My wife and i Lived at the Kendall Park Apartments for a few years. it was owned by Preferred Living for a majority of the time we were there. After Coastal Ridge took over we and many of the other tenants noticed a lack of upkeep. less cleaning up around the property and inside the building. (the newer building has hotel style apts) of course no adjustment to rent but getting less overall. front end staff was ok, nothing over the top. usually gave the "we will look into it" generic response or the "sorry there's nothing we can do about that." The Maintenance staff was actually really cool, very prompt and helpful whenever they needed to get involved in something. We finally found a reasonable home in the crazy housing market but our lease wasn't up for a few more months. you can close on a house in 30-40 days but you need to give 60 days notice of leaving the apartment makes sense eh? and of course they're not willing to work with you at all. 2 months rent was charged to us. following the move out inspection we were told all is well the place was immaculate, then 2 weeks later we got another bill saying the carpet needed to be replaced. of course when we questioned it they blamed it on "pet stains" somehow we were charged for 3 years remaining on 5 years of life but the apartment was there for a year when we moved in and we lived there for 2 years. (we lived in another building when the new one was built) so you do the math. overall i would be wary if you see coastal ridge on the lease agreement anywhere, they don't get very good reviews and they're always begging for good google reviews when they do something simple and you thank them for it.

This is for their property Polo Run Apartments in Yardley, PA This is not an easy review to write because there are positives—nice property, good location, great maintenance staff, and friendly neighbors. Unfortunately, none of that makes up for how poorly this place is managed. Do yourself a favor and research Coastal Ridge Real Estate before moving in. Then read your lease carefully. Rent is considered late after the 3rd, and they hit you with a 10% late fee immediately. Rent also goes up at least $100 every renewal. In just over 2 years, there have been 4 property managers. The current one, Donte, is the worst—unresponsive, dismissive, and impossible to get straight answers from. Emails go ignored, and nothing gets resolved unless you push hard (or leave a bad review). I went through a difficult period with medical issues and the loss of my father. Management knew and showed zero compassion. Despite getting back on track and paying on time, I was blindsided with a non-renewal notice. Meanwhile, others with similar issues were not treated the same. It feels inconsistent at best, targeted at worst. Then, about four weeks later, they suddenly sent me a “renewal option”—but it came with extreme conditions. I was required to pay my balance in full upfront, and the addendum stated that if I was late even once, I could be forced to vacate immediately while waiving normal legal protections. It also included a clause restricting me from posting negative reviews or even speaking negatively about them. This wasn’t a good-faith renewal—it was coercive and completely one-sided. Maintenance issues (beyond the wonderful maintenance team here that had to be handled by the office) were also a mess—my bathtub took a full year to fix, and they even tried to charge me over $1,000 for a building-wide plumbing issue before backing off when I challenged it. Bottom line: the property looks nice, but management is disorganized, unresponsive, and at times predatory. Rent here at your own risk.

I moved out of Everly on the Loop in July 2024. They issued my $2,230 security deposit refund check, but I unfortunately wasn't able to deposit it before it expired. The funds were never deducted from their account. Since then, trying to get them to simply reissue the check has been an absolute nightmare. I cannot get in touch with literally anyone. I tried multiple methods, from submitting an inquiry on their website to sending a certified mail to their listed address, but no one has responded. The current management admits the funds are still with Coastal Ridge but they are simply ghosting me. If you rent here, be prepared for a complete lack of accountability and professional communication once your lease is over. They will gladly take your rent, but good luck getting your deposit back.

Coastal Ridge inaccurately reported 60 days of late rent payment on my lease when they previously managed the building where I now live. This has affected my credit and ability to apply for a new apartment, even though I have bank statements that prove I always paid the rent on time. I've tried numerous times to reach out to Coastal Ridge, but their phone number doesn't work if you don't know "your party's extension"--the robot voice just says GOODBYE--and the form on their website only works if you're reaching out about a property they *currently* manage. I've filled out this form anyway, selecting a property at random and then explaining my issue, and they will not get back to me. As many other reviews state, they clearly operate a fraudulent business that does not give one rip about the people they work with. They're out here scamming rental credit reports with fake information, and you can't even get a response when you try to contact them about it! I WILL BE TAKING LEGAL ACTION IF COASTAL RIDGE DOES NOT REACH OUT TO ME BY APRIL 25.

Probably the most predatory management company I have experienced. Immediately upon taking over from the previous management company, we were tacked with an additional $40 in fees that were not existent before. Past this, the community charge for the electric has increased substantially compared to same time last year. When asked if we could see the details of what we are paying for in our electric and community charges we were told it is proprietary information. We are not even allowed to see what it is we pay for. The management team are probably some of the most incompetent people I have met in my time on this earth.
