for months now and I was told that an outside company comes twice a week to resolve the issue. It’s been two months and they haven’t done anything. They mark our maintenance request as complete yet no one will come to take care of it. The only way to get them to show the slightest amount of concern was to threaten them with a formal complaint, yet they came and did the least amount of work. It’s come to the point where I am going to fix of it myself because this apartment does not care about their residents wellbeing. I’m also very close to breaking my lease and file a complaint.

Excellent customer service. Jess and Alejandra in the leasing office are so friendly and easy to communicate with. They answered all of my questions and helped my daughter find the right fit for her at victory. Their pricing is very fair for East Lansing, the apartments are nice and the location is not far from campus or downtown. Thank you!

This is my second review, and unfortunately nothing has improved. I’ve lived here for five months, and I have never wanted to leave a place more than this one. For months, my wall has been leaking gallons of water into my room. Before I moved in, the unit clearly wasn’t cleaned—there were heavy dust buildups in the A/C and heater, and black mold was present in the shower upon move-in. My kitchen didn’t even have baseboards. When I requested they be installed, management placed loose blocks of wood on the floor without nailing or securing them. My closet door does not close properly, and multiple electrical outlets still do not work. When my shower drain broke, it was replaced but never sealed correctly. These are basic habitability issues, not cosmetic complaints. We were also told that paying more for an upgraded unit would include a washer and dryer, which we never received. As a result, doing laundry on-site costs around $5 per load, adding yet another unexpected and ongoing expense. What’s especially frustrating is that management clearly has the money to fix these problems, yet instead prioritizes gimmicky resident events like a “tater tot bar” or coffee bar while ignoring serious maintenance concerns. During an arctic blast, my heat went out multiple times in -15° weather, which is unacceptable and dangerous. Despite constant discounts and promotions, this place is not worth the price. I would genuinely rather live in the dorms. Seasonal maintenance is also severely lacking—leaves and snow are left unaddressed. Lastly, do not pay for parking. It’s $100 per month, no one checks permits, and parking spots are constantly taken with no enforcement. I strongly do not recommend living here.
