I thought living here would be the best thing ever. This is a Very appealing complex with a lot of potential. Unfortunately I moved in last year around November on the two month free promotion. It was said to me that billing for utilities were to be paid for on a flat fee off $100 which was added to my rent.The first two months of “Free rent” I was still told that I had to pay the $100 regardless of rent was free or not. About 4 months into my lease I realized I was being charged for water sewer and trash on Top of the $100 I was told these specific utilities were for. When I asked why was I still being charged this $100 fee that they now said was a month to month fee. No one had an answer.. per the lease in section 13 you are not supposed to be charged this fee unless you finished out a prior lease agreement and have not renewed. They were still charging me for it. Not only is their negligence in accounting. Maintenance and pest control has also been an issue. My place at the time flooded 10 times from the month of November to mid February. This flooding was due to sewage back up from the community. So just imagine doing a twelve hour shift coming home smelling human waist on the lower level of your home. Not cool! This happened for months and when I asked to be let out of my lease I was told I had to pay over $2500 just to break the lease. I literally lived there for 4 months without furniture because of the sewage unexpectedly backing up. Please whatever you do don’t rent from here. They will not fix anything and they do not spray for pests at all! Please save yourself the trouble because these units are over priced…. Have potential but at the moment not worth it. I really had high hopes for this community but just like a lot of Atlanta properties. They try and find ways to sc you and make it seem like you signed up for it all along! DONT STOP KEEP LOOKING!!

For starters Finding parking or maintaining a parking space is a nightmare especially in front of building location 2018 because there is multiple families living on top of each other in one housing unit and some units May contain up to three families with multiple Vehicle drivers so parking space is inadequate and insufficient on top of that I personally experienced a situations today where a group of individuals from multiple family Gathering of a party or birthday of some sort of Celebration decided to set up a huge possibly 12x30 gazebo tent for a fiesta blocking multiple parking spaces that was adjacent to a access aisles to the front entrance which they also blocked with a huge table in front of apartment building #2018 a formal complaint was made to to the city of chamblee's non-emergency phone number spoke with a dispatcher and they dispatched in officer and I was later informed by non-emergency dispatch that a law enforcement personnel arrived on scene and a individual that was hosting the party that had the obstruction blocking the access aisle said they had a permit from the management of the apartment complex which the officers might not be aware that this action is illegal and unlawful on state and federal level as well as local codes title 30 also which is a violation of Georgia compliance with state and federal law governing FHA and Ada code which would be O.C.GA 40-6-226 I informed the dispatcher that I would be making a complaint with city of Chamblee code enforcement cuz I have taken pictures Illegal Obstruction: Under Georgia Code § 40-6-226, blocking an entrance/exit ramp or access aisle for disabled parking is prohibited. No "Permission" Possible: Because these areas are mandated by federal disability access laws and state fire/safety codes, property managers cannot grant legal permission to block them Me knowing this information which made it very strange for the officer that arrived on the scene to dismiss the situation because the said individual show them a permit from the apartment complex's Management Group I'm going to escalate this with the city of Chamblee and federal Ada and FHA

Don’t move here. Majority of the buildings are infested with rats and they have an open case with the code enforcement for not dealing with the matter.

I have lived in this complex for several years and love the convenience of being so close to so many great areas of Atlanta. Family oriented and safe Villa De Los Colinas Four is a nice and affordable place to live! The staff (Sebastian and Yhoselym) are amazing and are always willing to take care of any request that I have quickly.

I've been a resident for about 6 months and I love living in this complex. I haven't had any issues while living here. The leasing agents are very helpful if you have any questions or concerns. Jessie always has the best attitude every time I see him. If you need anything, he will be there to help you. If you don’t have a car, there is a bus stop right in front of the complex and there is a bus every 15 min. Overall, the complex is clean, quiet and safe. I would highly recommend friends to move here!
