Villas On Guadalupe, austin-tx

I would rate it lower if I could, Villas on Guadalupe management is quite simply a laughingstock. They have utterly lost the respect of their tenants. The “locking” system, and I use that term loosely, that management deemed appropriate (affordable) is absolutely horrendous. Geokey is by far the worst app ever designed. Rather than using a fob system or even lock and key, Management decided to employ an app that requires at least a minute of loading in order to unlock your requested door (selected among the hundreds of other listed by name, some noted as *backup backup). In addition the explicit safety hazard that comes with having to wait for a minute while Geokey decides to unlock your door in the middle of downtown Austin, recently, Geokey has eliminated all but the garage entrances to be accessible due to malfunction and extreme management negligence. The included picture truly depicts the disgusting nature of Villas on Guadalupe, despite the hyper-edited photos its website wants to force down your throat. The “pool” has been out of commission for over two weeks without a sign of any intention of fixing. Hopefully this testimony can act as a cautionary tale to any poor soul considering on signing at Villas on Guad. That being said, the carpet in the bedrooms is quite a nice touch, the bill to have them professionally cleaned at the tenants expense, however, not so nice.

My son Kaius loves his one bedroom, fully furnished apartment with a balcony that overlooks the pool. We just signed another one year lease. It is a perfect location and walkable to UT campus for all his classes. Safe with the garage parking and easy access to local shopping and restaurants. Great place! Highly recommend.

This apartment complex is awesome! Very convenient to walk to classes. Very clean and kept up well. The Staff is amazing and VERY helpful. Brittany is and continues to be a rockstar and helps with anything you need! 10/10 I would recommend checking this place out if you’re at UT!

Staff, especially Ian, are awesome and genuinely care about you. Building is relatively old but units are in great condition and very spacious. Also there's a rly nice drink machine (coffee & hot choco) in the lobby

I genuinely despise living here. There’s pigeon shit everywhere. Their locks are through an app, and almost never work. The only pristine place here is their lobby, obviously. It’s $1400 for 2b2!!!!!! Just find 3 good friends and live at a high rise, I wish I did that instead. I only resigned because I don’t want my parents spending their time moving me out. Be wary. Plus the pool looks like it’s breeding e.coli
