TLDR: rodent infestation******** I’m staying here for the summer, and my experience has been subpar to say the least. I live on the first floor, and a few days before I moved in I learned that there was a $100 “convenience fee”. I would be fine with that if it weren’t for the awful smell of trash and wild animal in the hallway and the mice infestation in my unit. I will say the unit itself is nice and spacious. It is also clean, but I would attribute that to my roommates and the previous tenants not the property managers. As for the mice infestation, about two weeks ago I started hearing scratching and squealing noises. I assumed my upstairs neighbor had a pet of some kind. But after a few days I realized that the sound was too frequent and too close by to be in the unit above me. After googling it I figured that it was some kind of rodent in the vent. I told the front desk last Thursday (on my birthday) after the noises had disrupted my sleep for almost a week. A maintenance order was put in, I went away for the weekend and expected the issue to be handled (especially given the threat to hygiene and safety that rodent infestations present). This was not the case. I notified the front desk again a few days ago. They said the order had been put in and maintenance would come soon. The students up front are kind and I’m assuming that they’re doing all they can. But still, nothing has changed. The noise is still constant, and worse, when I walked into my room after work today, there was a horrid, nauseating smell, not too dissimilar from what I’ve been smelling in the hallway. I called what is listed on the resident portal as an “emergency help line” and got an AI robot. I have also put in another maintenance request order. My sleep and quality of life has been negatively affected for the last two weeks, and not a single person from building management has reached out. I truly cannot understand how a rodent infestation goes left unaddressed for nearly a week. I talked to one of the other tenants who said that this was a problem when she lived here. She has since graduated. On top of that, there are awful smells on multiple parts of the first floor and the popcorn roof near the elevator on the first floor of the parking garage is dripping chunky white goop onto the ground. I would hardly call this a luxury apartment and it’s deeply frustrating to be paying luxury rent with such subpar maintenance. I’m not one to leave reviews like this but it’s been nearly impossible to speak to anyone in charge, so I am resorting to this. I cannot recommend legacy on rio to anyone.

George is the maintenance supervisor at Legacy, after living here for over 2 years, I can definitively say that he is the best ever! In the past 2 weeks he has quickly fixed our broken drawer, fridge part, and our dryer! He even made a trip to Home Depot to make sure our dryer was fixed before the weekend. He is the best!!!

Management is so useless that it's crazy. We had a coffee machine for less than a week before it was down permanently. On the day it stopped working, I asked if they we're goning to fix it, and they said they were fixing it that day. It's been I think two months. The printer doesn't work. The one computer barely works. I had stuff stolen on their property and was told directly that they would not do anything about it, despite them having cameras everywhere. It's genuinely ridiculous watching the show they put on for parents. I expect the coffee machine to work starting then, but who knows.

Worst printer ever encountered. All the Mac PCs are gone except one, which is so slow (5–10 minutes per click) that I gave up using it. The printer has no paper. You can’t directly print from a laptop or phone. The coffee machine is always out of order. We still did not get the keys for the mailbox despite asking multiple times. The elevators take forever. Maintenance was called more than two weeks ago, and they still haven’t fixed anything. My roommates and I haven’t even started using the dishwasher because the old dishwasher filter hasn’t been changed and is dirty. They didn’t even clean the dryer duct from past residents and only did so after our dryer stopped drying clothes (fire hazard).

I never write google reviews but this felt warranted. I lived in Legacy for 3 out of 4 years of college, and I’m not sure I have anything good to say about it. Firstly, I had a severe black and yellow mold (yes, both!) problem in my bathroom. I reported it to maintenance when it began (my first couple months of living there), but I was told to keep the fan running and the mold would go away… (that’s not how mold works). You can’t even turn the fan on in my bathroom without keeping the light on. So, rack up my light bill to fix a mold problem that the apartment should deal with? For three years, I submitted multiple requests asking for this issue to be solved, receiving the same answer. Countless things of mine were ruined because of the mold. I couldn’t keep anything in my bathroom or in my cabinets because they would begin to grow mold if i left them in the bathroom for longer than a week. Even after keeping the A/C low, and my light/fan in my bathroom turned on, the mold persisted. In the fall of my third year at Legacy, the apartment sent someone to paint over the mold in my cabinets. This did not solve the mold growing in the ceiling, on the walls, or anywhere else. The mold grew back. There was mold in our kitchen as well, where humidity wasn’t as trapped. The entire 5 bedroom apartment smelled like mold. The mold was so bad I slept at my boyfriend’s apartment nearly every day because I was getting sick staying in Legacy. I essentially paid rent because I was stuck in the lease, not because that was my home. Second, management moved three men into my apartment without notifying me. I have only lived with women, and only intended to live with women, ESPECIALLY in a random roommate situation, so imagine my surprise when three men moved into my apartment without notice or warning from my apartment. They said it was because that was the only space they had to move them into, but I wasn’t allowed to exit my lease. Is that an excuse not to notify me, at the very least? Third, there is no “emergency maintenance” that you can call outside of office hours. I once was locked out of my bedroom, and made multiple calls to the office and the emergency maintenance line, leaving voicemails and asking for somebody to help me. After over 10 tries, I had to call a locksmith, who charged me nearly $500 to unlock my room. I never got a call back from the apartment about it. Fourth, the trash chutes become unbelievably full incredibly quickly; and if you live next to the trash room, like I did (not by choice — I wasn’t allowed to choose the unit I’d move into), you will get fruit flies that don’t go away for months, and your apartment will smell like garbage. The hallways leading to the trash room can fill up with trash bags from people who do not want to go out to the back door to throw their trash away. I’ve had to step over trash to get to my apartment a few times. Fifth, the apartment is not built well. My bedroom door and bathroom door have fallen off their hinges multiple times. The fire alarm goes off any time you open the oven. The water heater will leak and the water will seep through the fake wood in the floor, soaking your socks. Also, the back door has been broken for a while (doesn’t sense the key fob), key fobs often stop working, and one elevator is usually broken. The front door also doesn’t require a key fob to get in after hours because, you guessed it, that’s broken, too. Sure, this apartment is a good price for what it is — student housing in West Campus, a place that has insanely low standards for how students should be living. But paying over $1000 for problems like these is unethical and I feel bad for anyone moving into this building in this coming year.
