Please do not move here, we are stuck living here for another year with the consequences of THEIR negligence. I should have noticed the red flags when the office sent out the lease renewal back in late September, they offered me a renewal that would only see about a $15 increase per month for the 2026-2027. I said GREAT, its a neat spot and decently inexpensive, I think i see myself living here till I graduate. I sign and submit all my forms... just for them to reject THEIR OWN OFFER THEY SENT ME? and instead increase my rent by $50. Said whatever, its still an affordable place and signed the new forms. Oh man oh man, things fell off hard once December rolled around. Both our heat and AC broke around early to mid December, we put in the work order for that, they never properly addressed it and just handed us 2 small heaters. I come back to the apartment after the winter break and still see our heat hasn't been fixed and our heaters were taken back by the front office. Then we get the wonderful news of a freeze warning and snow hitting Clemson on January 25th, and here we were with no central heat nor the small heaters. This is an actual legal concern that we should have pursued. They finally addressed the heating issue by mid February by jerry rigging the destroyed unit outside. But then it immediately caused havoc by short circuiting itself and blasting full heat for 3 consecutive days, our apartment read 86 degrees for that entire time. Again this unit isn't properly addressed until early March when we learned the entire front office was cleared and new staff would be replacing them The greatest news was hearing a professional team would come look at our unit, I got to talk to the guy right before spring break, only to NEVER see him again. I kept asking the front office to do something about it and they instead installed one singular window AC unit in the living room. This isn't enough for the entire place and its still costing us the same electricity if not more. I again keep asking the front office for repairs but their only response was - Didn't you guys get a window unit? Now the property manager is stalling for time as he is "waiting for the repairmen to look at our unit for a price estimate" while the repairmen have been waiting for the funds to repair the unit. My roommates and I have wanted to get out of our lease but there is no way out other than to sublet, but absolutely nobody would sublet an apartment without working AC. This place has been miserable ever since we renewed our lease.

Wish I could give -stars, this place has been a nightmare for my daughter. The lack a help from management work order issues is absolutely ridiculous!!! It's been 3 MONTHS!!! Since an initial request for an AC to be fixed now she had mold!! She had been to dr for cough, chest infection and roommate had been Ill as well. No call backs from office to parents. And attempt to fix 3 months later is a paint job and new filter. Mold is still in ventilation system im sure... plus now AC is down again. I'm forced to hire my own company to come in and do mold testing to prove apartment is not safe for the girls to be living in. My daughter has had to live with someone else for the past couple months due to air quality and no AC. But has had to pay rent!!! Be Sure that I will have this resolved!! This is NOT acceptable. If management sees this AND finally would like to communicate with me then that would be great....because we are not letting this go...

