I do not recommend living at this property. I lived here for two years, and went through multiple property management changes, flooding, no hot water, and billing mistakes, as well as minimal understanding from the staff. In the summer of 2024, my building did not have hot water for a month, which is unsanitary and considered a maintenance emergency that should be resolved in 24 hours (it was not). During that same summer, the parking lot flooded to the point that the water was over the top of some cars, totaling most of them that were in the parking lot. The management did not do ANYTHING to truly compensate for the damage that was done, instead taking the cowardly route of pointing to predatory language in our leasing agreements. After that, we dealt with numerous floods, one of which got so close to our patio doors that we put everything above the floor and stayed elsewhere for the night. Any time it rained just a little, we would anxiously move our cars to the higher parking lot, hoping that there would be spots available (sometimes there weren't!). How is this acceptable for a property I pay thousands of dollars to live at? In addition, the property made mistakes with utility charges and charged us significantly more after the fact even though it was their error, acting like cutting down the charge by a small amount was some favor to us. They also do not offer prorated rent, pointing to, again, predatory language in the leasing agreement that the rent is not really rent, but rather "installments"--whatever that means. Upon discussing these issues with management, they have generally been unhelpful and confusing. As the residents are mostly college students, this and the financial burdens caused by this property are especially disappointing. In terms of positives, the new management has taken steps to make the parking lot supposedly less prone to flooding, as well as redoing the parking lot. The apartment itself was cozy with an updated kitchen, the buildings are near trails/nice outdoor spaces, and the staff held frequent resident events and giveaways. However, even with these positives, I don't know if it is worth the risk to live here--that is up to you.

I have lived in this complex since 2023. While my experience was manageable at first (aside from two major flooding incidents in 2024), conditions declined after new management took over in 2025. Since then, I have encountered repeated billing discrepancies, false violation notice, unresponsiveness during severe flooding issue in 2026 despite the updated pump, unaddressed maintenance requests, and limited responsiveness from management, all caused by the property manager Emilee Dodd. It is important to note that Emilee never provide a written/verbal apology for any of the mistake mangement made, but rather either ignore or act like it is her grace to give tenant a very small discount for her mistake. I provided multiple written notices regarding maintainance issues in my unit prior to a city inspection, but they were not resolved. The property subsequently failed inspection, after which I was required to relocate within one week to a significantly smaller unit. Although relocation compensation was eventually provided, it followed extended back-and-forth and legal consultation. The replacement unit was significantly smaller and did not include features I had previously been told by another staff Ashley to expect (no in-unit laundry). As a result of a sudden move from a larger to a smaller apartment, my belonging occupied two-third of the living space in the apartment making the place unlivable and excerbated my medical conditions. However, my repeated requests for storage unit have been completely ignored. Overall, my experience has been marked by communication challenges, unresolved concerns, and a level of disruption that made the situation difficult to manage. Prospective tenants may wish to carefully evaluate these factors before signing a lease.

An overall nice housing complex in Lansing. Fair prices and the rooms are nice for the price range. I like how clean everything is kept too even though there was slight problems with the plumbing, Dekin was a great help in repairing.

The quarters are so unprofessional. Anytime I need to talk with a manager they are somehow ALWAYS “in a meeting” and can’t answer the phone. I’ve had them speak down about me when my living arrangements from when I FIRST moved in were HORRIBLE! House was DISGUSTINGLY DIRTY. I was told “other ppl live here so we can’t clean it” NO ONE WAS LIVING THERE! Left my lights on from MAINTENANCE and was told it’s MY responsibility to turn the lights off and I needed PROOF they did it. I lived ALONE and worked 12-14 hour shifts I don’t even have ACCESS to the other rooms🤣🤣 STILL came out of money bc it wasn’t “a high enough increase” my bill was $30 and went to $130😵‍💫🤣 HIGHLY DO NOT RECOMMEND!!! If I could do 0 stars I would!

Recently went to an event at The Quarters and was so pleased with Damya Brown! She was so welcoming and informative while still encouraging me to have fun at the event. I learned so much about this property and the amenities. 10/10 experience!
