About this property

Griffon Studios

Griffon Studios London – GradPad Student Accommodation

Postgraduate life looks very different from the first year. Your day might begin with a lecture, continue in a laboratory or research centre, disappear into hours of dissertation work, and finish with emails that still need replying before bed. After a while, the accommodation itself becomes part of that routine. As a well-designed student accommodation London option, having a quiet evening, a reliable workspace, and a place you don't have to share every day with six other people becomes much more valuable.

That's exactly where Griffon Studios London fits in. Built exclusively for postgraduate and mature students, the property focuses on independent studio living instead of traditional shared halls. Every resident has a private kitchen, en-suite bathroom and dedicated study space, creating an environment that matches the pace of postgraduate study while still offering shared facilities whenever you feel like stepping outside your room.

Griffon Studios Address & Location

Address: Winstanley Road, London SW11 2DL, United Kingdom

The postcode tells only part of the story.

A typical week here rarely stays inside one neighbourhood. Lectures might be across London, meetings happen at different campuses and weekends often end somewhere completely different from where they began.

Clapham Junction Station, only a short walk away, makes that routine much easier. Direct rail connections reach Victoria, Waterloo and several university districts without needing multiple changes, which saves time when your schedule changes throughout the week.

Around the property you'll also find everyday places that quietly become part of your routine:

  • Independent cafés

  • Local supermarkets

  • Battersea Park

  • Restaurants and takeaways

  • Pharmacies

  • Bus routes across South West London

The transport connections and quieter neighbourhood appeal to postgraduates who spend as much time travelling across London as they do on campus.

Why Choose Griffon Studios London?

Postgraduate accommodation usually comes with different priorities than undergraduate halls.

A dissertation, research project or placement often means spending long hours working independently, so having your own space becomes much more practical than sharing every part of the day with several flatmates.

That's why Griffon Studios London consists entirely of self-contained studios. Every apartment includes a private bathroom, kitchenette, study desk, wardrobe and storage, so your day isn't shaped around shared kitchens or communal bathrooms.

What's Included in Your Rent?

Keeping monthly costs predictable makes budgeting much easier, especially if you're studying for more than one academic year.

Your weekly rent includes:

  • Electricity

  • Water

  • Heating

  • High-speed Wi-Fi

There are no separate utility accounts to arrange after you move in.

Facilities Around the Building

You'll probably spend most of your time inside your own studio, but it's useful to have shared spaces available when you want a change of surroundings.

Facility Practical Use
Gym Exercise without paying for a separate membership
Courtyard Reading outdoors or taking a break from your desk
Snooker Table Spending time with other residents
Laundry Room Washing clothes on site
24-hour Reception Parcel collection and day-to-day assistance

Safety & Support

Feature Available
CCTV Yes
Secure Entry Yes
On-site Team Yes
24-hour Reception Yes

A lot of residents mention the quieter atmosphere inside the building. Since the accommodation is reserved for postgraduate and mature students, it tends to suit people who value privacy, independent routines and somewhere comfortable to return to after a full day across London.

Universities Near Griffon Studios London

One of the realities of studying in London is that your university isn't always in the same neighbourhood as your accommodation. Most postgraduate students travel between campuses, libraries, research centres and placements throughout the week, so reliable transport quickly becomes more valuable than simply living beside one building.

With Clapham Junction only a short walk away, Griffon Studios London offers direct rail connections to several parts of the capital, making daily travel much easier.

Nearby Universities & Colleges

Institution Approximate Distance
Westminster Kingsway College – Victoria Centre 4.38 miles
Westminster Kingsway College – Soho Centre 5.09 miles
Westminster Kingsway College – Regent's Park Centre 6.30 miles
Westminster Kingsway College – Main Campus 6.38 miles
Heriot-Watt University – London Campus 5.17 miles
York St John University – London Campus 6.21 miles

Because London has one of the UK's largest public transport networks, many residents choose accommodation based on transport connections instead of postcode alone. Quick access to Clapham Junction makes travelling to different university campuses across the city much easier.

Everyday Places Near Griffon Studios

Once lectures begin, you'll probably end up using the same places every week. Grocery shopping, grabbing coffee before class or picking somewhere for dinner with friends quickly becomes part of the routine.

Grocery Store: Running out of everyday essentials doesn't mean travelling across London.

St James Supermarket is a convenient stop for groceries, snacks and household basics during the week.

Cafés: If you want a change from studying in your room, there are several cafés nearby where you can sit for an hour with a coffee or meet classmates.

Some nearby favourites include:

  • District – Nine Elms

  • Cafe Tamra

  • 166 CafeBar

  • The Coffee Studio – Battersea

  • Annapurna Café

Restaurants: The area has plenty of places to eat when cooking isn't on the agenda.

Nearby options include:

  • Indian Moment

  • Pad Thai Story

  • Tortilla Clapham

  • Cafe Ole

  • Sushi Express Battersea

Parks & Green Spaces

Sometimes a short walk is enough to clear your head after a long day on campus.

Nearby green spaces include:

  • Normand Park

  • Battersea Park, which is also within easy reach for longer walks or a weekend break from the city.

Fitness: If working out is already part of your routine, ONE LDN is one of the nearest gyms to Griffon Studios.