I have such mixed emotions about this place. I will say that the head manager Stephanie is a super star, tries incredibly hard to make things work/improve with the ownership change. My unit is a two bedroom, and was the model, so I’d say it is of higher quality than the others. The landscaping is nice, the property has a unique feel/vibe, I have never felt unsafe, sense of community, and some things are nicely renovated. I lived here before the ownership change, and it used to be THE place for the absolute best price. This being said, I am not resigning, because in the last two years, my rent has increased 25%, while the quality has decreased that same amount. I think a lot of the problems people mention with the bills, and the renovations are behind this place. During the ownership change, and the renovations, it was unpleasant. The first thing you want to do is opt out of credit reporting, and get renters insurance because it is cheaper($25/m)! If you have a lease, remember to watch your bill. The office has seen major improvements, however, the gym equipment is past time to update and DO NOT depend on using the printer. It is nice that there are no parking requirements, and usually ample parking. It is also nice that the property is somewhat exclusive (minimal security threats) but it also comes with the downside of the hill, speed bumps, and trains (becomes normalized after awhile). In the event of snow, you may or may not be trapped inside of the complex due to the inability of your vehicle to make it up the hill. The property and the buildings are showing their age and there’s really nothing to be done about it. I have some bug problems; I feel since the ownership change, pest control has come less and less. This being said, there have been ups and downs as far as bugs, but this comes with the price tag and mostly all other apartment complexes in the area (get bait stations and don’t leave open food). The pivotal issue is the moisture problems and the bathroom. The windows do not lock out moisture, and the shower unit, as well as the toilet need a total renovation to prevent water damage and leaks. Furthermore, most units have problems in the utility room with water and piping. While I was away, the unit upstairs had a leak and water came down into my unit fortunately, there was no permanent damage that I can tell or see. Keep air flowing and use fans/dehumidifier as a preventative measure. The maintenance staff used to be above average and pleasant, however, recently, I have witnessed subpar repairs and decisions (thankfully I have not needed any in my unit). You will have to get creative with the lighting as there is no ceiling unit or ceiling fan in the bedrooms (I suggest using a lamp, there is a switch on the wall that controls a power power outlet). The general Internet coverage in Central is subpar; It is not exclusive to this place and I have consistently been able to have video conferences and do schoolwork (works best with laptop). One extremely negative experience I did have was during the ownership change with the marketing and billing. They marketed, in an attempt to re-sign residents, that they were going to renovate the units. They fulfilled all the promises except for new flooring. They did say they were replacing the flooring and this was a deciding factor in my decision to resign. The resigning process is a hassle, their software is terrible. You cannot stay signed in and have the same password for more than a couple weeks and then the system denies you access. They marketed an offer to me via email that they did not stand behind because I was returning resident. They have charged me fees that I should not have paid. Cassady should not represent The Den; I am unsure if she still works here. This was my home, and will always have a special place in my heart as my first apartment. Stephanie was my mom away from home🥹 and she cares; I predict better office and maintenance staffing in future as it is currently improving. Photos from move-in; kitchen countertops and cabinets have been upgraded.

There are some amazing staff that need a shout-out! Summer (the Leasing and Marketing Director) with TJ (the new CA) came to my rescue. My refrigerator went out and maintenance wasn't in. Summer and TJ went out of their way to personally make sure I had a working fridge same-day. They even brought one up an entire flight of stairs. I truly felt important to them and I want The Den to know they need to hold onto these amazing human beings!

The AC in my apartment was down since January, 2026 and has not been repaired as of today (March 26). I would like to document the timeline here, hoping that it will be resolved promptly, as the weather is getting hot: - In January, I was told that the AC needs new parts and that they were ordered. On January 22, Imani from the management team said that the parts were supposed to arrive on Jan 21, but were still in route. The parts have not arrived as of today (March 26). The apartment was without heating during the coldest weeks of winter. - In February, I was told that the management and maintenance team was fired. A new manager, Summer, was in charge. Had several back and forth with her about the AC, including one on February 23/24, when I emailed and told her that the temperature in the apartment is approaching 80 degree the previous week, and she promised to be in touch with the Corporate to check updates. Yet no one ever came to look at the AC throughout February. (That said, I think Summer is a very nice person.) - In March, Summer left her position. I had to explain the AC issue to a new management staff on March 6. Around March 9, a maintenance person came to look at the AC and decided (again) that it needs new parts. Was told that the parts will be ordered soon. They have not arrived as of today (March 26). - On March 17, the management staff suggested me to reach out to the management company about the AC directly. I emailed the company on March 17, and asked them to provide within 3 business days the scheduled repair or replacement date and whether there will be rent discount due to this issue. I also follow up on March 23. Have not heard back from them as of today (March 26). - Around March 17, a window AC was installed for one room, which is helpful. However, the window AC is old and noisy, which interrupts sleep. Due to heat and (recently) the AC noise, I have been very sleep deprived and as a result injured my foot while walking down stairs. - On March 25, I asked the management staff to confirm the order date and estimated delivery date of the AC parts. He could not provide an answer, but said it can take 1-2 months for the parts to arrive. I was told I will hear back from the company about this that day, which I did not. The staff also told me he is also a full-time student at Clemson, and this management job is his part-time job, and what he could do was limited. At this point, all I ask is to please provide the order date and delivery date for the AC parts, and in the interim, provide another (less noisy) window AC so both rooms in the apartment can be used. My experience living at the Den has been good, and I have been accommodating with the delays in maintenance due to several management changes in the past 4 years. However, living without AC is not something to be accommodated, as it is affecting productivity and health. It has been time consuming to manage this issue with all these back and forth. Please repair the AC soon.
