Birch plaza is an older apartment complex. A LOT of repairs NEED to be done. Half of the washers and dryers don’t work, no air conditioning in any of the apartments, bathroom fans are extremely loud, hot tub hasn’t worked in years, but finally started workingBut for some reason, I’ve grown to like this place. The amazing Roommates I’ve had make it a lot better to live in. The managers are nice, but not proactive. Birch Plaza are partners with other apartments, so we share a lot of amenities which is nice!

Of all the money-grubbing backstabbing predatory businesses in Rexburg, this disgusting waste of oxygen is the absolute worst. They constantly bombarded me with surprise fees while I lived there, continued to do so LONG after I left, and are currently trying to charge me over $300 for a $12 cleaning fee that they never notified me of until just recently, and that happened months after I left. Do not trust these freaks with anything, they suck at communication and are determined to make it your problem. In case it wasn't clear, I absolutely hate them, and you will too if you make the mistake of living there. Do not sign up with them, no matter how tempting the contract may be. There will be other opportunities, there will be better chances, it is not worth going into debt over. And honestly, BYUI should remove their approved status, because they are absolutely intentionally preying on students who OBVIOUSLY do not have much life experience and are thus easy targets for corrupt business practices. This is the lowest review I have ever given, and they have earned far worse.

I really don’t mind living here, but something to know is that the Women’s Premium building isn’t really better than the standard men’s building, the 3rd floor of which was for women last semester. The premium is slightly larger in sq feet I think, I get my own desk now, and one of the bathrooms is extra large, but those are tiny conveniences, and I’m having a lot of problems with this apartment that I didn’t have in the standard ones last semester. Like there’s holes in my blinds (1st floor btw), my bedroom door gets stuck when it’s closing, and I’m pretty sure we have a leak in my room as well which has left a wet spot in the carpet. Also I’m pretty sure there are bits of mold on the ceiling, and the amount of storage space is very minimal. Most of these are small annoyances but I mostly can’t believe I was charged more for this, even if it was just a little extra lol

Our experience with management in this facility over the last year has been terrible. They seem to be very selective about who and how they help and which surveys responses they respond to. Last semester we decided to let it go, but the difficulties continue. Despite multiple requests for rooming assignments and their initial announcement of the date they would finalize assignments, they insist that it is not possible to make any changes as assignments were finalized weeks ago. Switching room assignments and accommodating their tenants should not be so difficult. If it is too hard to make changes more than a month before the beginning of the next semester, and more than a week before the stated final date, maybe management needs an upgrade of employees or the tools they have to work with. They assigned one of our friends with a severe animal allergy to a room with a service animal, despite repeated contacts from her telling them she could not live in that situation. It took several attempts before they finally agreed to make a change to her assignment. They make it sound like it is so difficult that it is virtually impossible to do and that they don’t have the ability to do it. If they don’t have the ability, perhaps the owners could find someone who does has the ability, the flexibility and the best interest of the tenants at heart. The difficulties in working with management make the few dollars you save in rent costs a moot point.

Theres a fireplace, a grill, a hottub, plenty of storage closets, a study room, a music room, two gyms. The houses are the perfect size and the heating system is better than mine back at my parents home. I would for sure recommend