Healthcare: St Mary's Hospital is one of the closest major hospitals, which is useful to know if you ever need medical care during your stay.

Shopping: For shopping beyond everyday essentials, One New Change is an easy option for high street stores, restaurants and cafés.

Libraries: The Imperial College London Library is a useful place to study if you need a quieter environment outside your accommodation.

Local Pub: If you're meeting friends after lectures, The Anglesea Arms is one of the well-known pubs nearby.

Who Should Choose Griffon Studios London?

This accommodation isn't aimed at every university student—and that's exactly its appeal.

Griffon Studios London has been created exclusively for postgraduate and mature students, making it a better fit for people whose daily routine revolves around research, dissertations, placements or full-time study.

It could be the right choice if you:

  • Want a private studio with your own kitchen and bathroom.

  • Expect to spend long hours studying and appreciate a quieter building.

  • Need straightforward transport across different parts of London.

  • Prefer one weekly payment that already includes utilities and high-speed Wi-Fi.

  • Value a postgraduate-only community with residents at a similar stage of study.

Many residents appreciate having their own space after a busy day on campus while still having shared facilities available whenever they want a change of environment.

Every postgraduate ends up valuing different things once the semester settles in. For one person it's the commute, for another it's having a quiet studio after a full day on campus. Looking beyond the photos and checking travel times, room layouts and what's included in the rent usually gives a far clearer picture of which accommodation will suit you over the course of the academic year.

In my five years of renting experience, Grinffon has by far been the worst place I’ve ever lived. Unless you’re happy to pay for stress and frustration, there’s absolutely no reason to stay here. 1. My room had no electricity for three weeks and I received no compensation at all. Although they gave me a temporary room, it was full of problems (bugs, broken curtains, broken sink – all reported). Before anything was fixed, they demanded that I move back while I was away, but the room was still not repaired. Then they asked me to move again. This showed zero consideration for residents. In the end, I couldn’t stand it anymore and stayed at a friend’s place – yet they didn’t refund me a single penny of rent for those three weeks. 2. The service is appalling. To be fair, there are a few staff members who are great, and I sincerely thank them. But the bad staff is enough to ruin your whole day. She seems to have perfected the art of avoiding “please” and “thank you” and always find reasons to blame you (for what exactly?). She once scolded me for picking up a parcel “too late,” even though the rental terms say nothing about time limits – in fact, I picked it up the same day it arrived and still got blamed. When my key card stopped working, the issue was eventually resolved, but at the time I went to the desk, the staff member openly complained about me to a colleague right in front of me. This was extremely rude and unprofessional. After I submitted a complaint, the manager told me that “the lady was just very tired.” Hello? I’m a paying tenant – you’re being paid to work here. I’m not asking for luxury service, but basic politeness should be a minimum. That said, there were a few positives. When everything was functioning properly, my original room had decent storage space and a thoughtful layout. The social environment made it easy to meet new people, and the location is undeniably convenient — easy to go to Waterloo and Victoria stations, and surrounded by supermarkets of all levels. I’ve already moved out, and whether these issues have been fixed no longer matters to me. But if you truly care about feedback, you should be the one to reach out – not me chasing you.

Is very well connected to main hot spots in London, Clapham Junction station is just two minutes walking. The rooms are convenient and practical for students that are more likely to spent most of their time at uni or outside. Cidalia is always kind and willing to help and provide instructions to sort out any issue. Overall good! Perhaps the common facilities could have more attention and maintenance

Overall living experience is good, close to train station and bus stop, has direct bus to imperial south Kensington. It has several large supermarkets around so very convenient for grocery and shopping. Recommend to live in higher floors otherwise the trains’ noise will be a bit large. But sometimes it take too long for staff to come to inspect and repair reported room issue.

Worst place I've lived at in my 4 years of renting: 1. Cockroaches: I naively thought before moving here that there were no cockroaches in the UK. Apparently, the entire UK cockroach population lives in Griffon Studios. I have seen them in communal areas (hallways, stairways) and also my room and neighbours' rooms. Management also take a very non-urgent, apathetic approach to sorting it, with pest control being very infrequent and only after continually asking them for it. 2. Broken door: My door batteries stopped working every fortnight since moving here, meaning I have to leave my room unlocked for extended periods of time. Don't let them fool you by saying they have installed a new system, it's still faulty. It might be slightly better if management took an urgent approach to getting it fixed, but on multiple occasions when I have reported it to the front desk, they have stared at me blankly at told me to leave room unlocked until a maintenance man comes round (they don't specify when he will come). 3. Bad management / rude staff: From my 2 previous complaints, I'm sure you can see a theme. The existing issues are made worse my management's apathetic approach to solving them. Staff are often rude when bringing issues to them. This attitude filters through into most areas of the building: faulty lifts, broken gym equipment, broken furnishings in room when moving in, people entering your room with no prior warning from mgmt. Even though it may seem like good value, it is not when you factor in the stress and headaches that are caused by living here. Please, just don't live here.

Avoid this accommodation if you value your money. I left my room in perfect, clean condition, which was confirmed by the management. However, management still withholds my security deposit for over three months. Despite sending many many emails, I have received virtually no response, demonstrating extreme professional negligence. This management shows a complete disregard for tenants' financial security. Choose an accommodation provider with responsible management.
